E and C’s is a 5-minute walk to Old Florida Fish House, 2 miles east of Seaside, and about a 5-minute drive to Rosemary Beach. Deer Lake State Park is one mile east of the home and offers hiking trails and access to Camp Creek Lake.

Cute but quirky

Great location! Curb appeal is great! The house itself has some functional issues. Living space is small with a TV in an odd location making it hard for more than 3 people to view. Parking was awkward. Beds were just ok. Wanted to love but…Not a bad place just a lot of missed opportunities in the house to make it much better.

We had a great stay. The house was clean. The only negative was that there is a pool of standing water between the house and another house and it's a home for mosquitoes! We couldn't enjoy sitting out on the porch or even standing outside without being attacked!

Construction 6 days a week

The property is nice and as described. The construction was overwhelming, it should have been disclosed. Additionally, one bicycle had a flat, which I reported and requested a replacement which was never replaced even after 2 calls.

Nice house, as advertised. Nice outdoor space. 1 bike broken and needs fixed, sub contractor who handles bikes was notified. Beach access is challenging on 30A, check online forums if you’ve not been in the area before. Construction is all throughout the neighborhood so expect intermittent loud noises during the day, but nothing consistent. House was cute, easy parking, easy walkable to some nearby eating, walkable to the beach but restrictions around here give you access to walk by water but spaces are reserved. Managers were quick and responsive, came within the hour about a grill issue!

Wow! What a beautiful home! The beds were so comfortable and the kids room even had a cute little kitchen for them to play with. We loved the backyard with a grill and corn hole set up. The owners left us laundry and dish washer tabs as well as shampoo, conditioner and body wash as well as plenty of towels. We loved the location in proximity to the beach. The outdoor shower was so helpful for avoiding dragging sand in. What a great experience!

Thoughts

Enjoyed our stay. Love Eastern Lake! The house was neat and clean. Our contact at Oversee was very helpful. Only issue was internet wasn’t working for the first few days. Also, the property manager should check out the grill. The grease trap was not there. It could be a fire hazard. Hope to come back down there again.

Overall, I recommend this vacation rental. Reviewer Comments: Great bungalow! Spacious with current, very well-done decor. We ate all our meals in and the kitchen was well equipped to do so. An safe, low traffic easy 12 minute walk to the beach or even quicker to ride one of the 2 bikes provided. We enjoyed sitting on the front porch for meals (very little traffic) or large back patio. This is one of the best properties we have rented.

Meh. Just ok. House needs more hooks for towels.. it is just minimally appointed on very aspect.. beds are terrible they need to be replaced. Left with a sore back. Nice closets but zero hangers. Could be a lot nicer property that is easier to live in with minimal effort

Great for a family!

This is a house we would most definitely stay at again! We have two young children. The bath tubs in the house were great, there was plenty space for everyone and the three separate bedrooms had us all sleeping better. The yard was great! It was private, quiet, and safe for our children to walk around freely. The only thing we didn't love about the house was the beds. We did not like the sheets or bedding. In the future we would bring our own sheets from home. The mattress was fine for a short trip. The location was great! We rented electric bikes. The central location allowed us to visit many other little beach towns. The access to the beach was great, we could easily walk and bike to the beach. With our very slow walking toddlers, the walk took about 10-15 minutes and it was a 2 minute bike ride.

Great Location. Unkept, falling apart, no TLC

My family of 6 stayed here. They had beds, but most were uncomfortable. The living room only seats 3, so there's no space for an end of day movie for more than than unless kids are little. One of 2 promised bikes were broken - even after it was "Fixed." There was literally a smell of dead animal from the kitchen sink pipes that we had to cover it with a bowl and it barely helped. They came out and dumped lemon juice on it - worse the next morning. Stove has one rack - cook chicken, but don't bring potatoes, Kitchen is meagerly stocked compared to other rentals in same price range, TP was thinnest quality ever and one roll per bathroom, outside shower exists, but only sprays out of half the shower head, 3 coat hangers in closet - just sad bc the location and structure are fabulous with potential, but this is a classic situation of an absent owner and a large PM company letting all the TLCs slip through the cracks. I'll never rent from Oversee again.

Overall, I recommend this vacation rental. Reviewer Comments: We enjoyed our stay. When we got there the bikes were in the yard and the house was really nice. You can tell they have working on making improvements. It is about a 15 minute walk to the beach. You have to walk across a little water to get to the beach. The house could be cleaner, but it was okay. I will say I never used the dishwasher. It needed a deep clean so I hand washed all my dishes. We cooked almost every night. So everything worked really well. I am sure the area is usually very quite. But they are building a few homes right now. Although they did try to keep the noise to a minimum. They answered every question I had almost immediately. One even late at night. They made everything right that I told them. I truly would stay here again. Although I would take the headboard off of the master bed. Just a personal preference. Thank you so much for the use of your beautiful home. Such a wonderful little area to stay in. Ira and Darlene

Rating Details: The property manager was very helpful. The vacation rental was clean. I was happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Here's the thing, at $600+ per night, you expect a certain level of finish. And this place just isn't remotely there. If it were $300/night, I would've been totally satisfied. Just a few of the issues: (1) the downstairs bathroom door literally won't close (and def. won't lock); (2) the appliances are are either so old or so underpowered that its VERY difficult to cook in the house and if you are at all concerned about Covid, cooking in the house is the only option; (3) on this topic, there are barely enough pots/pans to cook at all; (4) Don't let anyone tell you this house is any closer than a mile to the beach. The closest beach access requires you to traverse knee deep water to get to the beach. If you plan to stay at the beach, dragging your wagon through the water isn't an option. So, you have to walk another 1/4 mile to the other beach access. And thank god we brought extra pillows and blankets. Because each bed (including the queen sized) had a single pillow and the cheapest of thin sheets. So if you are two to a bed and didn't bring an extra pillow, you are sorta screwed. Again - if the place was correctly priced, none of these things would matter much. But at this price, every one of these things would've been a deal breaker had they told me on the front end. Not acceptable.

