3-Bedroom Countryside Cottage Close to North Devon's Beaches and Exmoor, with onsite games room

The beautiful three bedroom Ford Hill Cottage in Kentisbury, North Devon is the perfect setting for a memorable holiday with friends or family. Located within a few miles of the nearby village of Combe Martin, the cottage is only a short drive from a beach and Exmoor. It also comes with the added bonus of a large, private games room.

Recently decorated to a high standard, the cottage effortlessly combines period charm and character with elegant style and sophistication.

Downstairs hints of red conjure a warm and cosy atmosphere for relaxing. The cottage is mainly open plan with a charming lounge at the centre and featuring a large sofa and two armchairs plus a large flat-screen TV and a cosy wood burner. The kitchen is to one side of the lounge, with a useful island with granite top and a handy drainage sink separating the two rooms. The kitchen has been completely refurbished and is beautifully decorated in soft pastel shades and wood flooring. It is very well equipped with a Rangemaster cooker, a coffee machine, a fridge/fridge, a washing machine and a dishwasher. At the other end of the lounge is the dining room, which is in a separate room and has a pine table and chairs for 6 people.

Upstairs are the three bedrooms where tones of blue and green are wonderfully calming for creating the perfect night's sleep. There is a large en-suite double bedroom, a further double with countryside views and a pretty with two full size single beds. The family bathroom is also on this floor and has a bath wc and sink.

Ford Hill is more than 350 years old and enjoys a lovely rural setting with a large garden to the rear and far reaching countryside views. There is a lovely patio with table and chairs and a BBQ ideal for al fresco dining, as well as a smaller, pretty patio area to the front of the house with table and chairs.

To the side of the cottage in the former garage, the cottage has its own fully-heated games room complete with wide-screen TV, table football, pool table, sofa and bean bags, the perfect place for the children to play for hours.

Like many beautiful old cottages Ford Hill Cottage is arranged over a number of levels and has a steep staircase so is not considered suitable for toddlers or those with mobility limitations.

Ideal for families and friends the cottage is within walking distance of the village service station and shop. Michael Caines' restaurant at Kentisbury Grange is also only a mile away and great for celebrating a special occasion. Many other pubs, restaurants, shops and attractions are also within easy reach, and Woolacombe, Saunton and Croyde are less than a 20-minute drive, where families can spend the days surfing and swimming in safety as all the beaches have lifeguards. For the children, Combe Martin Wildlife and Dinosaur Park and Exmoor Zoo are 10 minutes away.

Ford Hill Cottage was perfect for our group, garden and games room a wonderful bonus. Lovely welcome from Janet was very much appreciated. Pristine inside, very comfortable. Parking a little awkward with a larger vehicle.

A great place to stay!

We enjoyed staying at Ford Hill Cottage previously so we rebooked this year! The cottage was as good, if not better, than we remembered! It is beautifully decorated, equipped and maintained. It has a lovely ambience with everything you might need and more, including a supply of wood for the open fire, a well equipped games room, local maps, board games, a very generous welcome basket and the bonus of a front patio and back garden with seating. The beds are comfy with crisp white linen. The en-suite shower was good and we appreciated toiletries being provided. The kitchen is very well equipped with plenty of utensils, crockery and pans. A generous supply of consumables including dishwasher tablets, tea bags, cling film and toilet rolls were provided which was appreciated.(Small things I know but some places don't provide any of these!) We found the cottage to be toasty warm. As mentioned on the website, the steep stairs may not be suitable for young children or those with mobility issues but we had no issues with them. The cottage is light and airy too. We were blessed with exceptionally good weather and the cottage was an ideal base for visiting Woolacombe, Lynton & Lynmouth, Arlington Court as well as RHS Rosemoor. We would not hesitate to recommend Ford Hill Cottage. Thanks for a great stay!

Summer break with the kids

Stayed for two weeks in August. The mids aged 8 and 12 love the cottage. Different rooms to hide and play in. A short drive to Woolacombe beach, and Exmoor Zoo and a bit further to The Milky Way Adventure Park and The Big Sheep, both of which the kids loved. Back at the cottage we had a couple of barbecues and the kitchen was even easy enough for Daddy to navigate and cook! 20 minutes to Barnstaple if you need to get supplies in. Bedrooms were great. Beds nice and comfy. They came and changed bedding and towels for fresh after week one. It’s in the countryside and you can see sheep wondering in the fields from your bedroom window. I like the ‘quiet’ of the countryside so very much enjoyed it….

