Great Location but not clean
Federico was very nice and very helpful getting us checked in and arranging transportation to and from the airport. Unfortunately, the rooms were quite dirty, the bedsheets and mattresses were stained and couches were torn and also complete with stains. The photos look nothing like the actual room. This would keep me from recommending this apartment. Although the location was great, the cleanliness was far from acceptable.
We were left stranded on arrival with no one to give us the keys for hours. We were not supported AT ALL by the Vrbo to find alternative accomodation. The host then messaged lying about a bike accident and pretending to be in hospital. Before sending his ‘friend’ who looked shockingly like his WhatsApp picture, to let us into the apartment late. It was filthy. We had to go buy cleaning products to clean it ourselves and I still feel dirty. Toilet hadn’t been flushed for example when we arrived. Great street and location though

The worst place I've ever seen in my entire life. The person running it definitely has major issues. Probably substance abuse. Chronic liar the place wasn't ready for several hours. Ready is a stretch for it was never ready. No shower curtains that was probably the root cause of the mold and stench . The place wouldn't pass a municipal health inspection for human occupancy. I shall never ever trust the ads photos and descriptions of any other properties.
The property is in the best neighborhood if you're looking for a clean area to stay in, within walking distance of the best shopping, restaurants, and attractions in downtown Rome. We visited other areas, and this was the cleanest and safest within the vicinity of the apartment.
The apartment is on the fourth floor with steep stairs and no elevator. It shouldn't be advertised as two bathrooms. One decent sized bath with a shower, sink and toilet. The second was so small, my shoulders touched each side of the walls when I squeezed in there. There was a toilet and I noticed a shower head attached to the wall and a drain on the floor. It can work as a second toilet, but not a second bathroom.
During check-in, Frederico was not available but quickly replied by text that he could send someone over to give us the keys and get us into the apartment. A very sweet lady in her 70's met us 30 minutes later and opened the apartment for us. She didn't speak English so we used a translator app on the phone. She gave us a quick tour of the apartment, not really necessary, and then said something about a "tourist tax" of $120 euros. I let her know that I hadn't exchanged money yet and didn't know that I had an additional payment on my arrival. She let me know that she needed the cash or she couldn't hand over the keys, and let me know she'd show me where an ATM is around the corner. I was obviously skeptical but gave in.
We loved the location, but the building and the apartment were disappointing. It's four flights up and has very little natural light. Fedrico insisted on carrying our suitcases up. He was helpful, arranged for a car to meet us at the airport and made sure we were settled in. Even so, garbage cans in the lobby smelled terrible. For the price, it was not a good value.
The location was wonderful but not unique enough to have to put up with the filth in the apartment. Upon arrival the bathroom sink had beard shavings. Kitchen sink not clean. Dust and dirt everywhere. Was told there was a washer but it was filled with soiled and mildewed baby bedding and did not work. Fridge barely cool because the freezer caked in frost and leaked. Floors too dirty to walk barefoot. Had to walk past the building’s smelly trash to get to the stairs to access. Was told there was a sleeper in the sofa but when I lifted the cushion to access it it was so filthy it was in conceivable to pull it out to sleep on. Had to buy dishwashing liquid, dish cloth, sponges, paper towels, decent toilet paper ( not crispy gray recycled ) and household cleaner with bleach and spend significant time in order to simply make it sanitary but by no means clean. Dust bunnies under the beds the size of apples. Dressers, drapes, window areas, decor items were filthy. At some point this apartment may have have been as lovely as the photos and older reviews indicated but not the case now. Landlord did not care we had not been given 2 sets of sheets for 3 people or that both the washer and fridge did not work and refused to answer texts or calls requesting sheets. Expected us to use the same towels for 8 days or there would be an extra charge.
A terrific 4 night stay in late June/early July. Apartment comfortable, superb location (1 minute walk to Piazza di Spagna & Metro), making it all that you need for a Roman escape. Fully a/c for summer. Double glazed windows makes for a quiet stay.
The owner communicates and is very helpful.

Attractive apartment, comfortable and good location
The apartment was nicely decorated and comfortable. The air conditioning worked well. Federico was there when we arrived and was very thorough and helpful with recommendations. The kitchen was stocked with breakfast goodies (coffee, tea, juice etc). A very nice touch! Close to the Spanish steps and nice shopping. There is a nice market a few doors down. Many thanks to Federico for a great stay. We would stay here again!

Excellent location. Great choice.
Local market next door, and little farmer's market around the corner. Central location and we easily walked to all major attractions. Lots of activity during the day, but very quiet at night. Perfect combination for the local experience. Be prepared for the stairs, but a great choice and I would recommend it.

Perfect location and apartment
This apartment is centrally located in a fashionable neighborhood minutes from Piazza de Spagna but on a quiet street with virtually soundproof windows. The apartment is modern, immaculate, comfortable, and a great alternative to the expensive hotels in the neighborhood. Federico is readily available to help with any needs in the apartment or in Rome in general. I would absolutely stay here again and wished I had discovered it before previous trips to Rome.

amazing location by Spanish Steps
Darling apartment with a very stylish decor. The location is amazing, right by the Spanish steps and the Piazza del Popolo. It's a very safe, clean and historic street. Lots of very high boutiques and fabulous restaurants. I absolutely love staying there and Carrefour Express is conveniently located a few steps away. The WiFi worked really well, the place was clean and we had a maid service that cleaned the place half way through the stay. The owner was super nice and helpful, very responsive to my emails. He even arranged a chauffeur to pick us up and drop us off at the airport. Oh, and I forgot to mention, the apartment smelled super nice, the home fragrance in the living room was a nice touch. Federico, the owner was very helpful and gave us recommendation for restaurants and things to see. He left a bunch of maps for us. My boyfriend and I are world travelers and we loved staying at Vittoria Suite. I hope you will enjoy it too.
