ABOUT THE SPACE
Quiet and welcoming, this updated home offers three bedrooms, two full baths, a well-equipped kitchen, living room with wood burning stove, a rear deck and a spacious yard with firepit.
Please read through the House Rules as well as the Arrowhead Lake Community Association mandatory fees for access to the community and it's amenities before making an Inquiry or Booking Request.
THE SPACE
This ranch style home with single level living features three bedrooms, two full baths, kitchen with counter-top seating, dining room, spacious living room with a wood burning stove and a laundry room. There is also a rear deck measuring 10’x20’ and a spacious rear yard with fire pit. The property boarders State Game Lands providing for an uninterrupted forest view and direct access for hiking.
Enter into the living room with an open floorplan that extends through to the dining room and kitchen. This room comfortably seats six and features a 65" flat screen TV, and a wood burning stove. The kitchen includes a dining table that seats six and breakfast bar for two, abundant cabinet space, the refrigerator and dishwasher have recently been replaced with stainless steel appliances. There is also a Keurig K-Cup coffee maker, toaster, toaster oven and slow cooker. The primary bedroom has a queen-sized bed, front and side facing windows, ample closet space. The 2nd bedroom includes two twin-size beds, ample closet space and rear and side facing windows. The 3rd bedroom is tucked away on the opposite side of the house, with a queen size bed and a large closet. This bedroom also has an attached bathroom. The main bathroom includes a tub/shower, vanity with under cabinet storage and a wall mounted mirror with additional storage space. The 2nd bathroom includes a stall shower and vanity with under cabinet storage. The laundry room has a new washer and dryer, storage for coats, a countertop workspace and a utility sink.
The three bedrooms as well as living room and kitchen all have new 52” Ceiling Fans. Window unit Air Conditions are provided in each bedroom during Late Spring through Early Fall. These air conditioners sufficiently cool the entire interior space with the interior doors open and all the windows and exterior doors closed.
Towels and bed linens will be provided. Hair dryers are available in each bathroom, and the kitchen is stocked with cooking essentials. We aim to make your stay as comfortable as possible!
This home is located in the private residential community of Arrowhead Lakes Community Association. All guests must comply with the Rules and Regulations of the Community as well as our own House Rules. Guests are responsible for any fines/violations that occur during the duration of their stay.
ARROWHEAD LAKE AMENITIES
-4 Beaches and 2 Lakes.

-Playgrounds located at each Beach.
-Tennis, basketball and pickle-ball courts.
-Lodge with fitness room and adult billiard room.
-Game room at the Welcome Center with vending machines, air hockey, pool tables, ping pong, and more!
**Pools open weekends starting on Memorial Day Weekend and open daily starting the 3rd week of June. The pools close for the season on Labor Day.
ARROWHEAD LAKE COMMUNITY ASSOCIATION MANADATORY FEES: The following fees are paid directly to ALCA by the guest. Temporary Member Fee: is not based on Amenities, is mandatory and non-refundable.
The Temporary Membership includes access to the Beaches, Pools, Lodge, Events, Welcome Center Family Game Room, Gym, Lodge Billiards Room, Pavilions, Lakes, Playgrounds, Sports Courts, Trash Center, and all other common area of Arrowhead Lake Community.
Temporary membership fees are mandatory and is assessed to all rentals for occupants age 12 and over.
-In Season/Summer Season (May 15 - Sept. 15): $8 per person per day, $40 a week, $100 per month (1-6 months)
-Off Season/Winter Season (Sept 16 - May 14): $2 per person per day
-One gate card will be included with each registration. All subsequent vehicles will be charged $15 per vehicle.
-Transaction Fee: $20. $10 for registration and payment made 5 or more days prior to arrival.
-Late Processing Fee: $25 for payment received less than 3 days prior to arrival.
Access to the Community will be denied if registration and/or payment is not received prior to arrival. All Arrowhead Lake rules apply.
GUEST ACCESS
This listing is for full access to the living space of the home as well as the yard. There are a total of three steps to enter from the front entrance, four steps to enter from the side entrance and five steps to enter via the rear deck.
