We had a great stay at this place. We floated the Frio one day and the next day enjoyed a hangout in Leakey we know. Afterwards we spent the evening at the Utopia Lake and floated on it and did the rope swing as well. The owner was always quick to respond to us and even had someone bring us a propane bottle to use due to our group forgetting ours. All in all it was a great trip!
Roomy, clean, and well appointed. The river was super low, perhaps some pictures of what that normally looks like instead of the rushing falls in the current photo would be a good idea. Not a deal breaker at all, it was just difficult to figure out where to access the water, a property map would be a super addition! Owner very friendly and responsive, The BBQ area, patio and layout were perfect for our group of all ages. Great for bird watching and wildlife viewing - deer, birds and butterfles were abundant. Would stay here again for sure!
We had a fantastic time at the property. The location was great, with pretty quick access to the nearby state parks, and the house itself was clean and cozy and had everything we needed for our stay. Backyard was also effectively a big nature area, which was itself also beautiful and fun to walk around in.
Nice cozy little get away house. Just outside the town close enough to lost maples and garner. Ernie and Mac’s had great food. Most deer I’ve ever seen at one time!

Had 7 grown men stay comfortably for a bachelor party weekend. The kitchen and grill had all we needed. Firepit kept us warm, we had plenty of patio space outback and land to play some games. Beds, linens, dishes, and all rooms very clean. Plenty of towels and t.p. washer, dryer, oven, ac units, TV, wifi, and electronics all working. The property manager was prompt with responses and very clear. The check in and checkout was a breeze. No headaches guaranteed here! The stream was a fun hike and great for a zenful moment and reflecting on good times. If you are on the fence about renting i hope my review helps! Def stay here :)
exactly what we were looking for. A bed for every hunter. We arrived about 10pm and left at 5am so all we needed was a hot shower, a bed to sleep in, and a coffee pot. We had all that and more. It's a comfortable place with everything you need to rest and relax for a few hours or a few days.
This was the first Time we have rented a house and it was amazing! The house was perfect, clean roomy and very comfortable! I hope to be able to rent this house again and again!

Utopia VRBO
The house was large enough to sleep two families. It had a nice, large, covered patio. The river flowing behind the house was beautiful. But the house smelled pretty moldy, probably the carpet in the back bedroom. And the hot water wasn't working the first night. Only one bathroom for a 9 person house is kinda small. It's a little expensive for the lack of cleanliness and amenities.
Beautiful home and property, host very professional, waterfall was flowing and very conveniently distanced from the house.

well it said there was water falls and the water has been gone for a long time! The property didnt pull up on map and there shouldve been an easier way to find it(Large sign with address) in a one horse town no one knew it so i had to stop and use store phone! Other than that it was quiet and relaxing

House was very clean, beds were very comfy. River that was heavily advertised and pictured was dry and we weren't told that till the day of. Hot water was not on and once we got that on, we could ONLY get hot hot water. No cold water at all. Some of the blinds and cabinets and light fixtures were broken and one bedroom window had a small hole in it. Minor repairs owner should fix before renting out again. Other than that, the place was nice. Wish there was some chairs on the front porch! Our family had a nice and relaxing time!
We had a nice visit at this clean & orderly house. We loved the property and seeing all the deer that are around. I dont think the river has had enough water in it to have waterfalls in quite some time, and will not have enough water in it to have waterfalls, unless the hill country has had some flood-like conditions. The river is very low at this point.

Friends & Family Get-Away
So let me phrase this this by we get what we pay for. We knew the price of the house was more than fair, it wasn’t updated and the beds would be rinky BUT there things that I felt could have been better or changed. The linens were meh, the pots and pans were few, nothing was large enough to cook scrambled eggs for 7, as previously mentioned there was no large coffee pot (it was a 4 cup one - minimal but annoying to remake coffee) and the AC units were not turned on when we arrived, it was very hot and muggy when we arrived. Yes those are nitpicky but can be easily be fixed!!
The property it beautiful, but we also didn’t expect it to be so close to road. We spent the entire weekend outside in the back yard and exploring the dry river bed. Keep in mind there is NO water, this is not portrayed in the pictures. Overall stars are beautiful, fire pit and s’mores was a great experience lots of wildlife and it was wonderful to getaway from the hustle of big city life. The owner was very responsive and nice.

The house needs some tender loving care
Our family of four reserved the house for three nights due to its close proximity to Lost Maples Natural Area and Garner State Park. Amanda was great to work with and the booking process was easy. Upon arrival, we drove up to a very spacious lot, which was great for social distancing. As we entered the house we immediately noticed it was dated and could use some updating/ renovating. We also noticed the sofa and refrigerator were not as pictured on the VRBO listing. We quickly settled in and found several dirty dishes in the kitchen cabinets and silverware drawer. There was a used/old kitchen sponge set next to the liquid dish soap for our use. We were grossed out, especially with COVID-19 and all. We’ve traveled enough to know to bring our own sponge and dish soap, which we did. There were also several flies in the house which was a big problem throughout our stay. We kept the doors and windows closed and couldn’t pinpoint where they were coming from. There was a fly swatter which we used more times than we can count during our three night stay. There was an empty fire extinguisher sitting next to the stove, which was strange. However, there was a full one under the kitchen sink. The lightbulbs above the kitchen sink and under the cabinets need to be replaced as they weren’t working. All of the ceiling fans were dirty and need to be cleaned. The A/C vents in the back room with the bunkbeds need to be wiped down. The trim outside the bathroom shower needs to be replaced as the wood is warped. There’s also a bedroom door and closet doors that need repair. There are no smoke detectors in the house. Lastly, the house has poor isolation so the road traffic sounded like a racetrack. Needless to say, we had a difficult time sleeping at night. The evening before we checked out, I notified Amanda of the fly issue in the house. She said she wasn’t aware and thanked me for letting her know.
