Kittiwake Cottage is a gorgeous, contemporary barn conversion, tastefully decorated with antique character furniture. Comfortably sleeping up to four in two bedrooms, the pet friendly cottage is the perfect place to bring the family, or enjoy a romantic break.

Braunton is an ideal location if you want to explore North Devon's beaches, as well as take in the area's other attractions. Saunton Sands is just a 5-minute drive away and the famous surfing beach, Croyde is just a 10-minute drive.

Kittiwake has a lovely light and airy feel due to it's white and blue colour palette that is maintained throughout the whole cottage. The kitchen, living area and dining area are all open plan, which also gives a modern contemporary feel.

The living room is complete with a comfy sofa and armchair, as well as double doors opening out onto a Juliette balcony for those warm summer months. In the colder months a wood-stove can be lit for a cosy night in. The kitchen is well-equipped for all of you needs and it also features a Nespresso coffee machine with complimentary pods. The dining area is perfect for every occasion, seating up to four on quirky hand painted chairs.

In the master bedroom you will find a beautiful antique French double bed for a peaceful night sleep along with an adjoined, tasteful en-suite shower room. The second bedroom is home to two zip and link beds, making it flexible to your needs - these can be made up as either a double or two singles depending on your requirements. This second bedroom also has an en-suite shower room.

To the front of Kittiwake Cottage is a terraced courtyard with a pretty French style table and chairs to enjoy alfresco meals next to the colourful flowers and plants. A larger garden is discovered past the terrace and features a lovely apple orchard and numerous areas for peaceful picnics, at the end of the garden is a pretty stream.

Up to 2 dogs are welcome at Kittiwake Cottage. There is an additional charge of £30 per dog per booking. Please notify us at time of booking. Payment must be received prior to arrival.

Pleasant short break

Enjoyed our stayed however I did experience some mobility issues with ie with steps up to the cottage and obviously the stairs. Would also have preferred a firmer mattress on the beds too , Thank you

Idyllic place to

Perfectly situated in the lovely village of Braunton. Great coastal walks for you and your dogs. Braunton Burrows is 20 minute walk from this lovely property, and saunton Sands is a 6 minute drive away. So many Beautiful places to visit, too many to mention. Pubs and restaurants on your doorstep. The cottage is well equipped and cosy. The garden is amazing, the dogs absolutely loved it, zoomies first thing in the morning is unheard of. Will will be returning.

In the heart of Braunton

We chose this cottage for its location, we paid a bit more than we would have normally paid for a cottage but we want to stay in Braunton. The cottage was nice but for a family of 4 it needed a little more storage downstairs and a bigger fridge and a freezer would have been nice. The location was quiet and we had a lovely week. The property did have a couple of big steps as you entered the cottage which I was a bit worried about as we carried our luggage and things in and out and on a wet day but they was a railing on one side you could hold on to. It was nice having the parking with the cottage as we knew we would always be able to park. The owner was nice in the text messages I received and the cottage management company were very helpful .

Tired cottage

The location was great but overall the cottage was a bit grubby. Floors under beds really dirty. Towels smelt, bedding was clean though. Attention to detail poor. Clock on wall not working. Only 3 decent sized mugs for 4 adults!? Sofa/chairs very uncomfortable. Walls scuffed. Think it needs deep clean and lick of paint.

A cosy cottage in a great location

My daughter and I (and our little Border Terrier, Molly) thoroughly enjoyed our stay at Kittiwake. It was located in a perfect position to explore the coast - and great to have amazing cafes, takeaways and some lovely shops a walk away… The cottage was exceptionally comfortable and cosy, beautifully decorated. We’ll be hoping to stay again… Thanks.

Brilliant location

What a lovely cottage and the location is idea for the beautiful surrounding area. Cottage is clean and cosy. The kitchen is well equipped and the equipment was all clean, which for me is important. Really delicious cream tea and milk in the fridge, which I thought was a lovely touch. The feather duvets, with white cotton covers, and the sheets smelt gorgeous, all week. We took our two beautiful whippets, Donald and Kenneth. They absolutely loved the garden, ideal for morning and evening zoomies. We walked to Braunton Burrows, half hour walk and the dogs were off lead for at least half of that. We drove to Saunton Sands as it mainly road and my dogs like being off lead. Took about 7 minutes. What a beach, never seen one as big. The dogs loved it. Walked from Lee to Ilfracombe on the costal path, hard going but worth it, walked from Putsborough to Woolacombe along the beach which is easier. The town of Braunton has at least 5 dog friendly pubs within walking distance, India and Thai restaurant/takeaway, highly recommended. We didn't try the fish and chips but other reviews say they're good. Lots of lovely artisan shops. Couldn't fault any of it. I highly recommend this cottage. We will all be returning next year.

A comfortable well equipped place to stay

This cottage was very clean and well equipped. It is also within easy walking distance of all Braunton amenities as well as easy driving distance to lots of tourist attractions. The garden is a little wild, but I liked that and did find the stream at the end. A nice touch was the cream tea on arrival. I would definitely stay here again.

A lovely cottage

We have stayed at Kittiwake three times now. It is a lovely cottage walking distance from Braunton itself. Two good sized bedrooms with ensuites-- with comfortable beds. Downstairs a very agreeable living area and decent kitchen area. Private parking in the rear courtyard is a real bonus. The landlord lives next door and is a very friendly guy. The only downside is the lounge furniture. A settee ( comfy- no problem ) plus two armchairs which are not so comfortable. Overall a delightful place to spend a holiday.

