Lovely Katatma home halfway between beautiful downtown Edgartown and South Beach. The house is on a small road on the bike path side of Katama Rd, so it is an easy 1.5 mile flat ride to either beach or town. The first floor has a large open dining/ living area, an updated kitchen with new stainless steel appliances. There is a full bathroom and two small (one queen, one trundle) bedrooms. A large deck runs the length of the house and is perfect for cooking out or enjoying the breeze. The second floor is accessed by one of two spiral staircases. Upstairs there are two bedrooms (one with its own deck) with queen beds and en suite powder rooms. There is also a large master bedroom (king bed) with a full bathroom and a deck overlooking conservation land. Finally, there is an outside shower, as no beach house would be complete without one.

Enjoyed are stay immensely. Everything was easily accessible from our location. The house was well stocked with everything needed. My only complaint (not really a complaint but a mention) The two circular stair cases on each side of the living room was challenging with young children. Would stay here again and recommend this house
This was an incredible stay. We loved the incredible master bedroom, all the rooms to accommodate family and friends. The two best features were a) the massive porch - we basically hung out there the whole time - and b) the outdoor shower, felt like going to a spa. The property manager is very responsive - came very quickly to resolve a couple things we needed help with! Definitely book a stay here.

Location made it worth it!!!
Cleanliness did not seem a priority - mainly used the outdoor shower. Happy to bring own linens & towels! Had a few rainy days & living space definitely not made for large groups to hangout. Bed rooms pretty small except master. Minimal storage space for long term stay. Location amazing ! Very convienent and walkable ! Extra beach chairs and bikes as house very nice plus!
Great stay for our family at this Katama house. Wonderful location, well appointed and clean home with tons of space. There’s even four bicycles you can use which fit our family perfectly. Four beach chairs were also in the shed. We would definitely stay here again without hesitation. Thanks!
We've been going up to the Vineyard every year now since COVID, and this was the best-located base of operations we've had. This house was a perfect size for our group. An older home, but the house was pretty clean. The outdoor shower had the best temperature and water pressure of all the showers, definitely recommend using while the weather is warm. The interior is cozier than you might think from the photos, but it was able to fit 6 without anybody sleeping on a couch or anything. The bikes were in a pretty rough shape, you're probably better off renting your own, but the beach chairs were sturdy and well-maintained. The outdoor deck area was lovely, and at nighttime really gave you a good look at the night sky. Location is the key to this house, as it was only a 6 minute drive to downtown Edgartown and South Beach in Katama.

Great Place but Hosting Could use work
Overall, loved the house, loved the location. However it was a major inconvenience that we were told just days before that no linens would be provided (that was not noted in the listing and it should be). We had to rent linens (sheet sets for all beds, face / hand / shower towels, kitchen towels etc etc) which ran about $300. Just would have preferred to know up front. Would have felt better about this if it were disclosed at the time of booking. Then additionally, it was listed as having air conditioning but at least two of the rooms the AC did not work (multiple people tried with no success to get them working).
The owner was very accommodating and helpful. The house is positioned half way between downtown Edgartown and Katama South Beach. The house is on a quiet cul de sac with ample yards. We enjoyed the airy openness of the house and it's many bedrooms.
It was an amazing stay! In the listing it didn’t mention that we needed to bring our own sheets but in the welcome letter everything was listed that needed to be! They were very helpful with everything!
A quiet spot just off the bike path out of Edgartown traffic but close enough to walk to town or Katama beach. There is a huge deck that accommodates many people, with a sitting area and a table area each with a large overhead umbrella. The space inside is clean, well-equipped, and comfortable, as long as one is good with eaves in the kitchen and bedroom. We filled the place with 10 people and with 4 bathrooms, and 5 bedrooms, we had ample space. A lovely simply decorated home with rabbits in the yard to entertain young ones!
House was in a convenient location (right off the main road a little over a mile south of Edgartown). Checkin/out was easy and host was very responsive to my questions. Friends and I were in town for a wedding and spent minimal time outside of sleeping actually at the house so it worked great for us. Few things to note: a few ppl have pointed this out, but I didnt realize til like the week before that the house has zero towels or sheets, so you have to spend a few hundred dollars renting those or bring your own. The house also didn't have soap or other basics in most of the bathrooms. Last thing was just that the staircases are pretty small/dangerous so prob not great for kids.
This was a great place for me and extended family to stay for a wedding on the island. Several in our group used and loved the outdoor shower. We did find we needed to stagger showers inside, but that wasn't a problem. The property manager was easy to reach and addressed a small issue quickly. One item that I didn't notice at the time of booking was the need to bring sheets and towels for our group. That wasn't an issue, I only wish I knew that sooner.
1st floor bedrooms are small; well suited for children. Kids under 6 should stay on 1st floor and avoid circular staircase. Decks are huge with quality furniture and umbrellas. Enjoyed using the Pottery Barn dishes and appreciated the indoor wooden blinds.
Grateful for new appliances in the kitchen and 1st floor laundry.
Master bedroom was spacious with clever overhead lights.

We had a group staying for a wedding weekend and the house was great! Robert was a quick responder, flexible and a very helpful host. Just a heads up the house is BYO linens, which is written in the docs but not on the listing. House is very close to the beach and Katama General Store, which we visited frequently and quickly. Great for groups - would recommend. Thanks!
The property was as described, very clean and well situated between town and beach. There were several issues - blind missing on bedroom window by neighbor’s house, grill not working, lights out in the kitchen and almost no toilet paper. We let the caretaker know and hopefully he addressed those for the next renter. Otherwise a nice place to stay. Also might be helpful to note in listing that you need to bring your own linens and not just on the check in info sheet after the final payment.
This property is very clean and very close to the beach. Overall we had a pleasant stay and the owners were very prompt in responding to any questions or queries we had which was great. Plan to come back in September
