The Space:
This newly renovated home is thoughtfully designed to provide comfort, convenience, and memorable experiences for everyone. Whether you’re bringing your boat to cruise the scenic Llano River or grabbing the kayaks for an up-close adventure with family and friends, this property offers the perfect setting for relaxation and exploration.

Main Floor:
The main floor features a full-size kitchen equipped with all cooking appliances and utensils to make your stay effortless. An attached laundry room is easily accessible for all guests. The open floor plan connects the kitchen to the dining area, which includes a table that seats six and two additional bar stools at the kitchen island. Beyond the dining area, the spacious living room offers comfortable seating with two sofas, a large flat-screen TV, and breathtaking views of the Llano River. Step onto the balcony from the living room to enjoy your meals outdoors and soak up the serene lake house ambiance. The main floor also houses the Master Bedroom, complete with a stunning en-suite bathroom, and Bedroom 2, which features a queen bed and an attached bathroom.

Lower Floor:
Bedroom 3 is located to the left of the stairs, this bedroom includes a king-size bed, a crib, and an attached bathroom accessible from the main downstairs hallway. A convenient kitchenette with a fridge and microwave is complemented by a cozy breakfast table for four. Perfect for children, the family room includes a twin bunk bed with a trundle, a game table, chairs, sofas, a flat-screen TV, and an exercise machine. The family room also provides access to the back patio.

Guest House:
Accessible via the driveway, the guest house offers a studio-style layout with a queen bed, a kitchenette, and a full bathroom. It's the perfect space for additional privacy and convenience.

Guest Access:
Guests will have access to the front yard, entire house, backyard, guesthouse, hot tub, patio, and balcony. This house also has a fire pit and waterfront access with boat slip and cleats included.

The Neighborhood:
This home is located on the Llano River on Lake LBJ. The Lighthouse Golf Course is located near this house and is close to the center of Kingsland. There are local restaurants, outdoor activities such as Longhorn Cavens, Inks Lake State Park and many more places to explore in the Texas Hill Country.

Getting Around:
You will need a vehicle to get to and from this property and around to local attractions.

There are external security cameras on this property. One is on front corner of house, one on doorbell at front door, one on side of house above grill, and on back patio post facing the lake.

This is a not Pet-Friendly Property. If evidence of pets are found, an automatic charge of $500 occurs.

Due to recent housing boom we are experiencing more construction throughout our neighborhoods. Please be advised it as may be near this property.

In lieu of a security deposit we require a $75 damage waiver fee through Safely that covers guests up to $5000 in damages to the property.

As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included in a Fee on your reservation.

The Safely Protection Policy covers the cost of repairing damage to the property up to $5K for content and dwelling combined.

The fee for this protection is refundable if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Any deductible, minimum claim amount, or cost of repair in excess of the coverage limits will be the responsibility of the Guest, and Hill Country Stays will process the payment using the form of payment on file for Guest.

All refunds will exclude a 5% credit card service fee.
