This Bretton Woods condo is located in the ski-in ski-out development of Rosebrook, next to top of the learning area, with convenient access to the trail, with the top of the beginner chair being just a short walk away. Renovated and with enough space to accommodate 12, this clean and comfortable home is perfect for the family or friends to gather. Warm up by the gas fireplace and reflect about the great day you had in "The Woods"! Two living areas, gas fireplace, and 4 floors of space. Fast, reliable wifi for those looking to work from home for a few days, as well! And with so much to do in the area, from world class skiing to hiking to the Cog Rail, Santa's Village and much much more, you may just want to add those few extra days.

Bathroom #1: Full bath with shower located in the loft adjacent to Guest Bedroom #1.
Bathroom #2: Full bath with tub/shower combo located on the second floor.
Bathroom #3: Full bath with tub/shower combo located on the lower level.
Kitchen: Fully stocked for all your cooking needs and offers a drip coffee maker and stainless steel appliances.
Dining/Living Area: A sunny open concept space with a large dining table that seats 8 and comfortable furniture that surrounds the gas fireplace. Access to deck from the living area.
Outdoor Area: Back deck accessed from main level living area and access to the beloved "2-Mile Home" ski trail and the top of the Learning Center Quad.
Extra Features: Free high speed wi-fi, cable, and linens/towels provided.
- Linen, towels, and a starter kit of essential amenities (soap, shampoos, dishwasher detergent, laundry pods, trash bags, toilet paper and paper towels) are included with your cleaning fee.
- Pool & gym pass program subject to availability and any restrictions outside of our control that may be set in place by the resort.
A trash pickup is included with your cleaning fee at the end of your stay; please leave all trash in the home and our staff will take care of it! If you need additional pickups during your stay, they are available between the hours of 9 am and 5 pm at $10 per pickup.
Please note: This Home does not have AC. Our climate is mild and AC is generally not needed. Fans are provided.

Violation of any of these rules may subject your party to immediate removal without any refunds. These house rules are designed to make sure we comply with regulations and identify inappropriate behaviors that may cause tensions with our neighbors and other visitors. We want you to have an extraordinary experience with us and we share these rules up-front so that you can make an informed decision. -Guest will be required to sign a rental agreement to comply with insurance requirements. You can view a sample agreement on our website.
-Check-in: Any time after 4PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts subject to $100/hr fee.
-Parking Limit: 2 Vehicles. Overflow parking is available nearby. Please contact Bretton Woods Vacations if you have any questions.
- No Pets and No Unauthorized Guests: Guest count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A $100 fee may be imposed for violations of these rules.
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
- Rates are based on standard occupancy of 2 guests per bedroom. Additional guests, if allowed in the specific property, incur a $25/per person nightly surcharge. As long as the correct number of guests is provided at booking, this is included in the total rate shown at booking! Children under the age of 2 do not count toward occupancy.
