BEDROOM:
The bedroom have king-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay, you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast, such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a Samsung 65" smart TV which you can use to access your Netflix and YouTube accounts. Note that we don't provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The garage provides parking space for one car. There is free 2 hour street parking available outside.

COMMON AREAS & AMENITIES:
The common areas are managed by building management and can be closed without prior notice. We try our best to provide the most accurate information. Please check for building announcements at the time of your arrival to confirm the availability of common areas.

Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings.

There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Conveniently located at Bridge Point, your apartment makes getting around Kingston a breeze. The area is well-connected by road, with major routes nearby that provide easy access to Canberra's city center and surrounding suburbs.

Public transport options are readily available, including bus services that can take you to key attractions and shopping centers. For those who prefer to explore on foot or by bike, the scenic paths along Lake Burley Griffin are just minutes away, offering beautiful views and a peaceful atmosphere.

Whether you're heading to nearby restaurants, shopping precincts, or local parks, everything is within a short drive, making it simple to enjoy all that Kingston has to offer.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

1. Please let us know if you need to check in early or leave later than the standard times. We will charge $55 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.

8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