Another great stay

We had another relaxing and comfortable stay at Ford Hill Cottage. The weather in March was wet and cold so we were very glad to have the games room with it's pool table and football table. The wood burner was toasty and we enjoyed relaxing around it on the comfy lounge furniture. It was good to have an en-suite and another bathroom. The cottage is beautifully decorated, immaculately clean and has all the things and more you need for a self catering break. The owners provide a very generous welcome pack along with coffee pods etc. We would highly recommend the cottage.

Superbly appointed in a beautiful rural setting

The cottage was truly amazing, so well equipped and retaining a number of period features. Everything had been carefully thought out and was so easy to use. You felt "at home" the moment you walked through the door and the atmosphere was warm and inviting. The adjacent games room was superb, with pool table, table football, table tennis and a media/entertainment setup too! The piano in the corner was a nice touch and we made full use of most of the equipment, especially the pool table. Oh., don't forget the mini fridge for keeping the beers/cider cool, nice touch! You will not be disappointed, as everything was top quality, we wish we had booked a longer stay! The owner (Janet) was really nice to talk with and was very keen to check everything was acceptable and met our expectations-which it most certainly did in every way. The welcome basket of treats and the bottle of bubbly and the bottle of wine was very much appreciated. We can't wait to return-Thank you for making our holiday so nice!

A wonderful week in a very well appointed cottage with a magnificent games room.

A last minute decision to go away for half term led us to Ford Hill Cottage and it was wonderful. On arrival we were met by Adam who showed us around the property and presented us with the most generous of welcome hampers. Adam and Janet were always available but never ‘got in the way’ - perfect hosts. The cottage is far more spacious than the pictures suggest and is furnished to a high standard and we particularly liked the extremely comfortable beds. The kitchen has everything you could possibly need but with a fantastic range of pubs and restaurants within a 20 minute drive you may find that you do not end up cooking too often! Of an evening it was lovely to come back to the log burner in the lounge. The games room is a BIG bonus, it is huge and well furnished, many a game of pool and table tennis was enjoyed. Importantly it was well heated - we have been to a number of rentals where the games room had been in a converted garage and as a result they have been very cold/damp - that is not the case here with numerous radiators to keep the games room nice and toasty. In summary a lovely property that we will happily return to in the future.

Tolles Cottage in wunderschöner Umgebung

Sehr nette Gastgeber. Wir wurden mit einem tollen Präsentkorb empfangen und die Küche war so gut ausgestattet, dass wirklich nichts fehlte. Das Cottage war geräumig, sehr sauber und wertig eingerichtet. Schöner kleiner Wintergarten und zwei Terrassen. Sehr zu empfehlen!

Great Holiday home from home

We could not have asked for more from our stay. The house was very clean and cozy and had everything we needed. The owners had left us a lovely hamper and some wine which was a lovely surprise.. The beds were very comfortable ,as was the whole house .The was so much for our men ,two 12 year old's plus their dad and grandad to play with in the games room we didn't worry about the weather. The pool table was a big hit. The house was really cozy in the evenings with a lovely log fire curtesy of our hosts. This is a lovely holiday home with many extras to make it special. We all would highly recommend it to anyone.

Fabulous cottage.

Truly fabulous cottage.

Very high quality cottage, very comfortable and everything provided that you could need. Plus an extremely generous welcome basket - thank you :-). The position is wonderful for all the attractions of this great area, we particularly loved Lynmouth and the Tarr Steps. Would highly recommend.

What a fabulous cottage. Everything is “high end” unlike some properties who use their old equipment. Spotlessly clean. The games room is fantastic for those damp days, early mornings or late nights.

Happy Return

Our third stay and it fully lived up to expectations, also, luckily, with excellent weather. It is a great place to relax with the beautiful back garden for the afternoon and evening and the sheltered front for breakfast in the sun. It's also in a wonderful position for trips to the magnificent Exmoor with its delightful scenery and magical coastline, and to lovely pubs for drinks or fine food. The sea at Combe Martin is a short drive away and the market towns of Barnstaple and South Molton are within easy reach for food shopping and other requirements. We hope to be back again.

Amazing cottage in wonderful location.

This cottage has everything you need plus more. Lovely welcome hamper with everyday essentials plus many treats. Close to many wonderful towns, pubs, beaches and walks. The games room is an added bonus and was thoroughly enjoyed. The owners were very welcoming and helpful even posting a pair of shoes back to use which we stupidly left behind! Will be returning. Beautiful house

I cannot recommend this holiday house highly enough. The owner Janet was lovely and made us feel very welcome and gave us the most wonderful welcome pack of goodies. The house was stunning and so beautifully decorated. It was cleaned thoroughly and everything was of a very high standard. The owners had thought of everything we could possibly need during our stay. The house was perfect for us, two adults and 4 children but it would suit anyone. The garden was fantastic for the children and they LOVED the games room. We hope to be able to visit again next year. Such a beautiful home.
