Great Location

Great location in Orient Village, with beach, restaurants, bars, grocery store just steps away. Unit was as advertised. Everything was in great condition. Comfortable bed. Fast internet, US TV and streaming services available. Very large balcony. Would love to go back.

Lovely renovated unit in a very convenient area.

Short walk to the beach and plenty of excellent restaurants in the area. The two grocery stores in the village had a very good selection of goods, and the prices were reasonable.

Great stay. Located right in Orient Village convenient to restaurants and beach. Relatively recently remodeled and nicely appointed with washer, beach chairs, and and kitchenette. We will return.

Great stay

Studio suite was great for our stay. Well equipped to meet our needs. Location was perfect that we could walk to every location, beach, restaurants, grocery. Private balcony was a bonus for us as we had a delay to fun due to rain but were able to use the covered patio and still enjoy the outdoors for the day. Host was great and informed of us a temporary water issue that was affecting the area and not just our unit to ease our concerns before we asked her. Would stay again and recommend.

Good Unit, Poor Management

The unit was neat, clean, properly outfitted, and the location was perfect. Loved the outdoor patio area, but if you aren't a Handy Man, this may not be the unit for you. One evening the power went out, no fault of the unit, but when power to the grid was reinstated, the AC unit did not come back on. We tried everything on the remote to no avail. Eventually I found the circuit panel behind the toaster oven and reset the breaker. Everything worked fine then. On another day as we were beginning to prepare breakfast, the cooktop would not work. I sent a text to the property manager. She never replied. Two days later I went back to the circuit panel and reset the entire panel. This re-booted the cooktop, and it was back to working order. Even when the manager texted us the day before our departure, she made no reference to my text immediately above it about the non-working cooktop. So if you ever need any help from the manager, I'm afraid you are out of luck with this one. Very nice unit, but very poorly managed.

Property Manager Mimi: Fabulous, Friendly, Funny, Caring, Kind & Beautiful on the inside and out!!!

My husband and I loved it here!! The property was great. It's in a wonderful location. Even though we rented a car, we had everything we needed on the property. Stores for all your needs. And restaurants (soooo many to choose from!) The beach was steps away. We had a lovely and large balcony that overlooked the area. It was completely private. It was used during the day to enjoy the sun and at night we loved to sit out there to listen to the waves and watch the moon and enjoy some cocktails. (LOL!) It was clean and the set up inside was ideal. We felt safe. Parking was never a problem. I can't say enough good things about this property. We are planning another trip and this place will definitely be on our list. And again, Mimi is one of the most pleasant people we've met in our life. So sweet. And all of the locals we met in that area were so incredibly helpful and friendly. St. Martin is our happy place and my therapy. Thank you for having us. XOXO

Non-communication and no refund

We had planned to stay 26 days but due to the tragic death of our future son in law we had to leave after 5 nights to come to our daughters aide. We could not return due to the corona virus restrictions. We made two plea attempts for some refund consideration to the owner who chose to not respond in any manner. VRBO leaves refund policies to the owner managers. Lesson learned here. Always insure your travels and don’t deal with passive owner client interfaces.

Great Property

Everything was great, studio was spotless, everything you could need for an extended stay and in a perfect location. Our property manager Mimi was kind and there when we needed her, we called and texted a few times and she replied immediately. We had a wonderful stay and are looking forward to our return next year. All new, clean and as advertised

We have been traveling to Orient Bay for many years and have stayed many different hotels and apartments. This was our first trip back since Hurricane Irma. This studio apartment is completely new and refurbished inside like many other properties in Orient Bay. It is directly over BO’s Pizza and the French bakery, Good Morning, is very convienent and is one of three excellent breakfast choices nearby. The air conditioning works flawlessly but the WiFi is rather slow. The TV provides only French channels and as many Americans, our foreign language skills are lacking so we did not watch it. The best part was meeting Mimi, who used to work at the CO Boutique, to check us in and out. Whenever we had a question, (such as how to use the washer in French) we texted or called Mimi and she replied immediately. This is close to the beach and restaurant choices in Orient Village abound. We believe the value is excellent and recommend this as a place to stay.

