6 air-conditioned bedrooms:
Each bedroom has its own en-suite shower room with a hairdryer, toilet, and dressing area. A TV with a satellite receiver is installed in each room, offering only French channels.

Spacious living room with dining area and open-plan kitchen:
Dining area: A large table for up to 12 people is available in the dining room, along with a similar table on the sea-facing terrace, perfect for outdoor dining with a view.
Living room: Equipped with a spacious corner sofa and a large smart TV connected to Wi-Fi, ideal for relaxation.

Modern and fully equipped kitchen:
The kitchen includes:
Coffee machine with grinder,
Oven,
Ice maker,
Fridge-freezer,
Toaster,
Kettle,
Dishwasher,
Induction hob.
A complete set of tableware for 12 people is also provided.

Guest toilet:
An additional toilet is available for guests’ convenience.

Furnished basement:
The basement includes:
A ping-pong table, perfect for family or group entertainment.
A laundry area equipped with a washing machine, dryer, ironing board, and iron.

Heated infinity pool:
The pool is fitted with a safety cover, providing extra security when not in use.
Professional cleaning is carried out once a week.
Important: Despite the safety cover, children remain the sole responsibility of the tenants throughout the stay.

Alarm system:
The villa is equipped with an alarm system to ensure the safety of occupants and their belongings.

Stairs within the villa:
The villa's layout includes stairs, which may not be suitable for some individuals.

Wi-Fi with ADSL:
An internet connection is available for your convenience.

Highchair:
The villa is equipped with a highchair to accommodate young children.

Additional Services and Amenities

Provided linens:

Additional options:
Linen replacement is available for an additional fee (upon prior request).
Pool towels are available for rent at €6 per person per week.
Linen inspection:
The provided linens will be inspected on the day of departure to ensure their condition.

Cleaning:
A full cleaning of the villa is conducted before the guests’ arrival.
If additional cleaning is required during the stay, it must be requested in advance and will be charged to the tenant.

Stay Conditions

Arrival:
Two sets of keys are provided to tenants for the duration of their stay. Check-in is between 4:00 PM and 8:00 PM. Early check-in is possible, subject to availability and upon request. For arrivals outside standard hours (after 8:00 PM), a €50 fee will be charged, payable in cash.
Departure:
Between 7:30 AM and 10:30 AM, with the possibility of late check-out upon request, subject to availability.

Boat Rental and Nautical Activities
Independent of the villa and unrelated to our agency, the owner offers for rent:

An 18-meter boat, available with a captain (depending on the season).
Two Yamaha underwater scooters and two paddleboards to explore the Mediterranean.

Procedures and Deposit Management

Dedicated WhatsApp group:
A group is created as soon as your booking is confirmed to ensure seamless communication before and during your stay.
Digital inventory check:
Conducted upon arrival and shared in the WhatsApp group.
In case of damage:
Photos from the inventory check will be used as evidence to avoid disputes.
If necessary, tenants may replace damaged items with identical ones before departure or find an amicable solution with the owner. If no agreement is reached, the deposit will be held until a quote is obtained from a designated company.

Additional Information

Ownership:
The villa belongs to the SCI Le Petit Paradis. Yohann Bolzan acts as a designated service provider for the promotion and organization of stays.
Financial management:
All transactions are handled directly by booking platforms (VRBO, Expedia, etc.). Funds are transferred to the owner within 4 to 7 days after the guests’ arrival. Yohann Bolzan does not manage financial transactions.
