I arrived at this facility with 3 of my 6 guests. Condition of the home was absolutely horrible. We could not stay in this home as patio door frames and window cranks were broken. Unbelievable flies (alive and deceased) The list is long with supporting pictures

Beautiful Lake Front-but property needs TLC!
The location and view of the lake were fantastic. However, the interior and exterior need updating. The exterior grounds have been neglected and need some attention. The fire pit area has several stumps that pose a trip hazard. The interior needs some serious updating. Additional, the cleanliness of the home could have been significantly better.
We had daughters, son in laws and grandchildren with us for one week. Everyone enjoyed their stay. Fire pit was a big hit. Nice deck. The cliff edge (common to most properties in this area) was a constant worry for the 3-year old but short non-lawn area acts as a deterrent. The 88 steps to lake was a good workout for grandpa but grandma couldn't manage it. No A/C in sleeping rooms as noted in the description was not a major problem as we had 65-70^ breeze every evening. Lower level rooms are more rustic than upper levels and need refresh. House has strange layout with 3 front doors and two stairs; was it a duplex at one time??? Carpet on main stair was ready for the dumpster a while ago. Overall, a positive experience. Thanks!
Beautiful views, but needs a deep clean and maintenance
Pros: great setting, beautiful views of the lake, lots of bedrooms for our large family, nice fire pit, wonderful little beach area (down approximately 88 steep stairs), large kitchen.
Cons: this house needs a decent cleaning and maintenance. The carpeting on the entryway stairs is dirty and stained, the bathroom floors were dingy around the edges, the window sills had bugs, there were dust mice under the beds, and we battled fruit flies the entire week.
Every bathroom had loose fixtures, the kitchen chairs had legs falling off, the freezer had a hard time freezing, 2 out of 3 refrigerator door racks were broken, the dishwasher top rack was broken.
This was such a disappointment, especially considering how much we paid for a week here. We understand that a lake house might be a bit rustic, but this was not up to VRBO standards.
The sunsets from the deck of the house are stunning and the location of the house, close to Manistee and among other beautiful homes is perfect.
However, the house is 'tired'. The carpeted stairway leading to the main level is stained and years passed replacement (It's the first thing you notice when you enter the home). The laminate flooring throughout the house is of low quality and coming apart. The doors and windows all need to be replaced.
The layout of the house worked well for our families (8 adults and 5 small children). The kitchen functioned well and their was plenty of room for dining.
The 89 steps to the beach, while in good shape, are all the exercise I needed for the week. The beach is small and rocky and the wood in the water (former breakwall??) is somewhat unsafe for the kids. We chose to use the public beaches, downtown Manistee, which are a short drive away, and absolutely awesome...very clean and great facilities.
There are several well-maintained and challenging (but very playable) golf courses in close proximity to the house. The evening concerts in the area are fabulous.
Overall, I fell in love with Manistee and the surrounding area and will definitely return someday.
We rented the house for a bachelorette weekend for my daughter and her bridal party. And it was absolutely perfect. The house was tidy and offered everything we needed and more. We had plenty of space for our group and enjoyed playing on the beach every day. We especially loved spot for the campfire, it was incredibly scenic and a nice spot to chill even when we weren't having a fire.
We had a fantastic weekend and everything went great. Many thanks to the owner of this property, we couldn't have asked for a better stay!
Extended family getaway in over a year, celebrated a mom/gma’s special birthday and time spent with a special dad/papa. The time spent relaxing, laughing, eating, watching football, playing games, rock finding and town shopping was just what we needed. We all admired the lake view and enjoyed the cozy fireplace. Super clean, fully stocked, plenty of room for all of us, great communication, and looking forward to our next visit! Thank you so much!
No words can describe this property. My family and I, a part of 8 stayed here for the weekend. We had plenty of room for all of us. The view was awesome. It was raining so we didn’t get to enjoy the deck. My wife and I will definitely be renting again. The communication with Josh was like it should be always there to answer your text or call. As an owner of a property management company this is how a rental should be like. Highly recommend!!
The views of Lake Michigan are amazing, and the host was quick to respond to our last-minute request. Our group had a fabulous time! Blue House was everything we were looking for!
The house was as advertised. Big, clean, great views and located near dowtown Manistee. The only concern I had was the significant drop off going down to the shoreline. We had small children ages 4-8 which we had to be super vigilant watching. Swimming at the beach at the bottom of the stairs wasnt an option but we had plenty of other great locations to swim nearby. It was a great time and I highly recommend this home for family get togethers.

The place is overall very nice, with plenty of space and bedrooms. The deck is great for meals and hanging out, with a fantastic view and great breeze.
Might be because it was late in the season but the whole place felt a little dirty and run down. Not a problem with the housekeeping - just feels like the whole property could use a deep clean and some updating in a few places.
Overall, though, we had a great time.
Property had an abundance of space for our extended family getaway. Access to the beach was a huge bonus. Kitchen was well stocked and had just about any cookware, utensil, appliance you could think of!
This property is perfect for a large group. Plenty of space to spread out, comfortable beds, well stocked kitchen. The deck with Lake Michigan view can’t be beat. This was our group’s second summer at this property and we will return in 2024. We really appreciated the new grille this year. Property manager responded promptly to any questions. This location and home are awesome!
Josh Orton, the owner, was very helpful. His beautiful home was well maintained, had great views, was large enough to provide a lot space and privacy for a good-sized group (we had grandparents, parents and grandkids for a total of 14 people).
The location was also excellent since it was located close to a lot of activities and yet was on a quiet road.
A quality rental with a helpful owner.

As a decorator, I would Love to get my hands on this property and enhance it with some updates but it met our needs. We did need to buy ant killer to put in the upstairs bathroom. But that’s life up north!
Nice stay at this property. The ownner txted us early that mirning to let us know it was ready to go so we didnt even have to wait for check in. Plenty if space for everyone, kitchen eas well sticked and had everything we needed. Plenty if towels. Lot of stairs down to the beach but of course thats not the owners fault, its just tye luck if lake michigan shoreline. Overall, a great stay. Highly recommend for groups.
