9 min to Sunapee. The Newport Sunshine Room is one of 10 rooms in the historic Brook Road Inn. The room is rustic, in the building's historic style. The Newport Sunshine room offers a queen bed for two, a twin bed for one, and a private on suite bath. The door locks from the inside and the outside for privacy and safety. The room is located up a narrow staircase and shares a hall with 8 other guest rooms. This is a non-smoking property. This room has limited power outlets. The inn was built in 1837. Recently all of the rooms have been renovated to preserve the inn's original farmhouse character. Currently there is no restaurant at the inn. However, there is a shared area with a fridge, toaster, and microwave. There is a coffee bar area with a water bubbler. Enjoy 2 spacious dining areas to eat while staying at the inn. Although there is 24/7 video surveillance, staff isn’t on the property at all times. The front door is locked 24/7 and can only be unlocked with a code that you will receive in your check-in instructions that will be sent before your stay. Guests must be comfortable being self-sufficient from check-in to check-out. During the warm season enjoy the deck, equipped with a grill.

-The building is historic, we have worked hard to renovate it to its original charm. Please be delicate as you move about the inn. Also, do not allow any children to be unattended at any time.
-There is a shared area with fridge, toaster, microwave. Leave the area as you found it; dirty cups and silverware can be placed in the dirty dish bin on the counter next to the western style swinging doors leading into the main kitchen, if you dirty any other dishes you must wash them yourself with the dish soap and sponges provided in the kitchen area.
-The Brook Road Inn is designated as eco-friendly: each room is set per person on the reservation, with one large towel, a hand towel in the bathroom, and a washcloth for three days at a time, or two sets per week
-Guests will be charged for all items missing from the unit after checkout
-Garage and basement are off limits to guests
-No smoking, violators will be charged a fee of $250.00

Another Great Stay

We stay at the Brook Wood Inn when visiting family in nearby Unity. This was our 2nd stay at the Inn and it is very relaxing place to stay. The common areas and kitchen is great, we always make our own breakfast and have a nice cup of coffee together each morning :)

Visit family

Very convenient to stay close to family. The beds were comfortable. The AC kept turning off and was glitchy. We reached out to the property manager and let her know we got it figured out, however we never heard from her.

Stayed over the holidays to visit nearby family

We stayed at the Brook Road Inn for a few days between Christmas and New Year's Day so we could visit nearby family who we hadn't seen in a long time. The Inn was very comfortable and we really enjoyed our stay. We brought groceries so we could make ourselves breakfast in the kitchen and have a cup of coffee in the morning before we went visiting.
