The entire guest area is dedicated for your use only; no others will be sharing any of your spaces. Your are welcome to hold small (12 visitors) afternoon events like birthday parties or family gatherings.
Beautiful yard with swinging benches, patio table &chairs, lovely sunrises, fruit trees, flowers and a vegetable garden. No houses directly behind our yard means great privacy for you.

Our 1200 sq. ft. guest area is best suited for groups of six. We allow groups of up to nine but, that requires that we put two beds into the largest of the bedrooms. This makes for a bed tally of: one double, two queens, and, one King. For a 9th guest we provide a child's bed in one of the two larger bedrooms as per guests request. Remember our very large (1200sqft.) guest suite is best suited for six.

It really is a big place. There are three bedrooms, two with queen beds, the 3rd, has a king. Our place is designed to accommodate six. However, if requested, we will supply another bed, a double to accommodate up to 9.

There are two full bathrooms. One has full size laundry, a clawfootless (yes! clawfootless) tub with a shower. The 2nd bathroom has a large shower. We have ample hot water supply (2 tanks) so 8 people won't deplete the hot water.
The computer workstation and desk are at the modem location providing strong internet.

Silence is golden.
The building is incredibly well soundproofed between the two floor levels but, additionally, all of the interior walls within the entire bed and breakfast unit are also soundproofed, Each room is fully soundproofed. This is a quiet, functional bed and breakfast. We've put a lot of effort into making it like this; it can really be enjoyed! : )

Breakfast service is non-intrusive. We provide fresh, mouth watering breakfast provisions (extra yummy).

Walking to the University of Victoria takes about 15 mins. It's about 7 or 8 minutes to walk to the local rec center, Gorden Head Rec. It's is a nice place with many amenities including a gym, swimming pools, weight room, and saunas.
Five minutes drive to restaurants and shopping and 4 places nearby to golf.
Oak Bay boat launch 12 minutes from here,
The 4 places to golf are a 5 or 6 minute drive from here. Cedar Hill 18 hole, Uplands 18 hole, Henderson Par 3.
