The Cottage is closed July, August, September and October for storm season.

Palm Cottage is built along the face of a gentle knoll overlooking Coral Harbor, Hurricane Hole and the East End of St. John. The Cottage receives constant trade winds, open to beautiful views and are surrounded by mature native and planted vegetation providing surprising privacy in a small community. The cottage has a ground level entrance. privacy was a design priority. Palm Cottage can be rented as a one bedroom sleeping 2-3 . Our gated driveway is paved and safe, but requires a small 4WD or AWD vehicle.
Palm Cottage has been providing lodging since 2007 and accommodates 3 adults or 2 adults and 2 small children. It has a one bedroom queen, with one bath and full kitchen, living area, deck, porch and outdoor garden shower. The living area has a high quality futon that can accommodate 1 adult or 2 younger children.
Enjoy views of Coral Bay from rooms, or deck looking out over the boats at anchor, the lush green of Fortsberg. The gentle breezes carry you into a Caribbean state of mind. Palm Cottage is located in Estate Carolina on the south side of King Hill Road. It has a large deck that fronts the ocean view and on the rear a smaller shade deck on the west side provides the perfect morning or afternoon getaway with a view of the valley.
Palm Cottage is a 'Green Villa'', built to local 'green' standards' to have a low impact on the fragile island environment. Site planning, drainage, building structure, water management, energy conservation and landscaping have been given serious consideration in limiting the impacts of this cottage on the surrounding environment. We are constantly trying to improve and lessen our footprint. If you care about comfort and limiting your environmental 'footprint', staying in Palm Cottage is right for you. Modest, affordable, conservation oriented but a spectacular experience. Palm Cottage survived Hurricanes Irma and Maria very well and has many new improvements for your increased enjoyment of your vacation on St. John. Check us out!
This rural area of Coral Bay, nestled 200 feet above the harbor has a 180 degree view of Coral Bay, Norman Island, Hurricane Hole and the Carolina Valley. Watch the sun and moon rise above the bay. The sleepy town lies spread below you, rural sounds filling the air. Constant breezes let you drink in the beauty of Fortsberg and the East End. Many world class beaches, fine restaurants, local craft shopping, are all nearby.
There is an easy walk to Restaurants, Shopping, Boating in Coral Bay. There are several nearby trail heads that allow hiking access from Palm Cottage. We can provide great recommendations.

Wonderful eco-friendly location with a beautiful view* and great owners

Very close to a store, restaurants (though you'd want a 4wd vehicle, these two are walkable if you can deal with some steep hills), and a short drive to Salt Pond/East End/North Shore road entrance. The view is lovely - the "*" caveat is that down the hill (as with many spots on post-hurricane St. John) there is a car graveyard. We kept our eyes up and enjoyed many a sunrise and moonrise, and cocktails and meals on the spacious deck. Ken and Sandy were quite helpful and responsive to our questions. They are incredibly welcoming, have a great selection of books on St. John, and the kitchen and bath were very well-equipped. The outdoor shower is the best!! Suffice to say, St. John is still recovering from the hurricane, and the economy will be hit hard by lack of travel/covid-19...but it's still as beautiful as the people are amazing. We cannot wait to return and look forward to staying with Sandy and Ken again.

Great View, Very Clean and Comfortable

Exceeded our expectations! We are so pleased with our experience staying here. Great location on the island, just minutes away from many beautiful beaches. Everything we needed was included. We would give it more stars if possible!

The beautiful view is exact as same as the pictures. The owners are very helpful for anything we need. The internet didn't work for the first couple of days. But the owner fixed it. So kids enjoyed movies at night. The outdoor shower is actually nice. You don't need to worry about the sand in your swimming suit or water shoes. Especially at night, you take shower under the sky with full of stars.

