A few kilometers from the town of Zocca, on the Modenese Apennines, there is a small village of farmhouses that are grouped around a villa from the early nineteenth century, recently renovated to be made available to guests.
On the ground floor, the through loggia connects the kitchen, dining room, two living rooms, 1 service bathroom, and flows into the terrace overlooking a wonderful panorama: the valleys follow one another until they reach Monte Cimone, the highest peak in the Apennines Emiliano-Romagnolo with its 2165 meters.
The four large and comfortable bedrooms, 3 double / twin and 1 single, are located on the first floor, with 1 bathroom with tub.
The altitude of 800 meters offers an ideal climate for relaxing stays, surrounded by meadows and woods as far as the eye can see, making up the I Pianazzi estate.
Within the estate, there are possibilities for mountain-bike tours and trekking, during which it is easy to meet pheasants, roe deer, fallow deer, deer. In the autumn period there are numerous species of valuable mushrooms and berries.
Nearby, possibility of visiting an artisan cheese factory of Parmesan cheese, several wineries, and other companies producing local gastronomic excellence.
The communal swimming pool and tennis courts are 4 km away from the house.
Modena, Bologna, Florence, Venice are all easily reachable destinations in the day, as well as the most renowned seaside resorts of the Romagna coast, such as Rimini, Riccione, Milano Marittima.

A remarkable place, wonderful people!
For us this was a once in a lifetime trip. The villa is even more beautiful in person than the pictures. We awoke each morning to incredibly lush bird song, and lingered over morning coffee on the deck. It was like living in a painting, as the view from the deck is so beautiful it seems surrealistic. The hosts were incredibly kind, Livia spent the day taking us to a local Parmesan Reggiano dairy for a tour and tasting (which I highly recommend) and a wine tasting at a local bio dynamic winery that also had incredible views and great wine. I feel like we spent a few days in paradise! The internet connectivity was occasionally a little slow which I imagine is normal up in the hillsides, but I was too busy enjoying the view to be concerned. I am deeply grateful the hosts shared this very special place with us, and were so generous with their time. Grazie Mille!

A view to die for
The view which greeted us when we opened the piano nobile balcony doors was fabulous; a luminous clear blue sky, lush green agricultural rolling hills in the foreground (no evidence of drought) and the high Appeninnes on the horizon. The villa, a real country villa, was built in 1833 according to the date in the metalwork above front and back doors. It has all the benefits of a period property and some of the drawbacks. It was a special place to wander about, both inside and out. It has not been greatly updated so some of the facilities were a little basic, especially the showers. It is situated at 2,500 ft above sea level so, by mid- September, got a little fresh at night, but there was plenty of bedding.

Une demeure splendide
Nous avons vraiment apprécié ces 3 semaines dans cette très grande maison dont nous avons pu ressentir le caractère historique. L'immense propriété est l'occasion de jolies promenades . De la terrasse la vue sur les Appenins est un spectacle dont on ne se lasse pas . A quelques minutes en voiture la charmante et typique ville de Zocca offre toutes les commodités dont une piscine municipale . En environ une heure vous pouvez vous rendre à Modène et Bologne .Venise n'est pas si loin , nous nous y sommes rendus deux fois .

Einfach nur schön!!
Das Haus liegt in einer traumhaften Landschaft. Die Aussicht von der Terrasse aus ist einfach nur schön!! Innen findet man liebevoll eingerichtete Zimmer und das sind sehr viele! Man fühlt sich, als wenn man auf einem wunderschönen italienischen Landsitz wohnt. Auf der Terrasse befinden sich Gartenmöbel und ums Haus in der Wiese Loungemöbel, sodaß man sich immer in den Schatten oder Sonne, je nach Geschmack setzen kann. Der Vermieter ist supernett und hilfsbereit. Wir haben den Aufenthalt sehr genossen und sind mit schwerem Herzen wieder abgefahren.

Magnificent historic building with exceptional views
We have spent a wonderful week in the I Pianazzi villa. The building is situated on a 17 acres enormous plot of land, covered partly by a dense forest and partly by arable land. You can have nice walks around the villa, spotting wild rabbits and other animal species. The panoramic views from the house are simply breath-taking. The villa is huge, the numerous rooms are really spacious and bright (plenty of windows let you enjoy the panorama of forests, hills and valleys). You can find all day long comfortable places to sit and rest (be it on the sunny side or in the shadow, as you prefer). As the property is completely fenced all-around, you can feel safe also as far as your pet is concerned. Maybe the only weakness is the bathroom (there is only one of it, plus a second WC near the entrance). It is an ideal place for those fond of late grandezza. You will enjoy having rest there, while for more vivid experiences you have to ride more than an hour to Bologna or Modena.

Wonderful holidays in a beautiful house
We rented this property for our summer vacations and were truly delighted. The house and property are much better than the photographs shown, because they don't convey properly the spaciousness and beauty of the house and surroundings. The location is in a beautiful and unspoiled mountain area, close to Bologna and Modena and within easy reach to both Ferrara and Florence. The house is well equipped for a large party, we were seven, very clean and well maintained. The owners were very friendly, helpful and welcoming, and we are delighted for having known them. We warmly recommend this property and still dream of returning soon.

Formidable ! Wonderful!
Une maison exceptionnelle, idéalement placée dans les pré-Apennins et à proximité de Bologne. Les propriétaires sont très chaleureux, prévenants, toujours disponibles. La maison est très spacieuse, décorée avec goût et sobriété, et comporte tout le confort nécessaire (une cuisine bien équipée, un lave vaisselle, le wi-fi, des lits confortables). Elle est baignée de lumière, la façade principale étant au sud, et les fenêtres nombreuses. La vue sur les collines environnantes et les Apennins est tout simplement époustouflante. Le grand parc arboré est très agréable, et entouré d'un clôture (on peut donc y lâcher son chien sans risque). Dans la petite ville voisine de Zocca, très vivante, on trouve tout ce qu'il faut (petit supermarché, commerces de bouche, équipements de sport, informations touristiques, poste, banque, cafés, restaurants, ...). Il y a des sentiers de randonnée bien indiqués (marques rouges et blanches, comme les GR en France) dans tous les villages des environs, qui ont beaucoup de charme. On peut assez facilement aller à Bologne (un peu moins d'une heure de route, magnifique, très dynamique), Parme, Ravenne. Pour les enfants (et les adultes) il y a de l'accrobranche à Zocca même (dans le hameau de Lame, à deux pas de la maison), et une piscine très agréable à Zocca, ainsi que dans le village voisin de Monteombraro (avec toboggans). Nous recommandons vivement.