Disappointed

Kittiwake cottage did not live up to expectations. Only plus point was the location, in the centre of Braunton. Living area downstairs was small, armchairs uncomfortable. Only one door out of property, so if there’s a fire downstairs in hallway, there’s no means of escape if you’re upstairs, windows for bedrooms are velux and in the roof - no front door either, so again no means of escape if you’re in the living room either as the living room only has a Juliet balcony which is quite high up off the ground outside. Surely this isn’t allowed!! Washing machine was located in the courtyard in an outhouse - outlet pipe for said washing machine was not underground and water with a washing powder is allowed to run down courtyard and into garden. Owners live next door and use the main gates as a walkthrough. Owner left main gates to main road open when he came to get lawnmower to cut his lawn. We had our dog with us, and luckily he wasn’t out in the courtyard at the time - we didn’t know the gates were open. Orchard was good for letting our dog out for a stroll, but grass was at least ankle height and thick. Owners don’t seem that bothered about Kittiwake Cottage and don’t seem to care about general upkeep of garden. Notes for the cottage specifically asked guests not to take anything from the vegetable patch in the shared garden, the raised bed which we presume was the ‘vegetable patch’ was full of weeds, so we didn’t take anything from the vegetable patch. Owners didn’t pop round to see if everything was ok, we rang to ask if there were anymore bin bags as the bin in the kitchen needed emptying but they said there wasn’t as they only provide one!!!! Steps up to back door (only means of entry) were extremely steep and deep. Not suitable for the infirm or small children. This could do with a handrail to make it safer. Had bed in 2nd bedroom Zipped together, wish we hadn’t asked as the join was extremely uncomfortable if you lay on it. No lamp in 2nd bedroom or headboard on bed. En-suite bathrooms were nice, but the wardrobe for the 2nd bedroom was in the bathroom - luckily the clothes were not damp, but a ridiculous place to have a wardrobe. We don’t think it took 8 hours to covid clean the property either - there was still crumbs and dust in the living room and kitchen when we arrived.

We have absolutely loved our stay. Location is perfect, huge garden and beautiful cottage. Natasha was so friendly and helpful! The hamper was a lovely touch too! Highly recommend staying here and will definitely be returning ourselves.

A Gem in North Devon

This property whilst near to the main road through Braunton it is very quiet and convenient to the Shops Restaurants and Pubs. This property is extremely well maintained and would highly recommend .

Perfect house in a perfect location

We had a fabulous week at Kittiwake and it comes highly recommended. Situated just a short walk from Braunton village yet far enough away for the late evening to be so quiet that all you can hear is the river running by the end of the garden. Braunton in a great base for exploring that area of the North Devon coast. The inside was clean, modern and well kept and had everything we needed. Thank you for a wonderful week. We wouldn’t hesitate to re-book in the future.

Overhaul required

Although the cottage has potential to be very nice, the place seems to be neglected. The furniture was shabby, and not as the pictures in the website, there were several lights not working and no replacement bulbs, the oven was dirty, only two wine glasses for four people (and three flutes), one of the tumblers had a large crack in it, the outside furniture and the barbeque were rusty and unusable, the icebox lid in the refrigerator was broken, the small bedroom not suitable for a double, and when we tried to use both showers at the same time they both became unusable. There were other issues, but I think that I've made made my point.

Centrally located modern barn conversion.

A clean well presented holiday home. Plenty of off street parking with a large enclosed garden. Great location for walking into Braunton. Sauton Sands and Croyde just a short drive away. The beds were very comfortable, and both bedrooms had lovely on suite bathrooms. Natasha had kindly left a goodie basket with wine and nibbles, and popped round to check everything was ok. She was easy to contact and very helpful with her responses. A few points to note. The steps leading to the front door are quite high. No cleaning products other than washing up liquid, and dishwasher tablets. No torch (or candles) if a power cut occurred. Also a torch would be useful for the garden at night especially if you have a dog(s). A lovely holiday and our dog loved the garden. Than you.

Great family holiday

The cottage was beautifully presented and immaculate. We had an amazing hamper upon arrival with chocolate and wine included! The location was perfect for us with two small children as a five minute drive to the beach allowed us to be flexible around daytime naps for the children. Plus a park down the road and other amenities within walking distance made a big difference. I would definitely recommend this cottage and the outdoor space to the rear of the property was a real bonus. It was also so handy to have a travel cot, high chair and stair gate all set up. The only possible downside I could think of was that I hadn’t considered the implications of two ensuite bathrooms which posed slightly tricky with the two little ones asleep during the day. That was my oversight though. Also, with the windows to the bedrooms being velux, you couldn’t achieve blackout with them open. Again, not a fault of the property as such, but something those with very little ones might want to consider. Overall, we had a fantastic stay and the property itself is stunning. I would happily recommend and return at some point in the future.

A lovely cottage with good outdoor space

A lovely sunny stay in an excellent location enjoyed by all four of us. Parking was easy, garden lovely, a substantial welcome basket and plenty of room for four with two very good ensuites even if one housed a wardrobe - just one of the quirks of staying in a quaint and well renovated cottage!

Beautiful, cosy barn conversion

A lovely, well equipped barn conversion in a good location in the centre of Braunton. Good off-road parking and a lovely orchard that was perfect for exercising the dog. The bathrooms were clean and the furniture was in good condition. A lovely basket of goodies was also provided upon arrival.

Quiet, comfortable and convenient

This is a beautifully maintained and comfortable property, conveniently situated close to shops and cafes in Braunton. I was especially pleased to have a secure parking place. Although the property took a little time to warm up, it was very cosy from then onwards. It would be particularly suited to a family with two children. I especially appreciated the en-suite bathrooms for both bedrooms.

Great cottage in Braunton

Property is exactly as pictured and was perfect for our Xmas week visiting family in Braunton. Cottage is very carefully thought out to maximize space. Convenient walking distance to everything in Braunton. Will return.