Not exactly what they advertise

The view from the cottage is significantly different from the photos as the hurricane wiped away most of the foliage and you are left with a view of rubble/construction site and goats in addition to the bay. Rotting mangrove trees from the bay made for a nearly constant sulphur smell in the cottage - this wasn't their fault, it would've been a problem anywhere around Coral Bay. The biggest problem was that there was only spotty WiFi available -- for our week stay we had service maybe for a total of one day. This was significantly stressful as our phones did not have cell coverage and we were relying on WiFi to stay in touch with our other children that were not on the trip with us. It was something that we made a direct inquiry about before we booked since this was so important to us. We never would have rented this place if we had known about the reality of the WiFi coverage! Yes, the caretaker said we could come up to his cottage to use it, but that would not help us if our children had needed to contact us early/late or at any time we wouldn't have been there. In the end, he shrugged about it and seemed unable to help otherwise. The cottage was advertised as eco-friendly and we were drawn to that, but it was frustrating looking up at the caretaker's cottage a few feet away with an air-conditioner unit and their WiFi service working when ours was not. Look, we loved the look of the cottage, the caretaker (who reminded us of Rupert from Survivor) location and the price -- we didn't even mind the all-night rooster/goat/donkey/inguana serenading (we had to keep the windows open due to no air-conditioning) or quick, cool, outside showers, but we felt we didn't end up with what they advertised. Just know what you're getting into! And, while there is a constant breeze, don't fool yourself into thinking you're going to feel cool without air-conditioning with summer's heat/humidity! And, bring a lot of bug spray, you'll need it inside and outside of the cottage as no see-ums inside were a big problem! In the end, we were sad we had this experience at the cottage. We were happy to go to still re-building St. John and spend our vacation dollars there. We loved the snorkeling and historic ruins and friendly people. We aren't people who need to be pampered and bells/whistles. We just wanted what was advertised, that's all!!

The perfect spot

We had stayed in palm cottage before but under different owners. Palm cottage is just as beautiful and charming as it was before. Ken and Sandy were extremely kind and helpful and available if we needed anything. The view of the sunrise with a coffee in the morning was our most favorite thing about the cottage. A close second would be the cool Caribbean breezes at night that made sleeping incomparable to anywhere else. We would highly recommend this cottage if you are considering visiting St John.

Awesome time in Coral Bay

Loved our time in Coral Bay! The cottage was a perfect size for my husband and I... and the location was great for getting to all the snorkeling beaches we love in St. John! The owners Ken and Sandy were great and introduced us to some of their friends in Coral Bay - which was fun. They also took us out on their beautiful sail boat for a day! The island continues to recover from Irma. Will be great when they are able to get ride of all the broken down cars that have been left by the roadside - but that will be a major clean up effort. They are taking donations to get this done - so if your inclined to donate and help out please do so! I know Ken and Sandy could help you get your money to the right place! Beaches are still beautiful - and the snorkeling still awesome!

Great hosts and the villa had everything we needed

Ken and Sandy were wonderful hosts and were nearby in case we needed anything. The villa met all of our needs and we’d stay again. We like the quiet of Coral Bay (the roosters aren’t quiet, but I like them too!!). There are plenty of restaurants, shops and markets nearby and North Shore beaches are a short drive away. Great, relaxing vacation!

Pure pleasure!!!

We had a great stay at the Palm Cottage. Wonderful location - beautiful view, fantastic patio, comfortable furnishings, close to Coral Bay stores/restaurants- just overall a purely pleasurable time. Beautiful Coral Bay Views

We thoroughly enjoyed our stay at 'Palm Cottage'. The view of Coral Bay, from the deck, is unbelievable. Everything was clean, comfortable and convenient, including the kitchen, bathroom, outside shower and bedroom. The breeze off the bay kept us comfortable, No A.C. needed! It was nice even on a rainy day. Tom and Melody, the managers, were great, they greeted us and took care of everything we needed. We highly recommend 'Palm Studio' and 'Palm studio' if you are going to ST. John, esp. Coral Bay.

Nice cottage, beautiful view

We enjoyed our stay at St John and the cottage was part of our very nice vacation. You need 4 wheel drive in order to drive around the island and see it's beauty, nice beaches, good snorkeling almost at every place. There are many restaurants but we enjoyed meals and drinks on the cottage deck.

Great Stay!

We just stayed at the Palm Cottage in Coral Bay and had a great vacation. The cottage is comfortable. We could eat meals on a patio with an amazing view of the bay.Barry was attentive. His knowledge of the area was helpful. We recommend staying on the Coral Bay side of the island in order to avoid the relatively crowded Cruz Bay.

Annual trip to Palm Studio

Palm Studio is a perfect spot for a couple. It's clean, bright & airy. The view of Coral Bay is lovely. The accommodations are traditional Caribbean, particularly the outdoor shower that looks down on Coral Bay by day and up to the stars at night. For a Northerner, it's heaven. Diane and Barry are gracious innkeepers with a wealth of knowledge about the island. We have stayed at Palm Studio for 3 years running, and have reserved a 4th. Each year we stay longer and have come to realize that however long we stay, it's never long enough! Wonderful place and people!

