Cosy, comfy cottage near glorious beaches!

This lovely 3 bedroom cottage, The Seashells, all on one level, is situated only minutes away from the coastal path in a lovely, quiet spot in Brancaster Staithe, just 5 minutes drive from Burnham Market. Within easy walking distance to the famous White Horse and charming Deepdale shops. Further along the coastal road is the Jolly Sailors pub and Brancaster Staithe harbour for all the boating fun. For walkers and bird watching Titchwell RSPB Reserve is only 5 minutes drive away.

The clean, contemporary kitchen has all new integrated appliances; dishwasher, washing machine, microwave, large fridge with freezer box, induction hob and electric oven. There is also an under-counter 3 drawer freezer in the games room.

The open plan layout has a 6 place, oak dining table with Eames-style dining chairs, a comfy leather sofa and armchair to relax in. You can enjoy the new technology; freeview flat screen SMART TV, i-pod docking station/radio and DVD player, or settle for the good old fashioned games and jigsaw puzzles. For cooler nights there is a cosy wood-burning stove with safety fireguard.

The open plan living goes through into the conservatory, with relaxing chairs and snuggley sheepskin rugs, to overlook the marvellous view of open fields and Barrow Common.

The hall with feature mirror and handy coat cupboard leads to the bedrooms.

The main bedroom with super-comfy king-size bed and luxury feather duvet has bedside tables and lamps, a cute dressing table and fitted wardrobes with shelves. You'll wake-up to wonderful views across open fields and the rolling hills of Barrow Common. The ensuite has a large walk-in shower with drencher head and adjustable hose, basin, WC and heated towel rail.

The second bedroom overlooks the quiet, private front garden and has twin beds, feather duvets, side table and lamp, oak chest of drawers and a built-in wardrobe.

Bedroom 3, the bunk room, has a stunning picture window over-looking the garden and field, built in cupboards, black-out blinds and side-bed lights. There are also some children's toy and books. The bunk beds have a truckle and mattress under it, to be used by younger children if the top bunk is a bit too high and scary! It is a room for 2 children only.

The family bathroom has a good size bath, drencher shower and adjustable hose, basin with granite top, WC and heated towel rail.

There is a travel cot and high chair available on request.

Outside the enclosed rear garden, is south facing and looks directly onto rolling fields and the common; a fabulous, relaxing spot. The patio area has new garden furniture to seat 6, parasol and gas barbeque for those sunny days. There is an additional suntrap deck with rattan furniture, positioned well to take in the views.

The surprise external den has a much loved table football, great fun for all! There is also a selection of games, books and puzzles if you prefer something less energetic!

The Seashells is located in a quiet lane off the coastal road. It has a private front lawned area and space for 2 cars. It is a pet free holiday home.

Lovely Property bigger than expected

We booked short notice after finding property online in area we wanted to be in but apprehensive that it was going to be alittle small for 4 plus baby, received confirmation promptly from Karen. Karen provided detailed messages on things to do and places to eat etc which was helpful as weather didn’t hold out completely during stay. Upon arriving we were over the moon as photographs did not do it justice, bigger than pictured and lovely decor real homely beach feel. Lounge will comfortably fit more than 4 (three on sofa, chair and beanbag). Dining table sits 6 plus little one maybe one more too. Bedrooms well furnished and roomy. Beds comfortable.Clean and tidy, lots of utensils, tv and even games. Quiet area with lovely views and pubs, fish lovers will be happy as crab shack and other fishy shops/stalls near by, plenty for non fish lovers too. We had a lovely stay and would stay there again if we visit this area. Karen was friendly and helpful a lovely host. Many thanks ‘The Branchofs’

Peaceful location

Had a lovely long weekend break here. Gorgeous cottage, so peaceful - overlooking fields. Perfect location for exploring North Norfolk. The cottage is clean and very well maintained - everything you could wish for. The kids especially loved the football table in the games room.

Delightful house in a perfect position

I had a very relaxing stay at The Seashells with a friend and we loved the fact that it was in the perfect place for us, between Holkham and Thornham. So near to some shops and with a stunning view at the back over countryside.

