The Granary is an 18th Century Farmhouse nestled in the peaceful countryside on a working farm surrounded by mature trees in the heart of Tipperary. An ideal location to totally relax and appreciate the wonder of nature.

This spacious building was just recently restored to the highest possible standard, with a distinct focus on insulation while retaining the original features such as the stone arch double doors, slit windows and thick stone walls.

The Granary has an open plan design, complete with a mezzanine with a strong emphasis on light and space.

The bespoke Kitchen and Utility are made from hand crafted solid wood with Quartz stone worktops - all work done by a local master craftsman.

The living room and Dining room both benefit from a double sided state of the art stove which is cleverly constructed to extract heat generated from the wood fire and disperse it around the entire house through venting which creates a beautiful, warm feeling throughout. The Living room has 2 Irish custom made couches upholstered in tweed for a relaxing evening alongside the stove and a 55" Smart TV. The living room leads out to a limestone patio which is ideal for a BBQ and sunny evening sunsets.

The Granary has 2 large ensuite bedrooms which are decorated with 2 very different themes. Each bedroom has bespoke vanity units and large showers. Both beds are super king with hypo allergic duvets and pillows of the highest grade. Linen is organic, fair-trade with a 300 thread count sateen finish.

Guests can enjoy a coffee with a view from the master bedroom balcony overlooking the luscious green pastures of the working family farm and distant mountains.

The Granary is located in the heart of the country, as we are minutes from the main motorways. Thus, is ideal as a central base to visit the rest of what Ireland has to offer. The Rock of Cashel (20 mins), Kilkenny Medieval city (40 mins), Cliffs of Moher Clare (150 mins), award winning Titanic experience in Cobh, Cork (95 mins).


The Granary offers our guests a real sense of home away from home in an intimate, luxurious and very relaxing setting. A truly 5 star type experience!

Wonderful quiet stay in the country.

Our stay was absolutely wonderful. Thoughtful stocked house. Quiet country farm house. Clean and the quiet country side is an amazing get away from the busy tourist spots. So many things to see. Don't miss the dog races, so much fun losing a few Euros and watching the dogs run.

Tranquil, Modern, Clean, and Beautiful

The Granary is a beautiful place, immaculately clean, and extremely comfortable. The rooms are very nicely decorated in a modern fashion. The sitting room, kitchen, and two bedroom suites are very large. The overall effect is that you are the only occupants of a small, private hotel in the middle of the Irish countryside. Bee is a great host and is nearby to answer questions in person or via text or to leave you to yourself if you just want to relax. Highly recommend!

This was our first trip to Ireland and we chose the Granary as a home base as we visited many different sites. It is a great location for day trips to Kilkenny, Cliffs of Moher, Waterford, Cahir, Rock of Cashel, Cork and Dublin. Bee is a wonderful host! She met us when we arrived and showed us around. The home is very clean, well appointed and quiet. Upon leaving we didn’t have to worry about any chores which was wonderful! Highly recommend!

Amazing Countryside spot!

We spent 3 nights at the Granary. Simply amazing. Bee has thought and gone above and beyond providing everything you will need for your stay. We cooked some amazing meals from the local meat market and grocery. Cute little 10 minute town to drive into for meals, grocery, ice cream, or if you prefer to dine there. Enjoyed the slower pace of the countryside and gave us opportunity to explore some attractions not too far. The house is immaculate and attention to detail is beyond. I can’t say enough. It is a bit off the beat and path, but they is what drew us there. You will not regret your stay!

Lovely Peaceful Great Renovation

Bea Hayes and her family have done an amazing renovation to The Granary on their farm just outside of Thurles, Ireland…we enjoyed a peaceful week after a busy week touring around Ireland…easy access into Thurles, where there are great restaurants…perfect for two couples with en-suite bedrooms on opposite sides of the house. The views from our balcony were amazing, and hearing the cows in the fields adjacent provided a great country Ireland stay while still neighbors close to town..

Bee is a wonderful host. The property and Granary are just magnificent. We were visiting family near-by and this was a perfect location. The quietness and the quality beds allowed for peaceful sleeping. We will be staying with Bee the next time we are in Ireland.

A rare gem…

Bee and her family have meticulously and lovingly restored their farm Granary down to every, tiny detail. We stayed for 7 nights to attend the World Ploughing Championships in Portlaoise, and the central location was a perfect home base for that event and day trips to Cliff of Moher, Waterford, Kinsdale and Dublin. The Granary is more impressive than pictures can show - and was very clean, well stocked and comfortable. The farm and gardens create a wonderfully peaceful spot, and my husband and I loved overlooking the cattle and fields, meeting the new farm pups, and especially chatting with Bee, Eamon and their son. Bee was so welcoming and warm - leaving us fridge staples, wine, and even a warm apple tart the day we arrived! A stay at the Granary is not just lodging - it is a complete experience…one we would repeat in a heartbeat! Deep thanks…

Why they chose this property

This property had many different uses through the years. Originally this building was used as stables for horses, then was repurposed as a grain store and cow barn. We decided to restore this property and over the coming years with as much love ,hard work and attention to detail that we could muster we turned this barn into a very high standard accommodation for our guests to enjoy.
This barn is located next to the main farm residence where we are at hand to facilitate our guests in every way possible.