Repeat Performance..5 stars

Two weeks in Paradise with perfect accommodations, what more could you ask for! We are repeat visitors to St. John and wanted the authentic feel of a Caribbean experience and staying in Palm studio in Coral Bay was right up our alley. First and foremost, our hosts, Barry and Diane Devine are so knowledgeable about the island and willing to give advice and share experiences with their guests. The studio is fully equipped , completely comfortable and has everything you need including a wonderful view of Coral Bay. Barry is very accessible for questions and recommendations. The property is beautifully landscaped and is in a great location for walking to restaurants or hiking. Our two weeks were exceptional and it was due in large part to our very fine stay at Palm Studio.

Perfect Vacation

A lovely little cottage that has an exclusive feel to it. Every morning we enjoyed the beautiful view of Coral Bay over a leisurely cup of coffee on the wonderful deck. Tom & Melody were exceptional hosts being available but not intrusive. There are many great nature books about the island available in the cottage. We made use of these books in the evening to learn more about the nature we saw that day! There was plenty of room for 3 adults (couple w/ 1 adult child) to spread out and not feel crowded. Parking was a challenge with our large Jeep, but that is typical across the island; it wouldn't prevent us from jumping at the chance to rent here again!!!

Sunrise Superb...

Thoroughly enjoyed our stay at the cottage. The structure is well built and positioned to effectively capture the trade winds. The deck is awesome, and will subsequently lure you out for magnificent sunrises and provide a great spot to read one of Barry's fine books. We chose to not have a vehicle, and although that option will not work for everyone, we had no difficulty launching (using bus, hiking, hitching) to the different points of the island. The cottage was created with a minimal environmental footprint, and that theme (energy and water conservation) will be encouraged with your stay. We were fortunate to meet Barry, and he went out of his way to accommodate us and answer our many questions (he also has a good taste of music!). From a value perspective, we felt both the cottage and studio are a great deal. We look forward to a return in the future - Thanks Barry and Diane for sharing this piece of paradise!

This was our 2nd visit too palm cottage.we already knew we love the cottage and the Island.this trip we wanted to share this with our teenage children.we spent our days exploring the gorgeous beaches snorkeling,long boarding and simply relaxing.The Palm cottage was a cozy retreat to the end of our days.magnificent views and refreshing tropical breezes.The property managers tom and melody were perfect once again,with sightseeing tips.We so appreciate Barry & Diane sharing this paradise with us,we are already looking forward to our next trip.

Nice small studio

My wife and I have enjoyed our stay at Palm studio.The studio was very clean and one of its highlghit is for sure the outdoor shower offering a great view on Coral bay. The small but very neat terrace is also very pleasent and we spent much of our time having our meals on it looking over the bay. We were well greeted and any time we needed information it was nicely offord to us. The studio is close to many trails and beaches where we have spent wonderful days snorkling and swimming. We would surely go back for more then one week. The pictures you see on the advertisement shows exactlly what you will find once you will get there.

We enjoyed Palm Cottage

Ours was a couples stay and it was perfect for us. We loved how homey it felt and everything we needed was right there. There is no air conditioning and it did get a little hot during the day if the ocean breeze was still but the nights were just fine, especially if we had the 2 fans going in the bedroom. We loved the outdoor shower and the lovely deck for happy hour at night. Barry, the owner, was there and he was great and couldn't be kinder. We had a few mishaps and he was gracious about it (got us extra towels after a friend ruined the beach towels he had given us, etc.). Overall, the feel was homey, private and comfortable. A great place to return after a long day of activity.

Perfect vacation rental!

Our family (Dad, Mom, 12 yo and 8 yo) stayed for 2 weeks at the Palm Cottage and loved it! The size was just right for us - we loved the constant breeze that kept the house cool, the outside dining area was so relaxing, the outdoor shower was perfect after a day spent hiking or at the beach. Having the cooler and beach chairs available was great and we all loved using the paddle boards. The manager, Tom, was awesome to deal with. We were a little worried about privacy when the studio was rented but the layout of the property is such that we never heard or saw them. Highly recommend it!