Fantastic property

A great clean and modern property with everything you need! We decided to stay at this property while up visiting the RNLI at Wells-Next-Sea to remember a family member who had their name on their new boat. The property catered for 4 adults and 2 children comfortably. Communication from the owner was fantatsic from the moment we booked and sent clear instructions / information at the beginning of the week of our stay. We would highly recommend. Thank you

wonderful time at Seashells

Excellent quality accommodation. Clean, comfortable and well equipped. We particularly enjoyed the sunroom and the games room. Great location when visiting this part of Norfolk.

June weekend

We had a lovely weekend stay. Seashells was very comfortable, clean and quiet. The view from the rear garden over the fields is great. Take your binoculars to look for the deer we saw and many different birds. Just a short walk from the shops and the very good White Horse pub. Would stay again.

First time in Norfolk

We had an excellent few days at the Seashells, with very good communication with Karen beforehand. The bungalow is so tastefully furnished, very comfortable beds, more than enough equipment in the kitchen. The weather was sunny but cold, the conservatory made a perfect sun trap. We fitted in a visit to Bircham windmill, Cley for bird spotting, and even a very speedy but invigorating swim at Brancaster Beach. It has been a great introduction to North Norfolk, so much more to explore another time.

Wonderful retreat.

Very comfortable property providing all that we needed (age range 10 to 88yrs! ). Conservatory, table football and south facing garden was great. A lovely base to have a variety of days out, along the beautiful Norfolk coast. And of course, walking parts the coastal path. A small issue we did have at the property was resolved rapidly, by contacting the owners. Karen is brilliant with communications via WhatsApp. I definitely recommend this property.

Great trip in a lovely location

We love Norfolk and were delighted to find the property available for the August Bank Holiday when we booked during the year. Communications with Karen were excellent as was the check in process. We know the area well and the house is a 2 minute walk from The White Horse and 5-10 mins from the Jolly Sailors. The road is very quiet with lovely, expansive views across open countryside to a lovely wood. The rooms were all well kept with nice linen, towels and very comfy beds. All of the fixtures, fittings, crockery etc was of a very high standard (Marks and Spencers have done very well) and there was plenty of it. The football table in the games room provided endless hours of fun with our 12 year old as did the free Netflix. There were no real issues but I had reason to contact Karen for a couple of things and some local advice and she responded quickly and well. All in all, I would heartily recommend Seashells for a family or even a couples trip. Thank you Karen and Mathew for allowing us into your holiday home.

A well-thought out property in great location. We especially loved the beds which are ALL so comfy, even in the kids and twin rooms!! The property has high spec appliances, great showers, good parking space. Much recommended.

Perfect location for the area, quiet road, lovely views to the rear from the garden. Fitted out well with all the necessary bits and bobs for a stress free break. An excellent property I would definitely recommend thank you Karen 👍

Excellent Bungalow

The whole process of booking and communication with Karen, the owner, was first class. The bungalow itself is beautifully furnished and extremely well equipped. It was spotlessly clean on our arrival. The west facing garden is a real bonus. Brancaster Staithe itself is a good location, with two pub/restaurants and a selection of small shops (and larger supermarket/filling station) in a complex very close by.

An excellent location for touring around northern Norfolk. Bungalow overlooks fields to the rear with abundant wildlife visiting. The property contains all the mod cons to make your stay comfortable. Well recommended

Lovely views, deer, garden birds, barn owl spotted from the windows.

Comfortable and tastefully furnished. Owner telephoned before holiday. You must eat at the White Horse within walking distance of the cottage. It’s expensive but the views and food are first class. We also ate at The Hero which served a delicious Sunday roast.

Very well equipped, comfortable cottage in a very quiet part of Burnham Deepdale. Walking distance to wonderful beaches, pubs and local shops. Beautiful views from the South facing gardens.

Excellent North Norfolk base

Modern home in a pastoral setting

We came here for a week in December, and used this home as a base for birdwatching in the marshes and beaches up and down the coast. The location in Brancaster Staite is perfect for going to all these locations. At the end of a day, it was great to return to our home away from home, and enjoy the sun setting over the pasture behind the house. It's a modern house with all the mod cons, making life easy for us. There are plenty of good restaurants and pubs nearby, and if you're lucky enough to be here in mussel season, you can enjoy the renowned Brancaster mussels. We found this property to be very good value, for a 3 bedroom, 2 bath, fully detached home.
