Cozy and convenient

Comfortable stay in a great location. My only negative is the heating system which distributes heat unevenly, blows hot air into the living room, and requires ceiling fans to move that hot air. I’ll still keep renting, though!

Mountain View

We enjoyed waking up to the mountains view. The house layout is cozy & just the right size for three adults & a dog. At night the view of the full moon coming up over the mountain was beautiful. A great week in the mountains because this home is located close to many mountains and hiking trails not to mention the great restaurants & breweries. Would stay here again.

Perfect home near the mountains

Place was extremely clean and we loved the peacefulness of the area. Our dog loved the river across the street. It was so easy to drive to North Conway, and many of the mountains in the area for hiking. I would highly recommend this place and we hope to return.

Clean, comfortable, and quiet

Could not find washer/dryer and the upstairs shower is not a good fit for anyone over 5 feet tall because of the angle of the ceiling: other than that, the location is easy to find and quiet. The house was clean and had plenty of room for 2-4 people with comfortable furnishings. We wish we would have been able to stay longer. Bring drinking water.

Location, Location, Location

This property is located on a quiet road, providing a sense of tranquility. The Flat Rocks House offers all the amenities that one would need and is centrally located a short drive from North Conway. Storyland, hiking and the Conway Scenic Railroad are all in close proximity.

Comfortable, centrally-located, dog-friendly house

The house was comfortable and nicely located for my family (two adults, a child, and a dog). Very few places allow dogs as large as our 79-lb lab. So, we were happy to see that this property allows one dog of any size. Something potential guests should note is that this property is not rented “by owner”. It is managed by a company called Vacasa, and that is who fields any questions or problems. Our experience was that it was very difficult to get them to address a particular issue. We would give this house another go if the owner would lose Vacasa.

Convenient location

This home was very well maintained and clean. Loved the short walk and direct access to the river and swimming hole across the street. Short drive to all the main attractions, food and shopping in North Conway. Fit my family of 5 and dog very comfortably although things felt tight if we were all in the same space. Privacy was limited with sound control issues with the loft and also the vents that went directly from primary bedroom to 1st floor bedroom. My 2 daughters sleeping below us texted to say they could hear everything my husband and I were talking about though the vents. That definitely could have been problematic. All in all though we really enjoyed our stay and would stay here again.

Comfortable and attractive

Location was perfect for our hiking days, and the house was a pleasure to come home to, with comfy beds and furniture, and air conditioning was a big plus when the weather turned hot.

Wonderful home,

Dog friendly and considerate

This property was a last minute book. The mini split worked great to cool the entire home. The kitchen was stocked to cook during our stay (pots, pans, dish soap etc). We loved the outdoor shower out back. The location was tucked away next to a rocky shallow river that you could spend a majority of your day exploring. Getting in the door and WiFi were easy breezy. Thanks for hosting us!

A huge headache!!

The property was nice and in a great location but we had nothing but problems with the property manager or “LACK” of one. When we checked in it was about 25 degrees out and the fireplace didnt work we reached out to property manager and was told someone would contact us thats local to fix the issue l, on the second day still no Response we reached back out and was assured someone will contact us, on the third day still no response we reached out again and told the same thing. We checked out and still no on reached out to us. The houses alternate heating was barley string enough to keep up with the cold temperatures . No one from management cared at all about our issues we felt abondended and alone. If you rent this property be aware that if you have any issues they will not be resolved. Also there was a lady bug infestation they were all over the ceiling, windows and in the stove we had to sweep up about 10-15 dead bugs every morning. We wouldnt rent a house from this property manager again the lack of care and concern for there paying guest is just a slap in the face to the renters its not worth the headache

Great house close to everything

We had a nice stay in this house. It is a very cute, cozy house. The pictures of it are very accurate. It was convenient to all activities, which was great. We loved swimming in the river that was just a short walk down the street from the house. While we enjoyed our stay, the house smelled a bit musty and the furniture was covered in dog hair. We brought our dog, but she is a hypoallergenic dog, so she sheds very little. The beds were not comfortable at all, which was disappointing. Overall, a nice stay, but I probably wouldn’t go back.