HOUSE RULES:
BOOKINGS: Signed Lease/Rental Agreement required for all bookings - will be sent electronically. We do not permit 3rd party bookings. The person booking the reservation must be the person who will be at the property for the duration of the reservation.
OCCUPANCY: All Guests musts be 30yrs + unless accompanied by parent/guardian. Maximum of 6 individuals. All guests must respect both the house as well as the neighbors/community. NO additional guests or visitors without advance approval AND written confirmation from the host. Under absolutely no circumstance will additional overnight guests be permitted.
SMOKING/VAPING: No smoking or vaping of any kind is permitted inside the property. Smokers may do so outside of the home away from open doors or windows. You must remove all cigarette butts when you check-out. If you or your guests smoke in the house, you will incur a $300 fee for a full professional cleaning/de-smoking and a claim will be made against your security deposit to cover the cost.
NOISE: This is a quiet residential area; we ask that there should be no loud music, shouting, parties -- Noise carries more than you think, especially in quiet and peaceful settings. Please respect the neighbors. Again, no parties allowed. Quiet hours are 10pm to 10am.
CHECK-IN/CHECK-OUT: Check-out time is at 11:00AM. There is little flexibility with the check-out time as we have a very short window to clean the unit for the next guest. Check-in time is between 4:00PM and Midnight. There is a $300 fee for an unapproved late check-out.
PETS: No pets are permitted on the property or in the residence at any time during your stay. Arrowhead Lake Community Association does not permit Pets at any of the community property, beaches, lakes or facilities.
LAUNDRY: Please place all used towels in the hampers during your stay and upon departure. Hampers are in the closet outside of the main bathroom.
TOILETRIES: Travel size toiletries are provided as a courtesy. Please discard whatever you use and leave unopened/unused toiletries for the next guest.
PARKING: Off-street/Driveway parking is provided for a maximum of TWO vehicles. We do not permit trailers, travel trailers, toy haulers or RV’s to be parked at the property. Street parking is not permitted within the community.
NON-ACCESSABLE AREAS: There is no guest access to the attic, crawl space or supply closet.
HEATING: The thermostats are set for a minimum of 55 and maximum of 72 degrees Fahrenheit. Please DO NOT run the heat with the windows or doors open.
TELEVISION: We do not provide cable TV service. The living room television is a smart TV setup with HULU and there is also a Roku Streaming Player in Guest Mode that you are free to setup any of your Streaming Services.
CLEAN PREMISES: The property will be inspected and cleaned after your departure. Please leave the property in the same general condition that you received it. Guest is responsible for cleaning the gas grill prior to check-out. The mattresses, sheets, and kitchen items were purchased new in October 2021. We understand that accidents happen but please take care to keep everything in the same condition that you found it.
FOOD/COOKING: Please consume all food and snacks in the kitchen/Dining Room only. Please do not eat in the living room or in the bedrooms. Beverages can be brought to other rooms of the apartment provided you use a coaster. Also, we supply a Keurig coffee maker, feel free to bring your own K-Cups.
SECURITY: Please be sure to lock the exterior front and side doors as well as the sliding glass door anytime that you leave the property and upon check-out. The doors do not lock automatically.
FIREPIT: Fires must be contained within the fire pit container. Fires must be attended to at all times by an adult. Firepit is not to be relocated. Burning garbage, rubbish or leaves is not permitted.
BURN-BARREL: There is a burn-barrel in the rear yard that is used to clean up sticks/branches. A Burn Permit is required to use this. Please do not use the Burn-barrell.
WOODSTOVE: Please follow the directions on using the woodstove before starting a fire. Guest is responsible for any damage caused by misuse. Property is not to be vacated while a fire is burning. Burning garbage, rubbish or leaves is not permitted.
TOILETS: The property is on a septic/sewer system. Do not flush anything other than toilet paper. Guest is responsible for all repairs and damages due to improper use.
TRASH/RECYCLING: During your stay and at check-out, all trash and recycling must be taken to the Trash Center, located behind the Welcome Center building. Do not, at any time, leave trash bags in the yard as they will attract wildlife: Turkeys, Foxes, Deer, Bears have all been seen in the community.
WILDLIFE: Feeding wildlife is prohibited. Do not dispose of any food in the wilderness or on property!
