About this property

Classic Modern House on its Own Point of Land with Astounding Views

Designed by a student of the famous architect Walter Gropius, our house was built in 1949. The house is open and light, with floor to ceiling windows and sliding glass doors, a fireplace with a 50's "conversation pit" for cozying up in, perfect for an evening of charades or quiet reading. The giant dining table has room for a large family to spread out, or have a group of friends over for a long summer dinner. The multiple couches and seating areas suit a grandma reading aloud to small ones while in another area teenagers chat or grownups have cocktails on the porch, looking at the serene view of the nature preserve across the pond. There is a good layout for two families with children to share the house. It is also a romantic spot for two people to enjoy a beautiful private place.

We have lots of amusements and we are TV free. We have a fantastic collection of children's books, from picture books to favorite read-alouds and young adult books. There is a croquet set and lots of rainy day games and little kid toys. We have a modest but peaceful writers cabin/shed that can be used for quiet work time (no Wi-Fi there).
Our point of land the house sits on (see map) is 9/10ths surrounded by water, Menemsha Pond on one side and Quitsa Pond on the other. Part of the 11 acres is conserved land and the view is beautiful from anywhere. Children love exploring the mowed paths and most likely will find the hidden tree house. Chockers Point has always been occupied by sailors and you can beach a sunfish easily. It is also excellent for jumping into a kayak and exploring the ponds. We provide 2 single kayaks. We also have clamming supplies, our beach is rich with steamer clams in the summer.

This house is perfect for small children, the third generation of our family is now proving that. Children can toddle or paddle about on the private beach on Menemsha Pond, 'Short Beach' (we share it with the other houses on our short road but there is always room) where we all learned to swim. Beach passes for the restricted town ocean beaches are available for purchase from the town with your lease. The free Menemsha public beach and it's great fish markets are nearby. There is a fantastic local farmer's market in nearby West Tisbury twice a week.
Chilmark has a wonderful community center summer camp program that runs every weekday morning for children up to 12, where your kids can play sports or make glorious messes. You can sign up by the week. Retrieve your children at noon and go across the street to get a pizza for lunch from the popular Chilmark store. The Chilmark library is excellent and has a lot of kid's programs.

In the fall it is a great spot for quiet adult time. The island is more peaceful and the colors are spectacular. The weather is generally wonderful then and if it is not the wood stove is exceedingly cosy.

This is not a fancy house. It is built very simply, in a style of '50's summer camp minimalism. The comfortable furniture is a little worn, but it's classic style (Eames etc) echos the house. We have only one full and one half bath and a beautiful reconstructed outdoor shower. The house has a very warm feel that we hope you love as we do.

We no longer provide Wi-Fi. Because we are located on a peninsula, the Wi-Fi was provided via a hotspot and we were not able to guarantee the quality of the Wi-Fi for multiple simultaneous users. We have decided that because it is very simple to either use a smartphone as a Wi-Fi hotspot or bring an additional Wi-Fi hotspot as part of a standard phone plane, it is much more reliable for people who need to work remotely to provide their own Wi-Fi and that way they can monitor if other guests are sharing the Wi-Fi with them. Both Verizon and ATT get good service at Chockers Point. Please reach out if you have questions about this.

We do not rent for under 1 week, NO weekends. We give discounts for long rentals.

Magical property

Words can’t describe this unique treasure of a home, but I’ll try: perfectly situated overlooking Menemsha Pond, private but easily accessible, and filled to the brim with charm and family history. We’ve never achieved such complete relaxation so quickly on a vacation. Hazel was so helpful before and during our stay with tips for first time visitors to Martha’s Vineyard. Hoping we can return again next summer.

Incredible property

We had a wonderful week at Chocker's Point. The property is simply incredible: wandering, romantic, secret, vast. The house is eccentric and cozy, and teeming with generations of personality. We loved its character. Hazel was easy to communicate with, and very generous answering all my questions along the way. We were lucky to have this stay.

Special Chilmark Property

This charming house has all you need for a classic, Chilmark vacation. It's effectively on an island, with easy access to a private beach and kayaking in 'quitsa and Menemsha ponds. The ample yard in the rear of the house provides spectacular views of Menemsha pond and port, as well as the sunset and night sky. The house has a center atrium with sky lights and ceiling fan over a large central table that is great for dining, doing puzzles, or just hanging out. The kitchen is very well equipped. You really can have a full, Chilmark vacation without leaving the property and its surrounding ponds! Hazel was a pleasure to deal with, and was very responsive to our questions before the visit.