Family Vacation

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was more than happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We rented this house for a family vacation with our two young boys. The house worked perfectly for us! It was clean and had everything we needed. It's in a great location, very close to Storyland and North Conway. There's a beautiful river near the house. The only down side is that the house is close to the road but there's a big enough yard for the kids to play that it still worked out. We can't wait to stay again!

Mixed comfort

We booked based on all the positive reviews, but we struggled to be comfortable. I am writing this review just as caution since I would have appreciated more detail. The second floor shower is only 4.5’ tall, adults will not fit. The house is very tiny, and the beds are rock hard. There is only one air conditioner, so the first floor gets too cold and the second floor is too hot - probably 40-50 degrees warmer. No cable, you have to have your own Netflix account in order to watch tv, and the house is on a pretty busy road. I think 3 stars is being generous, we actually tried to cancel the reservation and go to a hotel after we checked in.

Great Location, Smallish, But Cozy and Comfortable

Property largely met expectations and pictures matched the actual set up, furnishings, etc. It's directly across the street from the river, but you have to walk down the road a little ways to access it. The access point has some parking for others who want to swim and hang out on the rocks. There were people there almost every day, but it was not crowded. The river is fun and has some neat shoots, so bring tubes and make a day of it. The teenage kids liked tubing, laying out on the rocks and exploring the river. The yard of this property is a work in progress and there wasn't much use for it. They had planted grass and were watering it on a timer. We got a burning permit per the instructions on the Pinkham Property Rentals Website, but never found a fire pit to use. Though there was chopped up wood on property, which I don't think they want you to use. There is no dishwasher, so be prepared to wash dishes, or bring paper products to dispose of. The transfer station license was missing, so we had to drive our trash and recyclables to the Pinkham Rental Office dumpster a few times. Not a big deal. We could not locate a hair dryer, or a dustpan for the broom. There was an ant issue on the counters in the kitchen. There is an icemaker in the fridge. There is a gas/propane grill which is in good shape/on the newer side. Be careful when turning it on, as there doesn't seem to be a drip pan under the grill and the propane tank was covered in grease. The property has a built in wall AC until downstairs. So the downstairs can get downright cold, while the upstairs is hot. The upstairs shower can only really accommodate a child, the sprayer is so low. The downstairs shower is normal height and there is a terrific outdoor shower for the warmer months. You have to turn on the water from the basement. There aren't much in the way of board games, so bring your own. We bought a few puzzles that we did on rainy days and left them as a donation to future guests. There is WiFi and streaming video services in the house, downstairs and upstairs. We did find some water in the basement. It's no surprise given the brook behind the house, river across the street, etc. They have a sump pump, so they are clearly aware of it. In general, it was a very good stay. I would say it lacks some of the nice touches/charm you get when you stay with an owner-operated property. This was operated by a rental company.

Wonderful house just out of town

This is a beautiful little house that can easily meet the needs of most small to medium families. Everything you need for 6 without anyone on a couch. The view out the front window is incredible. Sun up is fantastic. And at dusk, the sun on the mountain is incredible.

Very sorry home

The bedrooms had no dresser or chest to put clothes in, so we had to live out of the suitcase for the entire month. There was no privacy curtain on the bathroom window, so we had to put a towel over it. The curtain in the master room was see through so we put a blanket over it. The heat is just a fire place which heats the tiny home, but leaves the bathroom COLD. The patio and fire pit were very nice, we enjoyed them. I have learned to ask more questions before I rent again. Past rentals were so nice I assumed too much. Needless to say we will never rent this one again.

Best Vacation Home

This is hands-down the best single family vacation home we’ve ever rented. It’s perfectly located near to lots of kid-friendly activities like Storyland and the North Conway scenic railroad, and also has the added bonus of a fun swimming/wading area just a short walk down the street on the river. The home itself was outfitted with everything we needed for a week-long stay. The kitchen has an oven, microwave, and even a toaster oven and Keurig coffee maker. There were more than enough towels for our family of three, and plenty of bed linens as well. The home was clean, and clearly well-maintained. We would absolutely stay here again!

Wonderful location!

Wonderful location! Close to Conway but away from the traffic and crowds! Had everything you needed for a pleasant stay! Loved having a washer and dryer and kitchen! Cozy and clean
