About this property

Luxurious family farmhouse in secluded 40 acre estate with magnificent views.

Ripertoli is a 1000-year-old farmhouse 20 km south of Florence, in its own secluded 40-acre-estate, with magnificent views of the Tuscan countryside. It sleeps up to 17 comfortably, in a main house and 2 close-by cottages. We only let the property as one unit to a single client at a time; the main house can be rented on its own, and either or both capanne can always be added on later if required. There are 8 double bedrooms, each with its own ensuite bathroom, a lovely large pool with a heat pump for early and late season swimming and an electric cover for child safety, and over an acre of well-irrigated garden. The property is furnished and maintained to a very high standard, and is fully air-conditioned.

We have over 30 5-star reviews from Ripertoli clients over the last 7 years - prior to that our guests wrote charming messages ion our traditional paper Visitors Book at the property - but were new to HomeAway in 2014 so all our earlier reviews are dated January 2015 in the section 'Guest Reviews'. We think genuine reviews are the best way of demonstrating how wonderful staying at Ripertoli is.

Marisa has been our housekeeper for 30 years, helped by her family who also maintain the garden and pool. An outstanding local cook is available if required. The charming towns of Greve-in-Chianti and Panzano are both within a 10-minute drive.

Ripertoli is a family home which we have improved and developed since acquiring it in 1988. We take great pleasure in ensuring that its comfort and facilities are at the highest level, and are rewarded by many of our guests coming either by personal recommendation or on a return visit. One English family made its eleventh visit in July 2024.

Ripertoli a Tuscany adventure you dream about

The property was exactly as pictured and described on the Ripertoli website. We loved everything about it. The pool was lovely and the outside tables in both the loggia and the terrace was where we spent the majority of our time. The owner and Marisa and family were there for us whenever we had a question. Marisa is a treasure as are all of those family members who take such good care of the property. The only suggestion would be to have directions on the laundry facilities in English as the washers and dryers are difficult to operate without. The view....Marisa's cooking....the home itself...everything was perfect. Nigel, you are a perfect gentleman and I enjoyed our email conversations. We will love to return some day. Susan and Ken

This place is magical. Stunning in every way.

This is the most incredibly lovely place. The owners have gone to great trouble to make it a fabulous place for people to stay. And they couldn’t have done a better job. Stunning views of Tuscan countryside. Great pool. And the finest food wines and places to visit are old around. Can not recommend enough.

A piece of Tuscan heaven

This holiday was a birthday celebration with family members of all ages. The accommodation surpassed all our expectations - not only a family home with personal touches - but also having modern bathrooms and facilities. The surroundings and views were typically unspoilt Tuscan scenery - all viewed from a wonderful terrace at the rear of the property. The gardens, with tubs of geraniums, and the olive groves below, all contributed to the idyllic surroundings. We spent most of our time by the swimming pool, beautifully kept clean - complete with loungers and loggia for shade. Marisa, the Housekeeper, was a delight and provided us with typical Tuscan home cooked meals when needed. I cannot find fault with any part of our holiday, only the fact that it was too short and we will certainly return again in the future. I must also stress the importance of the excellent communication and help from Nigel Tully, whose in depth knowledge of the area, was invaluable.

Even better than we ever imagined!

Ripertoli ticks every box you could ever imagine and is the perfect property for a large gathering. It is set in the most glorious and peaceful countryside, with immaculately tended grounds and large pool. The house has been sensitively restored and has such a welcoming and lived in feel about it. Marisa, the caretaker/cook is a treasure, as well as being a superb cook. Nothing appears to be too much trouble for Nigel. In short, book it now and preferably for a fortnight!

Ripertoli is a warm and welcoming home, with modern facilities and a wonderful atmosphere. It has been brilliantly converted, so that each room has its special charm. It has an amazing array of books and CDs. There is an excellent swimming pool with spectacular views over the Chianti Hills, and a great barbecue area. It has wonderful walks all round, through the woods, among the olive groves and over the hills. The local town of Greve is a delight - full of local produce and interesting shops. And the surrounding area is full of interest. I look forward eagerly to returning!