Palm Cottage stay

We returned from our vacation a week ago and already missing St.John real much! We enjoyed our stay at Palm Cottage, cottage has it all starting from beautiful view and ending all that you need.. towels, beach chairs, cooler. Outdoor shower was a surprise! Property manager Tom is nice, he answered all our questions and was always ready to help in case we needed anything. I am looking forward to stay in Palm cottage again. Paradise is found;)

Paradise Found!

We just returned home from our stay at Palm Cottage. It was amazing! The cottage was the perfect place to lay our heads down after long, adventurous days of snorkeling, beach hopping, hiking, and paddle boarding. The view of the sunrise from the bed never got old. We only ate out once a day, and the kitchen was perfectly stocked with everything we needed to cook our meals. It was such a nice surprise to have a cooler, beach chairs, and other amenities provided for the beach. The ocean breeze coming through the windows was magnificent. The library supplied us with plenty of beach reading material, and "St. John, off the beaten track" was our guide for the week. Staying at Palm Cottage and in coral bay made us yearn for a simpler life, and we hope to return!!

Palm Cottage is a special GEM!

I honestly can't say enough about Palm Cottage. It was perfect for my family and was a huge, wonderful part of our trip. Our 2 children slept on the futon and we had an amazing bedroom. Everything you could need was available - kitchen, bath and living supplies. The view was FABULOUS and we sat on the deck soaking it in during meals. The best part was the amazing collection of books available on the natural and cultural history of St. John. Wi-fi was available, but we decided to go computer-free and listened to the wide collection of music provided. We also had a blast on the paddleboards! The caretakers, Tom and Melody, were absolutely wonderful and took care of us. :) For us, the location was perfect. The East End of St. John is our favorite area. The cottage is close to the market and great restaurants. Like I said, I can't say enough. This is a perfect cottage and I HIGHLY recommend it. We're going back next year, and the year after that, and the year after that...!

Coral Bay Sunrise

Our stay at Palm Cottage was awesome. The studio was very comfortable and had everything we needed. It was my first time taking an outdoor shower and it was very relaxing.The view of Coral Bay was magnificent, especially the sunrise and sunset.Most of all, Diane and Barry were the best hosts. Anything you needed, they were there for you.Their knowledge of the island was most helpful. We highly recommend staying at Palm Cottage for a wonderful vacation.

We came to the Virgin Islands twenty years ago as sailors. Later, we came as tent campers at Cinnamon Bay Campground. In 2011, we spent a month volunteering at the Virgin Islands Environmental Resource Station (VIERS) on the south shore of St. John. We knew we had found our favorite Caribbean destination, Coral Bay, St.John, USVI. The next six winters were spent as boaters/ live aboards in Coral Bay. We still enjoy sailing around St. John and the BVI's.
Ken (MSEE) & Sandy (BA Art) graduated from University of New Hampshire (UNH).
Ken worked as an electrical engineer/ocean engineer for Woods Hole Oceanographic Institution, was a professor at UNH and an engineer at NTI.
He ran a Family landscape business, for 25 years, with his wife, Sandy before retirement. Ken is a musician, known as 'Kenny B' on island, who plays saxophone. He enjoys playing at local 'open mics' and with some local bands.
Sandy is an artist who enjoys painting, drawing and photography. She also enjoys history, travel and volunteer work.
Both Ken and Sandy are organic gardeners and environmentalists. They spend their time away from Coral Bay at their small organic Christmas Tree Farm in New Hampshire. They are members of the Coral Bay Community Council, Save Coral Bay, Coral Bay Yacht Club and are supporters of the St. John School of the Arts, The Friends of the Virgin Islands National Park and VIERS.

Why the owner chose Palm Cottage and Studio, Coral Bay, St. John, USVI:
The properties are perched on a knoll overlooking lower Carolina and Coral Bay /Coral Harbor just above a lush valley with palm trees on the shore of the bay.
Coral Bay is a laid back waterfront community. Many residents are sailors, fishermen and lobstermen. There are some great restaurants and lots of music.
The music scene is lively on St. John. Coral Bay is no exception. There is music nearly every night, in high season, with good bands, many from stateside. Guests will enjoy the 'open mics' at 'Pickles' on Thursdays. Bring your voice or your instrument and join in. You may hear "Kenny B" (your host, Ken Burt) on many nights.
Palm Cottage is a beautifully laid out one story building. Everything is convenient and comfortable including the kitchen, 1/2 bath with a large outside shower under the palms and a bright, airy bedroom with a deck. The decks allow for outdoor living all day with a great view from all rooms. It is well built and maintained.
