This centrally-located property is 10 minutes to the villages of Southampton (to the South), and Sag Harbor (to the East). There are walkable conveniences (North Sea Farms & Porco’s deli), bay beach w/pavilion & private parking, plus community tennis, basketball, bocce courts, and marina. Just a short drive away are local markets, restaurants, ocean beaches, marinas, boat rentals, parks and nature preserves. Our guests have described it as a “hidden gem” and a “slice of heaven”. OUR PROPERTY
Once inside the front entry, the spacious and sunlit living room leads to the dining room, which overlooks a large deck.
(Dining room features an expandable table comfortably seating 6 to 8. Deck has a round table seating 6 to 8).
The den, with gas fireplace with remote, is perfect for ROKU TV-watching and relaxing on the cozy sectional.
Kitchen counter seating adjoins the den. The fully-equipped kitchen has a gas stove, stainless steel appliances, and a variety of kitchenware; with access to side patio, gas fire-pit, and gas grill.
Equipped with High-speed, fiber-optic internet service (upgraded Dec 2023).
This home features three bedrooms, plus a flex office room with a daybed, and an APPLE TV.
The Primary bedroom suite has a King bed with a large en-suite bathroom; featuring soaking tub and shower.
The other two bedrooms each have a Queen bed, with access to a full bathroom off the common hallway, another off the side patio/kitchen.
The large finished basement/rec room has a washer/dryer, and ROKU large screenTV.
Enjoy the fresh air, sunshine, or shade all around the exterior; Whether the fire-pit patio with bistro lights, private back deck w/ solar bistro lights, outdoor pool area overlooking the heated pool, or cozy front (covered) porch.
Guests will find the property fully equipped with towels, chaise lounges, pool toys, comfortable seating, and umbrellas. The expansive front yard, with grassy area, is great for for volleyball, badminton, or relaxing under the beautiful Crimson maple tree on the hammock. Property fully fenced for privacy and security.
Minimum two week rental, as dictated by Southampton Township. Less than 30 day rentals will be charged an additional 5.5% Suffolk County tax.
During your stay; please make separate arrangements for your furry family members to vacation elsewhere. Our no pet policy is listed in the amenities/restrictions section. Also we have a no open flame/candle policy.
Typical estimated utility costs of $36 per day are included in rental.
Reconciliation of prorated actual costs vs estimated are sent usually within 14 days of departure.
In the event of a balance due the hosts, it will be deducted from the Security Deposit.
Additional seasonal costs may include: propane for pool heater, BBQ grill propane tank, gas fireplace, and trash removal.
Cleaning is done, by a professional service, prior to your visit, and again, after your stay. To avoid additional charges, we highly recommend using our cleaning service, during your stay, if your visit is longer than 7 days. If more than 4 occupants, cleaning charge will be be increased to $400 for 5 occupants and $450 for 6 occupants.