A wonderful secluded private home in Chianti hills

We have stayed at Ripertoli many times , summer, autumn and winter and each season brings new joy. The property is totally secluded and only ever rented to one group. In the summer there is dining outside with magnificent views over the olive groves and hillsides;the pool is large and spotlessly clean and in the winter the huge wood burning fireplace welcomes you. Always there is the wonderful Marisa to help with everything and cook for you if you wish. The property is clearly a family home - it has everything you would want, from a vast library of books to a clavinova for the musical ( the owner is a musician). Each bedroom has its own en suite bathroom, the kitchen is very well equipped and the out side areas beautifully maintained. The owners have made sure that your stay is easy with a comprehensive book of instructions, but should anything go wrong, or you have any questions they are immediately available on the phone. from the UK. We have often stayed with a mixture of adults and teenagers - they can live as separate a life as they choose in the capanne, keeping to their own timetable and making as much noise as they like without disturbing the older folk! This is a splendid relaxing place to stay any time of the year and although Florence and Sienna are near it is always difficult to drag oneself away from the peaceful beauty of Ripertoli. In summary, a wonderful family home that we feel privileged to have been allowed to share.

Since leaving University I have been a businessman by day and a rock/jazz musician by night. I worked for the computer giant IBM for over 30 years in a variety of senior positions, while simultaneously running my own band The Dark Blues, often playing over 100 gigs a year. I was Chairman of NYJO (the National Youth Jazz Orchestra) for 14 years until 2023 - unpaid but very rewarding in other ways - and still play a few gigs with The Dark Blues every year.

I'm lucky to be married to Professor Deborah Cunningham, a consultant radiologist who runs an important London cancer service. She and I met in 1998, since when she has learned to speak fluent Italian and to love Ripertoli as much as I do. We spend around 8 weeks a year there, always including a week in November when we pick the olives from our 600 trees & make our own extra virgin olive oil. Our 5 joint children love Ripertoli too, and give us valuable feedback on what makes it attractive to younger generations.

In England we live on our family farm in Hertfordshire, from which Deborah does the daily commute to St Mary's or the Charing Cross Hospitals. I manage Ripertoli very hands-on, usually by email to our excellent team of local support staff, although Marisa herself relies on her trusty mobile and occasional emails via her grand-daughter Licia, who fortunately is a brilliant WhatsApp user.

Why they chose this property

I started a love-affair with Italy in my 20's and visited almost all of it over a variety of holidays. I ended up homing in on Tuscany as the part that I loved best; some combination of the beauty of the countryside, the artistic and cultural heritage, and the character of the people made me prefer Tuscany. From the mid-70's onward I rented a variety of Tuscan holiday homes with my young family, & in 1987 we made the momentous decision to put down some roots there. Fortunately I had made several local friends through playing my guitar & singing in local restaurants and at parties, so there was no shortage of good advice. We knew where we wanted to buy to within a few miles; in spring 1988 we inspected over 20 properties, and when we saw Ripertoli we knew that it was the one.

It was for sale including a vineyard, but we didn't want that extra responsibility so we managed to persuade the owners to sell us the house, olive groves and woods without the vineyard, thereby gaining the seclusion and privacy we wanted but not the workload of looking after vines. When we bought there were 3 functioning bedrooms and one bathroom; now there are 8 of each, with all the bathrooms ensuite, without us needing any additional buildings (although we did have to rebuild two entire roofs).

It was a great purchase, & I have never regretted it.

What makes this property unique

There are three things that our clients regularly tell us make Ripertoli really special.

Firstly, the secluded locality and the view, particularly from the terrace at the back of the house. It's how it would have looked a thousand years ago - try comparing it with 'Good Government in the Countryside' in the famous fresco in the Palazzo Pubblico in Siena ! No electric pylons (we got rid of them 15 years ago), no telegraph poles, no construction except a few houses in the distance made of natural local materials, and a beautiful panorama of the Tuscan countryside. Ripertoli is justly famous among the locals as having one of the best views in this region of great views.

Secondly, it really is a family home which we have furnished with everything that we want to make our lives comfortable, or even luxurious. We spend over 8 weeks a year there, with our children, our friends, or just the two of us. We like everything to be just so, and we trust our clients to enjoy and respect our property.

Finally, our housekeeper Marisa. She truly is a treasure ! Almost every one mentions Marisa, her cooking, her warm welcome, and her constant care for the welfare of our guests.
