Charming one bedroomed converted boathouse overlooking Broad, Ranworth.
The Boat House is a unique space which sleeps 2 in one bedroom/sitting room. Fully centrally heated and completely renovated last year, the property has a wonderfully sunny patio where you can relax after a busy day exploring the area. The accommodation comprises of one large room upstairs which has a king size bed with two armchairs and a TV with a large inbuilt desk set under a window which looks out towards the Broad and the moored boats. This is a wonderful space for the budding writer or for enjoying breakfast. The original staircase (fairly steep) leads down to the kitchenette (please note no oven) and wetroom. The wetroom has underfloor heating. There is a pub and a cafe in the village, both 5 minute's walk away which serve lunch and evening meals (only the pub serves the latter). There is also 'Fur and Feather Inn' (own brewery) which serves meals and is just over a mile away. The apartment is dog friendly, we accept one well behaved dog. HOT TUB RENTAL now available, £85 per break. The tub is cleaned, filled and heated for your arrival

We loved our stay in the Boathouse. Jane was super helpful. A lovely comfy very clean space with the perfect sun spot outside. Summer house was a lovely touch. Location is very quiet, even in August.
We had a great stay and really enjoyed our break. Hosts were really friendly and on hand when needed. Some great walks for the dog and enjoyed having a local pub within a 5 minute walk. Property is probably best suited for a small / medium sized dog as the steep stairs would be a challenge for a large dog. Would recommend this property location and hosts.
Our overall holiday was lovely. Very peaceful and relaxing. The hot tub and summer house were great and we had brilliant weather. The major issue was the stairs. I don't believe that the property is really dog friendly as they are exceptionally steep with open risers. Our dog was not able to go up and down on it's own and anyone with mobility issues would really struggle. One of the bannisters was also loose. We made the most of the holiday but would not return. I don't feel it is advertised totally truthfully unfortunately, due to the stairs.
Absolutely loved our 7 nights stay. Stunning accommodation. Everything you could possibly need. Hot tub just added the luxurious feel. Used every night.

Fantastic location. Beautiful village, great hosts, very relaxing. Everything you needed. Even the weather was great. Stairs were challenging but this was explained in their accomodation details.
The property is gorgeous, had everything I could have asked for. The summer house is beautiful and effectively and extra room allowing me to enjoy the summer evenings even when there was the odd shower. The peace and quiet is exquisite and was so relaxing, I slept for hours. Jane was so helpful and not at all intrusive. My privacy was respected and I was able to enjoy the tranquillity but in the knowledge that assistance would be there if I needed it. Perfect. A fascinating holiday in that the Norfolk Wildlife Trust is just round the corner via a lovely board walk. I went on a number of their boat trips and can highly recommend them, especially the trip to St Benet's Abbey. The Boat House is a wonderful holiday destination, I cannot recommend it highly enough!
This property was just so lovely! Spotlessly clean when we arrived which immediately put us at ease given the COVID-19 world we now live in. It was beautifully decorated and we really appreciated the little touches - milk, tea/coffee/sugar, anti bac wipes/sanitiser and even freshly cut flowers from Jane's beautiful garden. This was exactly what we needed for a couple of days away and what a lovely village location too. Great views from the top window and the hot tub and prosecco was a lovely special extra! :) We had a great meal at the Maltsers in the village - would highly recommend.
We definitely hope to come back again and had such a lovely stay. Jane is a brilliant host and great communication made our booking and stay super straightforward. Thank you! :)

Amazing place
Jane Thank you for having us!! I will be telling others about this lovely hide away, perfect to really relax and take time for yourself!! The boat house is much more than I thought It would be.... Honestly speaking the photos is why we booked it but seeing in Person it was by far better than I ever thought. Also added thoughtful things as tea coffee and lovely chocolate biscuits. Jane you helped us to have a relaxing time and again thanks for sharing this magical Gem!

Comfortable property, large wet room, small kitchen, views front and back. Very nice garden area with deck chairs and bbq. Lots to see nearby, good walks and some good pubs for food. We had a very enjoyable stay and would highly recommend.

Charming bolt hole for the weekend with friendly hosts
A cosy, comfortable boathouse with quirky charm. Great shower room and well equipped compact kitchen. Upstairs the large double gabled bedsit gave views over fields , with sheep and alpacas one end and the boats on the Broad at the other. The hosts were really friendly and helpful. We arrived quite late but Jane was there with warm welcome and essentials in the fridge! Lovely area to explore and the warm sun meant we could also chill in the deckchairs.

Quirky and Charming.
We have had a very relaxing, peaceful few days at the Boat House.
An ideal base for touring. We were made very welcome by the owners and their lovely dogs.
Although the house is small, it had everything we needed and more. The hot tub was a very welcome addition.
Within easy reach of the Broads and the Norfolk coast.
We will definitely be returning in the future.

Amongst the many things that make living here special, are waking up to the sunshine with the mist hanging over the broad (with the boom of the bittern in the distance if you are lucky!), listening to the owls hooting late at night and drifting along the river on a boat. There is so much to see and do here, not only in the village but also in the rest of the Broads. We are also close to many beaches and Norwich is only half an hour away with it's wonderful shops and museums.
