Friend Reunion

Despite the weather that weekend being not so great, we were really able to enjoy spending time in the house! The yard is amazing and it is such a close walk to the beach. Katherine was an amazing host and we can't wait to rent it again when the weather is nice and truly enjoy the whole property. Jamestown is such a special place and this home is a hidden gem!

Jamestown and Newport

Great house, location, porch!! Nice kitchen. Great living area. Found that two of the beds upstairs to be too high off the floor so difficult to get in and out.

Great location, gorgeous yard

We loved the porch and the yard and the location just steps from the beach. The upstairs bedrooms were charming. The living room was a bit cramped because there is big furniture, but this didn't impact us as we spent our time on the porch and in the yard. Katherine was very responsive if we texted with a question.

The Sand House

A beautiful house that we booked for the Christmas and New Year. However we all felt that the property could do with some tlc, modernisation and updating in general. The property in certain rooms were not cleaned very well and there was lots of dust under the beds, the stove in the kitchen was not cleaned very well. The lock on the front door needs replacing as it is awkward to unlock at times, and the sink needs replacing in the ground floor shower room. Whilst the property is only a 5 minute walk to the sea,you need a car to go anywhere . Katherine, the property owner was very helpful when the dryer broke down and gave us compensation as it couldnt be fixed over the Christmas period

Good Week

Great location with a nice backyard! Nice and close to beach. Great porch to hang and eat at night Very old and dated versus the pictures and the cleaning crew didn't do their job. We cleaned for 2 hours when we arrived. Don't believe owner has been there for sometime. Katherine lovely lady but needs to look the house over.

Comfortable house, great location

We loved our two-week stay. The first week my wife and I were joined by kayaking friends (7 adults and a teen) , taking advantage of the fantastic kayaking and stand up paddleboarding opportunities from multiple launch sites, and especially Weatherill State Park. The second week we welcomed our kids families (6 adults and a toddler) and took full advantage of walking to Mackerel Cove beach, which the toddler adored. We mostly ate in, for which the roomy kitchen and fantastic porch were well suited. Jamestown is roughly 15 minutes from either Newport to the East or Narragansett to the West, and on those occasions where we wanted something we couldn't find at the local McQuades Market (rarely - it's got a great selection!) we usually ended up taking the free bridge West to the less crowded and less expensive places in Narragansett. For those looking to explore Newport, but wanting a calmer and less crowded base, this house is perfect. But we ended up really liking Jamestown itself, and came to appreciate its considerable charms.

Great Family Reunion /vacation spot, with access to all th

This property offered a lot of space, sleeping and socializing, with ready access to many of the attractions on the island of Conanicut and town of Jamestown…the landscaping of the yard with the tall bushes across the front of the house to provide privacy and separate from being on such a busy main road top down to the beach, and the huge backyard that provided relaxation in the hammock, kids jungle gym, big enough for cousins softball game, and the cousins had a “pop up tent sleep out one nite being so private. The outdoor shower was also great for all day swimmers, taking advantage of the easy walk down to Mackeral Cove for morning, afternoon and evening swims and picnics at the beach. We went paddle boarding across from Mackeral and were able to put in at West ferry and then walk across the street for more swimming at Mackeral. The bikes and wagon and beach chairs were extremely useful . The house is also a Short drive out to the Beavertail light and even got to swim and toast the sunset out there in the beautiful surrounding grounds over looking the West passage.

Perfect family vacation

The house was lovely for our family. Short walk to the beach so it was easy to go back and forth with kids. Loved having a crib for the 2 yr old. We enjoyed the porch immensely. We were on the porch for meals and during a visit from Elsa(storm) we sat out there and enjoyed the rain. We’ve been coming to Jamestown for 30 yrs. What a wonderful community! Thank you Katherine

Wonderful stay in Jamestown

We were so pleased with this house. So perfect for our family with plenty of room, a spacious yard for bocce and frisbee, a very short walk to a beautiful beach and that amazing front porch. So relaxing in Jamestown but a short drive to Newport when we wanted a little more action. A great experience with the owner Katherine. Highly recommended.

Great location!

This property had a great yard for kids to play in, with a play structure, and is easy walking distance to Mackerel cove, on sidewalks, even for a 3 year old! There were bikes available, boogie boards, beach wagon, and chairs. AC was also great. Layout of house was great for 2 families including kids. The island of Jamestown has a lot of great places to explore. Easy bike ride to great town playground, icecream, library, etc.

