Nature Lover's Modern Waterfront Retreat on the Mystic River

Just listed on VRBO, this kayakers paradise contains a waterfront home secluded on 2.5 wooded acres along the Mystic River. Unparalleled views of the water, tidal marsh, woods, and wildlife are constantly changing and visible from every room. Owned by two designers, this home’s modern aesthetic has interesting art, objects, furniture, lighting & textiles. Dine & relax on the porch, paddle kayaks on the river, walk or ride bicycles on the scenic road into downtown Mystic, or visit nearby beaches and family destinations.

The space
A large open living/dining space with full-height windows offers panoramic views of the water and woods. A custom wood table seating 8 and a small round table for 4 offers options for meals and activities, while a spacious 3-sided sectional sofa and additional seating allows the entire family to gather for conversations, reading, or watching TV.

The modern kitchen with stone counters and tile contains all new stainless steel Bosch appliances (Induction range, vent hood, fridge w/water & ice on the door, dishwasher), a well-stocked spice selection, and all of the indoor/outdoor cooking, serving wares, and mini-appliances (Microwave, Nutribullet smoothie maker, toaster, food processor, coffee maker, instant water heater, etc.) you will require during your stay.

There is a full bath on each of the two floors. Each contains a shower (no tub), and one contains a bidet.

Three individually heated or cooled bedrooms are on the second floor. A spacious bedroom with a King bed has 12 feet of glass facing the water. A second spacious bedroom with views to the forest has two twin beds. The mattress platforms can be pushed together to form a king arrangement. King mattress pad, sheets and blankets make it complete. A third bedroom contains a bunk bed that is also comfortable for adults. All bedrooms contain operable windows with screens and black-out shades, closets, dressers, and all but the bunk room has their own TV. The upper hallway is another room where rocking chairs and a bookcase provide space for reading and/or playing. The shared spaces have individually-controlled AC and heat. Radiant floor heating downstairs can provide additional warmth to the mini-split in the colder months.

An 8' wide open porch wraps around three sides of the house. A table with seating for 6, a gas grille, and a hammock are provided for your outdoor enjoyment. (4) kayaks, paddles and life jackets are stationed by the water for easy launching. (2) 10-speed bicycles are available for your use. The driveway accommodates 3 cars with an electric outlet nearby.

Guest access
We are located less than 5 minutes off of I-95. Take exit 90, go north on highway 27, and take a left onto Clipper Pt Road. Drive less than a 1/4 mile winding through trees and take your first right (across from the metal fence). Our home is the first one on the right. There is space for 3 cars to park in our crushed stone driveway. Please do not park on the road.

All of the 6 houses on our road occupy 2.5 acres each along the river, providing the comfort of knowing others are nearby, but enough distance for privacy and quiet.

Other things to note
Accessibility - We don't want to mislead on this topic. There are some accessible features to our home but they are not consistent. The driveway has room for parking and wheelchair exit, but it is 3/8" crushed stone. The pathway leading to the house is lit, but it is also 3/8" crushed stone. There are two steps to get onto the ground floor porch and then one has access to the entire ground floor (porch, living/dining, full bath, kitchen, laundry). The doorways meet ADA compliant widths. The kitchen is not ADA compliant in terms of counter height (36") or clearance under counters. There is a Japanese-style ground floor bath where one can roll right into the shower. The vanity is wall-hung and has 11” of floor clearance but is not fully ADA compliant. There are no grab bars by the toilet or shower. The sofa is in fact a large day bed, so two people could sleep here in lieu of going upstairs to the bedrooms.

Why they chose this property

Clipper Point was developed over time as (6) properties of 2.5 acres each. We know our neighbors are around, but we have space between us. Not hearing/seeing your neighbors but knowing they are there is the perfect balance for us.

What makes this property unique

Our view of the river and salt marsh is constantly changing with the tide. With change comes different flora and fauna to observe. Although we feel as if we're isolated in nature, our home is just a 5 minute drive from the Mystic Aquarium, and one can walk or bike to town.
