Private Frontage on the Frio River! Conveniently located in the heart of Concan on River Road, this residence provides direct and private access to the river.
Sit out on the back patio and enjoy beautiful views of the Frio River at this lovely one story brick house. Fully stocked kitchen and dining area connected to an open living room. Large patio with plenty of seating and an outdoor barbecue grill. Bedroom one has 2 queen beds and a twin, with an attached bathroom. Bedroom two has 2 queen beds and an attached bathroom. Bedrooms three and four each have a queen bed and share a bathroom. There is also a bonus living area with a twin over full bunk.
Access the river via a private staircase, and set up on the natural rock patio along water's edge. Enjoy swimming, fishing, bird watching and photography along the Frio River. Spacious yard with horseshoe pit. Washer and Dryer provided for your use.
Bedding and Towels are included! (You must bring your own towels for the River) The kitchen is fully stocked with cookware, dishes and utensils. We will provide a welcome package including toilet paper and 2 paper towel rolls. Please bring any other paper products that you my need: paper plates, cups, plastic silverware etc. for outdoor use.

we had a blast here! definitely recommend for a large family! stairs are a little scary going down to the creek behind the house but we had a great time!
The house was nice and had old styling which we loved. The stairs to the river were steep like mentioned in several other reviews but we were all able to get up and down them from ages 5 to 40. River was nice once down there and was perfect depth for 5 and 10 year olds and deep spots were a short walk either way as well as a 4’ waterfall up river. Three of the rooms and a bathroom on the right side of the house are recently renovated but the other rooms are nice as well. I recommend this place if you don’t mind steep stairs to the river.
Having direct river access was great but the stairs are extremely steep so it’s difficult to get tubes and coolers up and down.
The house was roomy and has window units in the main part of the house. For the most part they kept everything cool except the back bedroom window unit did not keep that room cool.
There is no dishwasher so recommend washing everything before you use because we found many utensils were not clean.
Overall, it was a good stay and the owner answers questions immediately… great communication.
We had a great time meeting up with old friends for a long weekend getaway. House was conveniently located.

*sigh*…I loathe making even a semi-negative review, but the facts are the facts; that’s showbiz, baby. The River area behind house was pretty much completely dry which is beyond the owners control I know, but it was disappointing for sure; considering we only rented this house because of the River access. We had to walk down quite a ways to find a place to swim where the water looked clean. Now for the meat and potatoes; the roach situation was…. Substantial. Throughout our 5 night stay we killed over 20 live roaches and found around 15 dead. Roaches were running out of the cabinets while we were cooking, they were flying, it was real gross. The property manager did come spray for us, but we saw more after that, My brother and sister in law were staying in the new part of the house where it seemed the roaches preferred. My son was sleeping in the bunk beds in that part and a few of them were crawling on the bed frames. I’m worried that the house wasn’t cleaned very well between renters because the trash in the sunroom bathroom had feminine products in it when we arrived. I found some shoes under our bed, which is no big deal, just made it seem like it wasn’t really cleaned. The water pressure in the old part of the house is really really poor. I couldn’t wash my hair at first, but I worked on unclogging the shower head openings and the pressure was slightly better after that. The water also went from cool to scalding hot and there is no in between. Shaving my legs was pretty much a nightmare with that water temp, IYKYK. If you have toddlers or older people with you please consider that the steps down to the river are STEEP and there are 84 of them. The first two flights were okay but the 3rd flight got more narrow. I saw the stairs in the pictures of the house prior to our stay but I did not fully grasp the gravity of the situation. I am in pretty good shape and coming back up those stairs was challenging. The back porch was nice. The bedroom in the older part of the house has 3 outside walls and a window unit and it never gets super cold so if you need it really cold to sleep; don’t claim that room. A house that sleeps 16 people really needs a dishwasher. The breaker in the kitchen would blow when we cooked. Light in kitchen went on and off randomly. WiFi worked great. Several doorknobs need to be replaced. Pocket door in sun room bathroom is really hard to close and open. Would find somewhere else for the money.
the house was nice everything worked good air condition was great. It could of used a little bit more cleaning the rooms had a few dead roaches in every room. Over all the house was very comfortable but we wish we would of gotten a house with a pool because the river was extremely low and we had to go further down and pay to go to where the water was higher. we did go to the pool but everyone had to pay $7.50 per person.
Mother nature calls the shots so it might be better next time.

Yes water levels were very low this year but there were great swimming holes just up stream.
This was a great place to spend a week with our family. The access to the river was real convenient and made our vacation really relaxing as we didn't have to drive and find parking.
The house was exactly as described. The river didn’t have much water to float but the river behind the house had plenty for the kids to swim and hang out in. Nice neighborhood and easy access. River step were steep but just take your time and it’s fine. Great vacation spot

Very good location and short drive to Garner State park. Property backyard overlooks the river and hills hence excellent place to hangout with friends and family for morning coffee and evening grills. The house needs a few upgrades such as installing a dishwasher, fixing a few door handles. Overall great stay and host.
We enjoyed our stay at this property. Super close to Garner State Park and the Frio is right in your backyard!! The stairs down to your own private rock beach are steep, but were no trouble for our group. We appreciated the locking safety gate at the top. We loved eating dinner on the patio at night and looking at the bright stars. Plenty of room for our group of 9. Ample parking. Air conditioner units kept up just fine in the 90 degree heat. This property could benefit from some TLC like replacing lightbulbs and a deep clean. All high-use surfaces and linens were clean, but lower-use surfaces needed some attention. We found 5 cockroaches (dead and alive). I would definitely stay at this property again after these minor things were addressed. The location is incredible.
The house was perfect in size and guaranteed that we all had adequate space. Plenty of yard space and the patio was great. The response time to my questions was wonderful. If you’re looking for a big space to vacation with your family, this is it. The home is a little dated but we spent most of our time on the river so it more than served it’s purpose. I will say that the stairs to get to the river are very long and steep and not friendly to the elderly or anyone who has knee problems.
Warning, long review! Since we originally booked this house, we were pleasantly surprised with the updated pictures added to VRBO. You can tell the owners are updating the house once space at a time. We had 7 adults and 2 kids and there was plenty of room to sleep more. You can float straight up to the house, or just prop some chairs and a canopy up and hang out on your own private 'beach' area directly on the Frio. Yes, there are several metal stairs, so be prepared for a work out, but the location makes up for that. The main house is on the left, then the attached garage to the right. Attached to the right side of the garage is what I feel like could be a recent addition; this is where you'll find a set of bunk beds and the 2 bedrooms with a queen bed in each room. This addition was perfect for us, because we had 2 families split this area; the parents had a bedroom and the kids had the bunkbeds. The adults with no children were able to be separated easily by sleeping in the main house. The back patio has a great setup with string lights for the perfect ambience to hang out at night, BBQ, play washers, and have a few cocktails. We would definitely book again :)
This is a great property. Though the house itself was great for our group, the LOCATION ON THE RIVER is the best part. Once down the steps there is a great landing and place to hang out or shore, or in the water. It is very quiet on the river in the morning and very entertaining in the afternoon as floater come by. Also great location to start or end a float as well. House was exactly as advertised and the post renovation setup was perfect for what we needed. This is the first place I will check when we head back to Concan. Patio is also great for stargazing in the evenings!