Sand Home - Mackerel Cove

This house is beautiful and has so many amenities for families. We traveled with our three adult children, two spouses and three grandchildren ages 6 yrs, 3 yrs and 15 months. There was sufficient room for everyone. The porch is spacious and is a great place to hang out, read and eat dinner. The kids loved the swing set which has a rock climbing section, slide, baby swing, regular swings, monkey bars--everything they love. There is a great hammock and Adirondack chairs in the yard. The yard is large and the kids enjoyed playing soccer. The house has everything you need in the way of linens, towels, beach supplies, toys, kitchen tools and even a clothes line. My one concern I had when booking this property was how close it actually was to the beach and whether it was really "walking distance." I was relieved to see that it is very, very close and was easily walked by even our 3 year old. There is an outdoor shower that made cleaning up after the beach an easy task. The beach itself has a rocky area, but as you move closer to the rest room facilities, the sand is soft and beautiful. We were there over the 4th of July, so there were distant fireworks for several nights, but otherwise, the area is very quiet. You can walk to the grocery store, a terrific bakery/cafe and downtown. The owner was very, very responsive to our questions. We loved, loved, loved our stay and wholeheartedly recommend this property!

near the beach

This was a good location for the beach on those days that were sunny. Unfortunately we had rain and didn't find many games/blocks etc for kids 7 and under. Would have liked more light in the living room on those gray days. Being a short person I would really have liked a stepstool to help getting in/out of the high beds (my grandson could have used one too). A quirky preference--though the antique dressers were nice to look at, the drawers were really hard for this grandma to open and shut. We would consider coming back to this house were we in the area again. Thanks

Beautiful,clean, comfortable and spacious home!

We just came back from our stay in Jamestown. I love this house! It is the perfect location to walk to the beach. The yard is private, perfect for kids with swings and slide. The front porch is so pretty with ceiling fans and rockers. We ate our meals on the porch with seating for 8. Katherine is quick to respond and very helpful with any questions. It was our first time vacationing in Jamestown and we loved it. We plan on going back next summer!

Perfect Spot for Rest and Relaxation - Highly Recommend!

Let me begin by saying that the photos of The Sand Home do not do the house justice. Katherine really did think of everything in outfitting the home, from providing all linens (sheets, towels and beach towels), having a fully equipped kitchen, and recreational items (beach chairs, boogie boards, umbrellas, games, and bikes). Our group - 3 couples and 1 single (all adults) - felt the home provided ample private space for us to retreat when we wanted to go our separate ways, as well as ample communal space. We can definitely see how families with children would love it. The covered porch was a perfect setting for group meals (dining table seats 8) and just for relaxing on the rocking chairs and swing. Really great breeze in the mornings and evenings. All the bedrooms have A/C but we really didn't have to use it - the temperature dipped enough in the evening to just open the windows and let the breeze blow in. The home is only a 3 minute walk to Mackerel Cove - the premier swimming spot in Jamestown; 2 minute drive to the closest grocery store and 3 minute drive to the ferry to Newport. You really cannot find a place that is more perfectly situated. Katherine was great - provided very clear instructions for check-in and check-out and responded to emails we sent during our stay. The party before us checked out late, which delayed our check-in (Katherine was uber apologetic about the delay and wanted to take the extra time to make sure the house was ready for us - it was immaculate!). Katherine in turn allowed us to check-out an hour later at the tail end. Katherine also provided some great recommendations for local eats and activities. The one thing folks should note - the upstairs bathroom has a clawfoot tub which is better suited for baths and giving children a quick wash - all those in my group felt more comfortable using the shower downstairs (we have old knees and couldn't squat for too long). In sum, we had an awesome time, would definitely stay at The Sand Home again and would highly recommend the home to others looking for a wonderful place to get away from it all!

Great stay near the beach

The house was as advertised. It is very near the beach and enough room for all of us (6 adults and 2 toddlers). The house had a swing set and slide for the kids and an outdoor shower that came in handy after returning from the beach. It was easy access to Newport and to Narragansett. I would recommend it for a laid back vacation but with access to the rest of Rhode Island. We are from Houston and it was great to enjoy the cool weather.

2 years of great times in Jamestown. Planning on many more.

Our family has stayed at Katherine's charming Jamestown beach house for the past two years. The first year, we were new to Jamestown and were delighted with Conanicut Island. The perfect combination of laid-back island living with natural beauty and proximity to the upbeat pulse of Newport. The location of this house to the beach at Mackerel Cove can't be beat, but the location is also perfect for a leisurely bike ride around the island, down into town, or to one of Conanicut Island's parks like Beavertail, Fort Wetherill, or Fort Getty. The property itself is perfect for families. A nice spacious yard for the kids to run around in, play on the playset, or climb the copper beech tree next to the driveway. There is a perfectly situated hammock in a corner of the yard for the adults to supervise the young ones. The house has plenty of room for families to spread out and enjoy their vacation together without falling all over each other. The front porch is the perfect place for a nice meal in the shade. In short, you cannot go wrong with this wonderful Jamestown treasure.