Most anything you need is within a short walk or bike ride (2 bikes provided).The property looks great from the outside and has a couple of outdoor sitting areas, outdoor shower, small swing set and a cornhole game. The lawn and landscaping were well-kept.Inside, the layout is great. However, there were several issues that need immediate attention. Many of the walls, especially in the bedrooms/bathrooms, have a lot of nail/screw holes in the walls that need repair and paint (not 1 or 2 per room, but think 10-20 - very noticeable). Some of the trim paint was not finished. The folding closet doors in the bedrooms would not stay on the tracks. The biggest problem was the roaches. We experienced them every day of our stay - in our bedroom, bathroom, kitchen counter and more. The property manager was willing to come spray but we decided against doing this we only had a day or two left.Finally, the cost was good, but it is overpriced because of how the property management company layers on additional unnecessary fees. The Oversee already gets 20% of the base rent to manage the property, but they also added $140 "management fee", and another $72 for a convenience fee. The cleaning fee of $190 for the week seems excessive when they ask you to take out the trash and do the dishes and collect all the towels for them. It was an extra 33% just for the property manager's fees. You're lured in with the low per night rental rate listed, but then get hammered with fee after fee.This could be a great rental with a little easy TLC and a reduction in greedy fees.

Great House Near the Ocean with Beautiful Decorating and Updates

We loved our visit to the 30A area and E&C's Beach Bungalow!  Every day we enjoyed walking a few blocks through the local neighborhood to the nearest public beach access for long walks on the beach.  The sunshine and waves were the perfect remedy for our winter weather in Michigan.  We loved the home and the open floor plan with many thoughtful updates including a great kitchen, dining area with window seat, neat light fixtures and shiplap walls in the bathrooms.  The living area had an electric fireplace and a great book collection for cozy February evenings.  We were working remotely for the month and the house had plenty of space for us to spread out to take phone calls or set up separate computer workspaces.  We looked through many listings before booking this property and it was a great value for our needs.  Oversee was great to work with and very responsive to any questions we had.  Thank you for a great visit!

Great stay but a few things could have made it better

The location of this property to the beach is awesome, short 3-4 block bike ride. The house sits nestled on a great lot. Plenty of room for a family of 5. We had some minor complaints and hope they get fixed before our next visit. 1. Freezer would not keep anything frozen and we were there 4 days. Good thing we had Yeti coolers. 2. They have 2 bikes but the chains would not stay on and we had to constantly stop and fix them. This was extremely aggravating. 3. The grill hadn’t been cleaned and almost burnt burgers due to high flames. 4. Bathroom door downstairs will not stay shut or locked. 5. Master bedroom only has 2 small pillows, so please bring more with you. I would like to see 4-6 pillows when staying.

Great location and house

Property was just like pictures and felt perfect for our family. Spacious and nice backyard area to enjoy meals. Bikes were a plus for our boys to ride to the beach or trails. Would recommend to friends.

Great location short walk to the beach. Kid friendly location. Had everything you need for the beach such as chairs, toys, umbrellas, boards etc! Definitely would rent here again.

Good house for the price.

We stayed at the E&C beach bungalow in June 2021. The house was as it looked in the pictures. Over all it was in good condition, but did have some wear. It came well stocked with plenty of dishes, pots, pans, etc... and extra beach gear outside. The location is good (we rented a golf cart and that let us get to and from the beach access in about 2 minutes). the closest beach access is requires a walk through the water to get to the beach, but there's a normal access another 300 yards away. My only complaints are 1. the parking - we had 2 vehicles and a golf cart, and because of some trees in the front it was kind of a pain getting in and out. 2. no extra blankets for the beds or for the couches.

Cute house for kids

First time to visit 30a, so it was all new to us. We waited to book and this was one of the few spots left that would work for our family of 5, my 9 yo has sleep issues so his own bedroom was priority. The swing set was a nice feature for our kids while we drank coffee and prepped for the beach. The beach access isn’t great for young kids. It was about a 12 minute - 15 minute walk, on the side of a road, and then wading through knee deep water. We ended up renting a golf cart and using the next closest access and it was fine. Thankful a golf cart was available. A few things to note - the headboard in the master is not nailed down, or properly installed. So any tossing and turning or movement leads to the headboard hitting the wall. This needs to be fixed, it seems really cheap to have to hear it anytime we roll over. Also, the floor transition to the master bathroom is loose, a trip hazard. The cleaners didn’t change at least one set of sheets and we didn’t realize until past our kids bedtime… and when they came to change sheets the next day to make it right, both top sheets were folded oddly on top of the fitted sheet with the blanket on top. Just weird. Also, there’s no mattress protector between the cushy foam layer on top of the mattress and the sheets and that grosses me out. I talked to their property management when I reported my daughters sheets and that was supposed to be fixed. All in all a fine house for kids but it looks better on the listing than in real life. Also, the back yard isn’t nice. It’s a little sad. Not a place you’ll want to hang out and play corn hole. Make sure you add seasoning, olive oil, all the basics to your Publix order and bring extra pillows and a throw blanket or two if you get bc old or like two pillows for sleeping. It is pretty bare bones. The upholstered bench in the dining area needs a good shampooing.
