Beautiful cottage in the countryside in the Sabina region, not far from Rome, located on a hillside overlooking the surrounding green hills about 8 km from Otricoli.



The vacation home is part of a 5000 m² estate with pool and has a gazebo and rest area. Guests also have access to an outbuilding with a small terrace in front of the Jacuzzi. This area is equipped with table and rustic and complete kitchen for outdoor meals. Mosquito nets on all windows. Fenced property with electric gate.



Distances: Otricoli 8 km, Lake Bracciano 32 km, the waterfall "Cascata delle Marmore" 38 km, Viterbo and Lake Vico 45 km. The city of Rome (65 km) can also be easily reached by train from the train station of Civita Castellana, 8 km away. The open sleeping loft with bunk bed is located in the twin bedroom. Paved access road from the provincial road to the entrance of the property (500 m).



Please note that: Bed linen and towels are not included in the room rate in 2025; guests can rent them at the property for an additional charge of EUR 15.00 per person, or bring their own. Consumption costs are not included in the room rate and will be charged according to guest use within three weeks after check-out. Outdoor private pool on site is open May - end September.

Het huis is in een prachtige landelijke omgeving gelegen en de uitzichten vanaf de verschillende terrassen zijn fantastisch. Het zwembad, de boot en de nieuwe ligbedden zijn mooi, een gezellige plek. De bedden zijn goed. De ligging is vrij afgelegen, aan een uitdagend half verhard pad. De afstand naar een goede winkel is 7 km. Fietsen vanuit het huis is onmogelijk. Vanaf aankomst is er veel contact met Sandro geweest over ontbrekende zaken of mankementen. Hij deed zijn best maar toch ... Een gebruiksaanwijzing voor de verschillende apparaten zou zeker geen overbodige luxe zijn! De badkamer boven rook erg vies, riool? Om die reden erg weinig gebruik gemaakt van het fijne bubbelbad. Het huis is echt gedateerd, veel te weinig stopcontacten, schemerlampen zonder lamp of waar geen stopcontact voor was. Een heel onpraktische keuken die overigens wel erg gezellig was ingericht. Een huis en tuin met heel veel trappetjes en hoge opstapjes waardoor het niet geschikt is voor kinderen onder 4 jaar. Dit zou in de advertentie duidelijker vermeld moeten worden. De trap naar boven is steil en gevaarlijk voor kleine kinderen. De badkamer beneden is zeer verouderd, geen warm water en door alle trappetjes is het opletten geblazen , de douches in de buitenruimtes in onze ogen zeer primitief. Hadden wij dit alles geweten dan hadden wij dit huis niet geboekt voor ons gezin.

Villa très bien équipée
Malgré un chemin d'accès qu'il faut descendre avec précaution, l'isolement de la maison la rend très agréable et très tranquille du coup. Niki nous a attendu à la sortie d'autoroute pour nous mener à la maison et nous expliquer tous les équipements de la maison. Le nombre de chambres est un point fort d'autant qu'elles sont bien disposées et notamment une à côté de la piscine. Les propriétaires nous ont aussi gratifié d'une soirée Pizza réalisée par leur soin avec le four attenant la maison (demandez, ça vaut détour). Ce fut un merveilleux moment de partage et d'échanges. Toujours disponible à la moindre question ou conseil, je conseille fortement cette losation sans hésiter.
