Once we gained access to the property we were pleased with the location on the beach and the views. Property was missing some important items such as washcloths, bath soap and shampoo. We had problems with the key fob for the gate into the beach club. The property manager rectified this within 24 hours. This is not a walkable area other than running across the street for basic supplies at the convenience store. Renters should definitely have a car. We were happy to have cleaning service come midway during our stay.
Although the place was impeccable, communicating with the owner was very frustrating. Also, vacuum cleaner never worked, tv impossible to set up, washer very improper and malfunctionning.
We came to visit for SXM Festival and were very pleased with our stay! There is a market and a bakery across the street for all your basic needs. The view from the beach is beautiful and you can watch the sunrise over the mountains. We really enjoyed sitting out on the patio lounge chairs and sunbathing. The pool is only steps away and is clean and refreshing. Regina was especially kind and understanding as we arrived early and needed some extra time to check out. 5 stars!
This is my 2nd time to St. Martin but my first time staying on the French Side. If you want to relax and not hang out at night I would recommend staying here. It's a nice quiet peaceful location with a beautiful view. A 25 min drive into Simpson Bay where all the action is. Regina was very prompt with answering and resolving all issues and even came to the house. There was an outlet converter so I was glad I didn't have to buy 1. Although as soon as you walk in the bed is right by the door it is in a gated community and a security guard. A good stay if you have kids as they have space to play and run around outside. Even though the pool is a few steps away I didn't get a chance to go. I gave 4 stars instead of 5 bc there was no full body mirror, the shower handle fell off, I didn't use the in shower caddy bc it was rusted, the TV wouldn't turn on, the key fob for the gate may need to have the battery replaced, there is no natural light / windows in the bedroom area.

Great beach-front place to stay, but nearly all rock entry into the sea
This place is lovely -- has everything you need, except for a dish washer. So, hubbies, bring some rubber gloves so that you don't get "dish-pan" hands from doing dishes.
There is one big negative about the place. It is beach front, but the beach is covered with broken glass, pottery, etc., from the hurricane 18 mos. ago. Your entry into the water is rocky from the beachfront until quite a ways out. It's nearly impossible to enter the water. Bring your rubber-soled water shoes if you want to try. The pool is nearly right in back of this place and it looked like they were getting ready to refurbish it. It's closed right now until that happens. Also, know that Regina, your wonderful hostess, does not speak english. She'll look words up on her phone and may eventually turn you over to someone she calls that speaks english, so not a real problem.

Peaceful Beachfront Retreat
We stayed for 13 days and really enjoyed the unit.
The bed was comfortable, the bathroom was fine, there was plenty of closet space and storage, the kitchen was fully equipped, with all amenities, including a dishwasher, microwave and induction stove top. There is a flat screen TV with cable (but, only French stations). WIFI works, but, is slow.
The outside deck is nice, and the barbecue is great to have.
One downside was the lack of any direction on how things worked, like the washing machine, dishwasher, TV and garbage collection. The owner only speaks French. It took us about three days to figure everything out.
For shopping we recommend Carrefour.
Also, you should rent a car.
The beach is OK, but, not good for swimming. The pool in fine.
All in all, we recommend the unit and the Nettle Bay area for a relaxing vacation.

Lovely place to stay, but owner only speaks French - no English
We have stayed at NBBC twice before, and this condo was nice, too. We were a bit surprised when Regina (whom we had been emailing with in English about this condo) could not speak any English at all when we checked in, and it was a hassle to try to figure out how to communicate with her because we don't speak French. Other than that, this condo is pretty typical of what you would find in this beach club. It is unfortunate that there are low, pervasive rocks and sea urchins in front of all but a couple of the condos in this club. There is one area for swimming, so there is no swimming right outside your door unless you want to swim in the pool, which we didn't. We prefer salt water.
NBBC has several restaurants in walking distance, so that is great. Also, excellent patisserie and pizzeria right across the street, plus Mezza Luna, Ma Ti Beach and Dreams restaurants right nearby, which are all excellent!
WIFI was broken 4 of 9 days, but finally fixed. Just something to know if you plan to only use wifi to communicate with your phone. Also, unless you know how to use European washing machines, you might struggle, as we did, with doing any wash.
Overall, we love St. Martin and NBBC...

Easy, relaxing vacation
This condo was perfect...clean, bright, private with every convenience and close to many great places: nice grocery store, french bakery, pizzeria, bars, restaurants and salon!
Internet wasn't very good and no english channels on tv.
No swimming at the beach, rocky and sea urchins, but it is nice to walk on and the pool was always empty.
Many great beaches nearby...even walking distance: Baie Rouge is gorgeous.
