WELCOME to this theatrical Artsy retreat. Centrally located, 8-minutes drive to Hollywood Beach and Broadwalk, Close to Fort Lauderdale airport and highway I-95. The kitchen, dining, and living room share an astonishing common area great for friends/family to enjoy yourselves.
For your convenience before checking-in we will send you a detailed instructions with picutres for your Self-Check-IN using the SMART DIGITAL TOUCHSCREEN CODE.
This property has a separate, independent apartment in the back that can accommodate up to 4 guests! If your group exceeds 6 people, you can inquire about renting this additional unit, It has separate entrance - outdoor.

Welcome to Artsy Retreat,
We're thrilled to have you staying with us! To ensure an unforgettable experience, we've put together some essential house rules. Please take a moment to read through them, and don't hesitate to reach out if you have any questions.
*Important Details:*
1. *Check-in/Check-out:* 4:00 PM/11:00 AM (early/late check-in/out available for $250 upon request.
2. Quiet Hours:* 10:00 PM - 8:00 AM (let's keep it peaceful)
3. *Parking:* 2 cars max (please respect our neighbors)
4. *Smoking indoors:* Not allowed (violators will receive a $500 fine). Outdoor is OK!
5. *Trash:* Please use the large containers on the side corridor, near the tree.
6. *Hot Tub:* Pre-filled upon request on check-in day (notify us in advance) or they will be empty during your stay.
7. *NO Parties/Loud Gatherings:* respectfull celebration is ok, please share with us, for authorization. Additional fee apply, please read (visitors) section below.
8. *Fireworks:* Forbidden
9. *Personal Items:* We're not responsible for lost/left items, but we'll mail them to you upon request (at your expense).
10. *Pet* allowed - $50 fee apply. Need to be authorized in advance.
11. *Additional guests* - We've got a great option for large groups! This property has a separate, independent apartment in the back that can accommodate up to 4 guests. If your group exceeds 6 people, you can inquire about renting this additional unit.This unit features: Separate entrance, private outdoor space. Best part? It's located at the same address, making it easy to stay together! Inquire about renting this unit to accommodate your entire group!
*Pets are family too*
We warmly welcome your furry friend (max 1 pet). To ensure our home remains beautiful, please keep an eye on your pet to prevent any damage. A one-time pet fee of $50 applies. Simply let us know when booking, and we'll send a payment request.
We can't wait to host you and your loyal companion!"

- Please close doors/windows to keep insects out
- Turn off lights/hot tubs when not in use
- Guests are responsible for additional kitchen/bathroom supplies
- Turn off the propane tank after using the BBQ grill
- No candles indoors (except citronella candles outdoors)
- Guests are responsible for logging in/out of streaming accounts
- We'll report any utility issues promptly, but can't compensate for temporary outages

- Commercial filming/photography/gatherings with friends and/or family members requires our authorization and additional $500 fee (please explain in detail when submitting your reservation request)

- *Quiet Hours:* 10:00 PM - 7:00 AM (we want to keep things peaceful)
- *Parking:* One visitor parking space available in front of the main house; please avoid blocking the designated gravel parking space reserved for our other guests renting the property in the back of this house.
Don't park your car in front of the neighbors, it will be towed. No exceptions.
- *Alternative Transportation:* We recommend visitors use taxis, Lyft, or Uber
- *Important Notes:*
- Please don't block reserved parking spaces in front of the house, your parking spacesare in the carport (we don't want anyone's car to get towed)
- Let's keep noise levels down during quiet hours (we want everyone to have a great stay).

To ensure a smooth stay, please note that:
- We have only 2 designated parking spaces available in the carport.
- Parking elsewhere, especially in front of neighbors' homes, may result in towing.
- We respect our neighbors' property and cannot be held responsible for towing.
Please park responsibly to avoid any issues. If your car is towed, you'll need to contact the towing company directly to retrieve your vehicle, you can find the towing companies information at the entrance of the property.

Our vacation rental is located near a school and other areas where children congregate. We comply with Florida State laws and regulations regarding sex offender restrictions.
*Video surveillance and noise detectors*
Welcome to this beautiful retreat with hot tub and bbq grill near beaches, parks and highways for easy acess to get around.
Please note the property has 3 RING video surveillance cameras to monitor the outdoor areas of this property.
- the first camera is attached to the far-right white colum of the carport, and it captures the image from the front of the house and the street, this camera is located in the driveway entrance.
- the second camera is on the exterior white wall, next to the house's wood front door and captures the carport's image.
- the third camera is on the exterior white upper wall above the glass windows, it captures the image of the outdoor backyard.
Please note the property is equipped with noise detectors, they emits instantaneously alerts when loud noise are detected indoors or outdoors of the property. These devices do NOT record conversations, they record noise (level) only. Please, help us avoid unpleasant experiences by being respectfull to the neighbors.
This property has an independent unit (private guest apartment) to be rented with its own separate entrance and outdoor area with dedicated parking space.
Please, understand that the LED LIGHTING is NOT an invitation to PARTY. We want to keep the good relationship with the neighbors (do not park in front of they houses) as well follow the government regulations. This is a property with noise level detectors and outdoor video surveillance.
