About this property

Delightful, barn cottage in peaceful rural village. Walks, pubs, scenery. Relax!

DAIRY YARD COTTAGE forms part of a listed stone barn, dating back to the eighteenth century, which has been sympathetically renovated, retaining many of the period features and character of the original farm building, such as flagstone floor, beamed ceilings and exposed timbers.
Carefully restored and decorated in a classic, country style with neutral colours, sea grass floor coverings etc., it provides a comfortable base, in a peaceful rural setting, from which to discover the Cotswolds.
It is an ideal retreat for a couple or small family and many of our visitors have become regular guests here.
Spread over two floors, the entrance hall, with cloakroom/ WC, leads through to a light, airy, reception room with plenty of space for both relaxing and dining. The door from the main room leads to a modest size, well equipped, fitted kitchen. An easy rise staircase opens onto a spacious landing, two pretty bedrooms and a bathroom. The main bedroom has a king size bed with bedside tables, wardrobe, dressing table, etc and there is sufficient space to erect a travel cot for guests with a baby. The second bedroom is smaller, has twin beds and is ideal for an additional adult guest or children. The bathroom, with basin and WC, has a fitted shower over the bath. There is plenty of off street parking directly outside the cottage.
Dairy Yard Cottage is set within the grounds of Home Farm, a classic Cotswold stone farmhouse, where we have lived for almost three decades. Our four children had a wonderful 'free range' childhood growing up here, surrounded by dogs, cats, chickens and with sheep and horses grazing in the fields beyond - we are now welcoming our grandchildren here! Our guests also appear to get enormous pleasure enjoying the space and rural atmosphere of the area and a chance to unwind in the gently, rolling Cotswold hills.

Beautiful cottage, superb location!

We had a fantastic stay at the cottage during the Christmas break. The cottage is beautifully decorated and very well equipped. The Christmas tree was a nice touch :) The location is spot on, quiet and peaceful but lots of walks on the doorstep to explore the countryside and visit local pubs / cafes. Our boys (age 8 & 6) enjoyed exploring the gardens and meeting some of the animals (particularly the free range chickens and Goose the black lab).Sally-Anne was a great host and we would thoroughly recommend a stay here!

Perfect place for a countryside holiday

Our stay at Sally-Anne's cottage was truly wonderful, we enjoyed every bit of it. The cottage offers a lovely apartment with two comfy bedrooms and a spacious living room/dining area. The bedroom where our children slept is small but very cozy. We all enjoyed the very friendly chats with Sally-Anne and her husband and the kids were thrilled about the occasional encounters with their dogs in the beautiful gardens. The cottage is located perfectly if you want to explore the Cotswolds or other destinations like Oxford or Warwick Castle. We'll definitely be back.

Family holiday to the Cotswolds

We had a fantastic week staying in the cottage. Our daughters (6&3) loved playing with the dogs and paddling in the ford down the road. The location was great for exploring the Cotswolds and the cottage had everything we needed. We would recommend for a great family holiday.

Perfect cottage for a family holiday!

This is lovely small property in a converted barn, with expansive gardens and a super village pub just 100yards away. It is well appointed, tastefully decorated, warm, clean and comfortable. I would heartily recommend it for a family of four with young children and there are plenty of family friendly activities in the area, including some good walks!

Dairy Yard Cottage, Kineton

This is a beautiful, spacious, well equipped cottage in a location that is ideal for exploring the Cotswolds. The owners are very welcoming and gave us good advice on places to visit. An added bonus is the two minute walk from the cottage to ‘The Halfway at Kineton’ pub and restaurant - the food there is fantastic and the service is excellent.

Perfection

We could not have enjoyed our stay at the Dairy Yard Cottage more. Sally-Ann and Mickey were sincerely warm and welcoming, even in the face of a scheduling error on our part. The cottage is beautiful, comfortable, and well-appointed. The grounds are stunning. The location is just perfect for day trips around the Cotswolds and surrounding areas. We highly recommend the beautiful walk to Guiting Power, and a delicious dinner at the Halfway (the gastropub up the road -- you'll want to make a reservation beforehand). We can't wait to come back to our new favorite spot to unwind.

Exceptional stay in the Cotswolds

I'm not sure what else to say, but we had a magnificent stay in the rural villages of the Cotswolds, and the farm house was incredible. Sally-Anne was a great host, and the property was perfectly peaceful, comfortable, visited by lots of animals (cats, chickens, and others), and fun to take classic walks from straight out the door (one goes down the hill to a ford of the river ... It was fun watching the cars attempt to drive down there only to turn back a couple of minutes later). If we get the opportunity to return we would definitely stay here again. Thanks!!!

Charming cottage with perfect location

Sally-Ann has created an idyllic country cottage to enjoy the exquistely beautiful Cotswolds. She was extremely helpful in all aspects. It really does make a difference when the owner is also the person that you go to for advice/help/directions, whatever, as opposed to a "managed property". We especially enjoyed the owners three labs ( very well behaved), two cats and three chickens that would greet us as we came out of the cottage to walk around Sally-Ann's beautiful gardens. If gardens/castles are interesting to you, be sure to join the National Trust. It will save you money in the long run. Can't forget the local pubs. Amazingly delicious food and atmosphere. Thank you Sally Ann for taking such good care of us!

Wonderful cottage in the Cotswolds

We thoroughly enjoyed our stay at the Dairy Yard Cottage. It is hard to imagine a better spot to explore the northern Cotswolds and the country around the cottage itself is beautiful. The cottage was very clean, comfortable and well-equipped, and quite roomy, particularly for just the two of us. Sally-Anne and Mickey were warm and helpful hosts. There is a great breakfast place (The Old Post Office) in Guiting Power, just a mile or so walk across the fields, and we enjoyed good dinners at the Hollow Bottom, also in Guiting Power. The pub just down the road in Kineton is also very good. You do need a car and to be comfortable driving single-lane roads, but that is true anywhere in the Cotswolds.

Lovely property in great location and grounds

The property is lovely, spacious, clean and quiet, plus good wi-fi for those needing to work (or with teenagers), all set in lovely gardens / grounds. Location is great for days out with many walks and attractions in short distance (I'd recommend the Steam Train if running) and the cottage provides a great place to return to sit in the evening as the children enjoy the garden's and collection of friendly animals who sometimes come to say hello. Host provided great communication and a warm welcome and was accommodating to our date requests. I would certainly recommend the property to anyone looking to stay in the area.

A perfect, quiet and beautifully comfy cottage

This is a perfect place to explore the Cotswolds. It was exceptionally cosy and had everything we needed. It was quiet and had lovely views over the garden. It is well located, so we were able to go on walks from right outside the door - to woods, across fields and to pretty villages with pubs and cafes.

Simply beautiful

This is one beautiful barn conversion and has just about everything you need. It’s very convenient for the Cotswolds in the pretty little village of Kineton. We had lots of meet-ups with old friends planned during our 3nt stay, so didn’t get to sample the Halfway pub which is a short walk down the road. Sally-Anne and her husband are wonderful hosts. They met us on arrival and we chatted a long time, which is so rare these days with contactless everything. Meeting face to face is all part of the experience for us. We loved the Dairy Yard Cottage and would highly recommend.
