Decorated for the Holidays

Modern Farm House just Remodeled located on 24 acres with hiking trails and stream. The property neighbors the New Paltz Rail Trail and is considered a piece of Gardiner History which housed the U.S. military during the building of the Aqueduct waterway into Manhattan.
New kitchen & bathroom. Bedrooms with new beds and mattresses. Living room with electric fireplace, 70 inch smart TV.

Preferred group booking would be familes 2 adults and 1-2 children. 4 adults can be accommodated but may include additional charges if the group has 4 non-related adult travelers.

Pet fee is per night. Small to Medium size dogs only. No Cats.
$50 pet fee per night.

The space
A Unique Opportunity to refresh and get away. Sunsets Guaranteed! Farm Life with a modern twist.
The home has an open floor plan with a large common space that connects the kitchen with the living room. Barn Doors can be slid open to the master bedroom and will grow the common area even larger.
Rooms are equipped with USB outlets for charging and accommodate modern technology.
The bathroom has been remodeled with a modern walk-in tiled shower. The relaxing shower head has 3 different modes with rainfall, pressure jets and hand held wand.
New Flooring throughout the home gives it a modern appearance as well as easy clean up and sterilization. The kitchen and appliances are totally new and will appeal to Guest looking for a home which has had minimal traffic. Bedrooms have also been remodeled with new Beds, bed toppers, mattresses and linens. The master has a new king sized bed with a new comfy pillow top mattress and the second bedroom has 2 new twin beds with cushion bed toppers.
Guest are usually taken back by the beautiful property that surrounds the home with views of the nearby Gunk mountain range. Just a few steps away from the Rail Trail.
Beautiful Sun Rise and Sunsets can be viewed easily on any clear day.

Guest access
Guest are welcome to explore and hike the property which has a running stream, old barn, hurds of deer and a backdrop with Mountain views of the Gunks. The neighboring rail trail allows guest easy access to additional hiking without the need to travel by car. Walking distance to the town of Gardiner. The rail trail passes a nearby School with playground, skateboard park, & basketball hoops. A small airport is nearby, Skydivers can be viewed from the backyard flying into the nearby landing area.

Other things to note
The care taker is nearby. The outside of the property has security cameras that focus on the driveway and the front entrance way. Max 2 vehicles per stay unless further approved. Special needs are welcome and can be discussed prior to booking but might included a further surcharge.
No parties, No smoking, No Guest of Guest. Washer and Dryer use is for stays 3 nights or longer.

**1 small to medium size dog allowed per stay. Additionally it is $50 per night per animal**

** If a Pack and Play is needed, please inform me before your arrival. Additionally there will be a $50 charge per stay.**

Don’t consider this place in the summer time.

Please take notice of the portable a.c units in the picture and do not book this home if you’d like to be comfortable with temps above 80 degrees outside. I booked this house for a month in June / July and reported these units to be ineffective with no change of any solutions being even offered by the property owner. These units DO NOT dehumidify the home and they are not large enough for the space even if they would. Rent at your own risk. This was the most uncomfortable I’ve been in any rental, ever. But the worst part of it was the owners total lack of compassion for the situation. He was only worried about getting paid and keeping his unit rented in “peak” season, as he told me.

This little house has everything you need. It is literally right on the bike trail. Very quiet. Tons of hiking , biking in the area, little towns.

Cozy little house in Gardiner

Nice, well maintained little house convenient to rail trail, easy walk into Gardiner and short drive to wonderful hiking trails. Owner is very responsive.