Amazing property

Unique house on an amazing, tranquil peninsula far up-island. The house easily accommodated our large group, with lots of private nooks and open space. We spent a lot of time on Short Beach just near the house, and rented a sunfish to augment the activities. Not a fancy place, but well supplied and equipped, with a lot of character and charm, and a location that is unparalleled.

Fab family retreat

highly recommend , loved the view and the hammock . I really felt like we went back in time . This home understated in the best way , charming , plenty of games even for indoors if it rains . The private bay beach is a two minute walk and the sunset there deserves an evening picnic . It was magical for my two boys they thought their hut like bunk beds were hideaways . It's actually better that there is no TV. The location is amazing , this is the side of the island to stay no questions asked . If you want to entairtain the kids do the pirate adventure and the farm tour . If you want to buy beer make sure and go to the liquor store by the airport . You need a car to stay here .

My husband and I have spent over thirty years vacationing on the Island and this year chose to stay in a different area. We were attracted by the privacy and solitude of what comes close to being your own island. The delightful vistas and tranquil setting is perfect for someone wanting to kick back and relax. Being close to Menemsha and its excellent fish markets we enjoyed seafood feasts on the lawn surrounded by unforgettable sunsets. Our two dogs roamed the property as if it was their own. This idyllic setting and large and comfortable house will make this a "repeat" vacation spot for us.

Heaven in Menemsha

We spent a week in June at this wonderful property and it was indeed heavenly! The description and photos can not begin to paint the picture of the landscape. The views are spectacular and the privacy is unbelievable. We found cooking to be most enjoyable and evenings by the fire very memorable. The two 19-year-old girls even enjoyed it very much...especially working on a chalk drawing. Our 10 year old pup was certainly in heaven with such lovely grounds and nice little beach to romp on. And did I mention how comfortable the beds were?With that said, it was very peaceful and we will certainly rent again.

I started fishing at the Vineyard in the fall during the early 70’s and fell in love with the Chilmark area, particularly the village of Menemsha. I subsequently started family vacations during the summer months. Eventually, my daughter and my son both married and blessed us with four grandchildren. Unfortunately, many times we did not have a location which could accommodate all of us. Mary and I were forced to spend part of the vacation with one family and the balance with the other. We then discovered Chocker’s Point. It comfortably accommodatesd ten of us. The house has a lot of character, there is adequate sleeping quarters, complete kitchen, great dinning area, and plenty of space if you want some private time. We enjoyed gathering around the conversation pit each evening. The lawn area is huge….great for ball games, racing, and flying kites. There are several areas on the large parcel of property for swimming, crabbing, fishing and kayaking. Our favorite was the sand bar on the channel leading into Quitsa Pond. Each morning, the four grandchildren would select a location. No need to load ten people and their gear to travel to a beach. In the event we all decided to return to the house, we simply left everything at the swimming area. I guess our experience can be summarized in one word….wonderful!! Already booked for 2012.

SEPTEMBER TO REMEMBER ON CHOCKER'S LANE!

My wife, Dad, two kids and two labrador retrievers spent a week here in September of 2011, which is a beautiful time of year on Martha's Vineyard. Francie, one of the owners, went out of her way to address our questions prior to renting the property and remained in contact as needed during and after the rental period. She is also more than welcome to tell you about things to do while you are there. The description of the property on the website doesn't give it justice since no words can give it justice as it is absolutely stunning and one-of-a-kind. The privacy is incredible as you are essentially staying on an island connected only by a one lane road. The views are breathtaking from all directions from the house and from all areas of the "island" and you have acres of space and hundreds of yards of beach to roam/fish/lounge with your family and canines. The interior was spotless when we arrived and is also atypical from most rental properties because it actually looks like a family lives there when you arrive and there are lots of games and toys and books and binoculars and even an old electric Doors-era organ. The house itself is just as the website describes in that is very comfortable and lived-in and not super fancy so you don't feel like you have to tiptoe from room to room. The kitchen is also quite professional and everything you would need to prepare gourmet meals every night, as we did, are there. There is no TV, but we do not have one so it was a non-issue. There is wireless internet that works well so you can always watch things online if need be. I would highly recommend this property to my friends and family, and even President Obama if the secret service felt they could surround the perimeter safely, so enjoy it and know that wonderful memories made there will remain in your family for years to come.
