Dreaming of a perfect family vacation this summer? Downum on the Frio is the place for your family or even a group of friends. Relax on the deck above the pool, swing into the clear Frio River from the rope swing at the swimming hole or just sit in a river chair with your favorite beverage in your hand. We have something for the entire group.
Anyone in the group love to ride, well we are located right off 337, one of the Twisted Sisters, famous for the best ride in Texas.
Home is 3 bedroom 2 1/2 bath located on the Frio River. Just steps away from the fresh clear waters of the Frio River and 1 mile from the town of Leakey, where you can shop for supplies or enjoy the charming hometown shops. Property also has a pool for those who want to relax and lounge with a large deck for outside enjoyment.
Will sleep 14 comfortably in 5 queen beds, 4 upstairs, also upstairs one twin, as well as a sofa sleeper and twin in the living area with linens and towels supplied. There are 4 TV's, free wifi, fully equipped kitchen, laundry area and gas grill, wood burning grill and gas flat top for cooking out of doors.
On your bike and need supplies, give us a call and we can have what you need waiting for you when you arrive.
Leakey has some new restaurants and night spots not to be missed as well as a few new food trucks.
Another special thing about Downum on the Frio is the river dog Roadie. She will entertain you and adds to that home feeling. Roadie has all 5 star reviews.
We have added a small bedroom space downstairs with a twin bed, perfect little private space. If you need more space there is a cabin on the property that sleeps six, two bedrooms, two baths with a queen size sofa sleeper in the living area. To check it out look up the Bunhouse on the Frio VRBO # 2334096. The combination of both places gives large families room to spread out but be together. Both places still have some August openings and the river is flowing and the pool is cold. Book now for a great vacation.

Excellent spot

We stayed here for a long weekend trip with one other family and had an amazing time. The house was great, we loved hanging out on the deck and the kids loved swimming in the pool and river! The hosts were very thoughtful and very easy to communicate with and we couldn't have asked for a better, more comfortable stay. 5/5 would definitely stay here again.

Beautiful getaway

We LOVED staying here! It was perfect for our family and the hosts were the best! They made sure everything was perfect! It is such a beautiful area and the house was lovely. Plenty of kitchen supplies for cooking and a fun pool with a rope swing. I would highly recommend this house to everyone. Thanks for making our family trip amazing!

Cozy cabin by the frio

We had a wonderful time. The house had everything we needed. The pool was wonderful considering the Frio was a little low. Rodee was such a good girl. She added that at home feeling.

This was the perfect setup for our family and friends! More than accommodating and had everything we needed. The patio, pool and river access was exactly what we wanted and Angela was great! Beautiful Property

Great location, even when the river was super low - still plenty of water in the "swimming hole" and lots of little "pools" for the little ones. Loved the house and it's history all throughout. Very close to Leakey to get food or groceries, and a quick trip to Garner for some dancing. Kids and adults both loved the pool and HUGE porch.

The best!

This place has absolutely everything you need for a comfortable stay. The well-equipped house was rustic yet updated inside—a clean, cozy space that felt like home. We enjoyed the covered deck on the back of the house. A huge above ground sparkling clean pool with our very own rope swing was also a hit with everyone. We are already planning a return trip. Thanks for a great getaway!

Kids love it!

We spent 4 nights here in August and had a great time. It is perfect for kids with the pool with rope swing at the house, and the beautiful Frio a short walk away. Of course, Roadie the river dog was a big hit as well! We had 6 people in our group so we had plenty of room. The house is very clean and equipped with just about anything you could need to cook, and enjoy the pool and river. Our grandsons said this was the best vacation ever! Thanks for a great visit and we will be returning.

Perfect Getaway!

Loved everything about this vacation home! Everyone enjoyed the pool. The house was very clean and had enough room for our group of 9. The perfect place for a vacation away from everything! Leakey Downum VRBO

This was our second year in a row to stay at the Downum property. We enjoyed it as much as the first time. We were able to play in the Frio, the pool, grill burgers and s'mores, hike at Garner State Park, see the bats in flight, relax and enjoy beautiful starry nights. The Downum's are nice and helpful. It was another great getaway to the Leakey area. Thank you!

Absolutely perfect

We couldn’t have loved downum on the Frio more! We’ve been coming to Leakey for about 3 years and this has been the best place by far. The owners went above and beyond to make our stay perfect. The house was inviting and homey. Perfectly stocked kitchen. The outdoor living space here will bring you back again. The kids played outside the entire time - especially loving the rope swing over the pool. Even with water levels low - the ONLY water hole left on the Frio is in your backyard. Will absolutely return again!

Charm of a River House with Modern Amenities

This property exceeded our expectations. Even with the Frio River low, there is a sizeable swimming hole nearby. We could either walk down to the river and/or drive our pickup for easy unloading, etc. My college-age son and his girlfriend were able to stay on top of their classwork with reliable Wi-Fi connection and a nice desk area upstairs. This property has too many amenities to list, but our favorites were the charcoal grill, gas flat-top, full size oven and stove top, table with firepit, washer/dryer, large shaded back deck, easy access to the house for unloading, and the comfortable beds. We will be back!

Great Times

The Downum River House was truly an amazing stay. The pictures definitely don’t do it justice. It’s wonderful! Everything you think you may need is taken care of and available. House was equipped with so many things, you basically only had to bring your clothes and food, and you were set. Being right on the river, the views were amazing, and accessing it was super easy. Absolutely a beautiful place to stay and enjoy with our family and friends. We look forward to visiting again in the future. Thanks for sharing your wonderful home and property with us! Also thanks for the sweetest dog we ever met, Roadie. The kids absolutely loved her and enjoyed all her visits.