Very nice studio close to the beach

Nice studio, good located, 3 minutes walking from the beach, with supermarkets, bars and bakeries and a pizzeria right underneath and plenty of free parking spaces next to the apartment, but no sun on the terrace late afternoon. The bed is very large. It could do with spare bedding though, for guests like us, staying 3 weeks. Mimi, who welcomed us, is very friendly and helpful. We do regularly come to SXM and specially love Orient Bay. There is lots of necessary reconstruction and building work going on all day long and we could cope with the noise, but: Wifi was an important issue for us to book this apartment(as in the description), as we both needed to work during our 3 week stay, which was not possible with the provided wifi. The internet, if it worked(occasionally during the day), had a MAXIMUM download speed of 0,89mb/s. Upload was always between 0,15 to (1-record day value) of 12mb/s(tested twice per day). To whom this doesn´t mean anything: Sending a photo by whatsapp was desperating. Telephoning almost imossible, We had to buy 1 GB at Orange for xxx.- every few days, plus the cost of the sim card. Satellite Tv was, apart from 3 uninteresting channels in English language, only in French. The option to change the audio on Canal+ to the original soundtrack does not work. Needless to say, that our Netflix did not work due to low internet speed. The refrigerator opposite the bed makes disturbing noise, when you want to sleep. The owner was not cooperative at all, and does not seem to read emails. The one and only reply to my daily complaint emails came 4 days later, stating no interest in our problems. Also an orange juice squeeze would be handy in the apartment. We bought one for us. The apartment would have deserved more stars, but our expectations, based on the uncorrect description, were not met. It said "wifi" which apart from being useless, on 6 days was not connecting at all, the TV was not US cable TV, but almost pure french TV and the owner non- cooperative regarding our complaints.

Good location, restaurants and grocery store very close!

Regarding the apartment itself, most of the other reviews are spot on. It's a very nice apartment in a good location. Good water pressure, hot water, comfortable bed. Feel I need to mention that just a couple of days prior to our arrival, we were contacted by the owner and informed there was a 50 Euro cleaning fee to be paid.. in cash.. and also a 4% island tax fee to be paid. I had observed the island tax fee in the contract he had emailed.. I mistakenly thought it was already included in the payments I had made through VRBO.. my mistake. But there was nothing about a cleaning fee. I questioned it at first but then just went ahead and decided to pay it. Perhaps they have changed the listing now to include or at least mention this payment up front. Some reviews stated there are lots of American channels on TV and there are.. BUT.. they are all dubbed over in French. We found two channels that were primarily in English.. a European all news channel and another channel that basically ran reruns of "The Voice" and old movies. . We were able to watch shows from the US on my phone thru the Dish Anywhere app. Wifi was sufficient although the shows we watched did buffer occasionally. During our visit (April 2019), renovations/reconstructions were underway to one of the restaurants below the apartment. So promptly at 8 am each morning drilling, sawing, and hammering commenced. It wasn't too bad and was somewhat intermittent. It did encourage us to get out of bed a little earlier that we might normally do while on vacation. Towards the end of our stay the renovation noises subsided greatly and we noticed a sign indicating the restaurant would be open for business within a few days. The restaurants in the area are very good. Most of them serve French food and are somewhat expensive, at least for our taste (cheeseburger for $18, entrees $30-50). By far the best meal we had was at a "lolo" in Grand Case at a restaurant called "Au Coin Des Amis.” Ribs, steak, lobster, chicken, mahi and other items on the menu at great prices! There's about 4 lolos grouped together there (Sky's the Limit, Rib Shack, etc) Some restaurants are still out of business because of hurricane Irma. Some of the ones closer to the beach aren't even there anymore. We were met at the apt by Mimi who was very nice and informative. The apt is located above Le Douze... which is actually located one block closer to the beach than Google Maps indicates (at the 2nd traffic cirle)
