Over 1200 sqft my house is modern, spacious and comfortable. The open design features a fully equipped kitchen, cozy living and dining areas, and outdoor
amenities like a dining space, ping pong table, hammock, charcoal BQB, the stock tank pool, outdoor cold shower and year-round hot tub for stargazing. Situated on a fully fenced, one-acre property with stunning mountain views, mature trees, wildlife, and desert vegetation this retreat is perfect for relaxation or play.
OTHER DETAILS:
**WASHER/DRYER
Access to Wash/Dryer is available to guests that are staying for an extended period of a minimum of 7 days. If you are traveling with an infant or young children let me know and I will give you access to laundry room.
**PRICE
The base price per booking is based on 2 person occupancy. I charge $30 per extra guest per night. Please make you reservation accordingly. Enter the number of guests correctly and it will automatically display the correct price.
**GUESTS
You are NOT permitted to have any guests on the property beyond those including in your rental unless you requested and received permission in advance.
**DOGS
I allow 2 dogs - maximum and I charge a one time $50 fee PER dog. Please notice VRBO charges per trip and I charge per number. Which means you are going to be charge for one dog only with VRBO. If you bring 2 dogs the remain balance will be collect using VRBO or payment app. Dogs are not allowed on the furniture and beds. I recommend bringing dog bed and picking up after your dog goes without saying.
**HOT TUB/COWBOY TANK
LegaL: Guest agrees to release, indemnify, hold homeless and forever discharge Host from any and all claims, liabilities or causes of action of any kind that guest members of the guest's household or guest's guest or invitees may have at any time again Host resulting from guests use of pool and spa.
Notice: Pool is not fill or operating during fall and winter months. Instruction are in the binder.
Do not change setting or turn off the hot tub.

**FIRE
Due to the location and current open fire ban there is a strict NO outside wood burning fire policy. If it is discovered that you have started an outside fire, using fireworks and other fire means you will be ask to leave.
**SMOKING
Smoking is not allowed inside the house but you may smoke outside.
**SEPTIC TANK
Please be kind to the drain.
**ENVIRONMENT
The landscape is fragile. Please be conscious of wildlife. WATER is very precious. You have plenty of water to shower and wash dishes but please be environmentally conscious. EVERY DROP counts. I also ask you to conserve energy and turn off heater/AC when you leave the house.
**CHECK OUT:
Please make sure all the doors/windows are locked.
Closed all the blinds.
Do not forget to leave the key inside the “lockbox”.
Do not forget to lock the corrugate gate with the padlock.
Check out time is 11 AM.
**LONG TERM RENTAL:
House is available for long term rental. If calendar is not open send me a message.
Longer than 15 days cleaning fee $200. Remain amount will be charge 24h after check in.