Location, Location, Location

The house is large, and you could easily fit multiple families. The wrap around deck offers great options to hang out and enjoy the breeze. The linens and towels being provided is wonderful, and it was a plus that they smelled so good. The house has other amenities that we didn't fully take advantage of but are a plus as well. Having a pool is a fantastic option, especially because even though the weather wasn't great, because of the public access to the water hole, it still got busy since the spot is well known by locals. The AC in the home works great. You'll have mostly everything you need. The home has been well loved and has seen better days. The steps down to the river could use some upkeep, and there's evidence that handrails were removed. A deep cleaning would really enhance this rental, and the price warrants it. The kitchen, in particular, could use a deep cleaning. We swept the floors and picked up a lot of dirt that we didn't bring in. The counters were also dirty, and there were sugar ants. We cleaned what we could to keep us comfortable. The dishwasher had dishes already in it when we arrived. We didn't mess with it. The large couch in the living room smelled like urine, but we didn't use it and were hardly inside. To be fair, we didn't alert the property manager about these things because we figured none were an easy nor quick fix and we didn't want to interrupt our stay nor bother anyone during the Labor Day Holiday Weekend. Leakey Downum VRBO

NIce river vacation location just steps from the Frio. The grill and pool were used often. The rope swing at the pool was a big hit. The river is so nice...cold but it was rather low but still good to explore. The house had a big pool deck for the above ground pool and we ate on the porch every meal, I think. The beds were new and had new linens. The house was clean and newly remodeled. The kitchen was well-equipped. There are 2 rooms upstairs with 2 queen beds each and a twin bed in one (4 queens and 1 twin total upstairs). There is also the new bathroom upstairs. Downstairs is the master bedroom with one queen bed and a twin bed at the foot of the stairs. There are 2 bathrooms with a shower in between. There is a large kitchen and living room downstairs as well. There were only 4 of us this trip so we had more than enough room. There are ceiling and floor fans everywhere so the rooms could be kept cool with the Texas heat overpowering the A/C in the afternoons upstairs. The property is not far from Concan and the Frio Bat Cave as well as Lost Maples park to the northeast. We had a very nice Covid19 vacation and appreciate the property owners who were located nearby. But we loved having Roadie, their super friendly and well mannered dog, coming to visit and play ball! We saw deer close by as well. Thanks for an enjoyable visit!

The house was large and so comfortable! Kitchen had all the cooking items you need! The swimming hole was so wonderful and clear! All the locals were amazing ! The pool and rope swing were a huge hit! Loved it all!

Relaxing Home

The stay was nice and relaxing. House felt like home and the kitchen was stocked with more dishes and cookware than any B&B we have ever visited. It was cloudy and rainy our entire stay but my husband and I enjoyed coffee on the porch and hanging out. Loved it! Since we stayed off season, most restaurants were closed but we had brought food and enjoyed Bent Rim Grill and Chole’s Mexican food. Homeowners were a delight and Roadie, the river dog, kept us company. Definitely recommend staying here!

The pictures are not reflective of property. It is so much more and has an amazing set up all around the house. The kitchen has all you could need including a crok-pot. I brought my own thinking there's no way they have one. We had a busy 2yr old and the yard and pool had gates which made us feel safer. Pool had life jackets and toys. Beds were comfortable and AC kept up. My brother did mention one of the rooms got a little warm but there were fans. The river was not full but there is a swimming hole close to house. It is probably fed by a spring and it gave us enough to use the rope swing and swim. There was 14 of us and we all fit in the huge pool. For the Boojie people, its a country home. You will see critters inside house, it happens. Angie and her husband live on property but we were given our space. Thank you for sharing y'alls little piece of heaven with us city folks. We will be coming back.

Frio Family Camp!

This property is AMAZING!!! Even with the drought on Frio - we had a wonderful time with the pool and the spring fed swimming hole. The Blackstone griddle outside was perfect for feeding 14. We also rented the Bunkhouse as well. Roadie entertained us and made us feel so welcomed too! Thank you for providing a place for our family to be together! We also shopped local using the local Mercantile, and getting takeout from Mama Chole's. Wonderful vacation!

Downum House

We had a great time. The property was as described and more. Kitchen was stocked with everything and more. The outside grill was both propane and gas, they also had a gas griddle outside that breakfast was made on every morning. There is water behind the house and the swimming hole was pretty much located in the backyard. The pool was so nice to have for us all and it has a nice deck around. The outside deck around the house is huge and great for big families. We saw the owners several time and were very nice. Then of course there is Roadie the river dog, she is one of the sweetest dogs I have ever encountered. She loves treats too, so make sure you bring some for her. Brad and I have been married for 40 years, High School sweethearts! We raised two sons and have five awesome grandchildren. We are looking forward to sharing our home with others who know the value of family time and good friends.

Why they chose this property

This house was built by my parents in 1974 and I lived there until I married in 1980. We moved back into the home when my parents moved. We have so many great memories in this home and hope that others can make memories here as well.

What makes this property unique

Our home is located close to the town of Leakey where you can find local shops and businesses. The town is undergoing some renovations right now and we are looking forward to seeing how it turns the old historic buildings into more interesting shops and business.
If you are a biker we are located right off Highway 337, one of the Three Sisters, famous for the exciting ride.
For hiking we are located 10 miles from Garner Park and 14 miles from Lost Maples State park. And don't forget the old time dancing at Garner Park a favorite for visitor for years.
Best of all if your here for the Frio you are steps from it's clear cold water. Sit on the deck and listen to the sound of the water running by or go down and jump in and let the Frio washs your cares away.
