Summary:
Walking distance to the Bishop Arts District, this unit is one of the area's premier residences. If you appreciate great architecture, custom details and want a boutique guest experience there isn't a better place. Easy access to all major highways, downtown Dallas and walking distance to the areas best amenities. Non-smoking. Other lofts available if your required dates show as booked. PLEASE NOTE: PARTIES AND EVENTS ARE NOT PERMITTED AND QUIET HOURS (10:30p - 6:30a) ARE STRICTLY ENFORCED.

The Space:
There is also a smaller desk area that provides a great laptop work area. There is a 55" 4K Smart TV located in the living area. There is a washer and dryer in the unit with enough detergent for a few loads. The unit features a custom designed pegboard system that allows longer term guests to change their storage space as their creativity and needs change. There are custom designed metal and Polgal slider closet doors. Polgal, commonly known as 'green house material', provides a semi opaque cover and when back lit creates a unique glow...these are a modern take on traditional Japanese slider doors and lanterns. Kitchen counter tops are a restaurant style stainless steel with a unique marine edge that keeps food prep and spills from running off the surface. The darker count in the bathroom are 'paper stone', a unique recycled paper product that is impervious to water. The building was newly constructed and finished in the Spring of 2020 by award winning developer and neighborhood resident Christian Chernock. Christian is known for creating highly unique boutique style apartments and homes that depart from what is typically seen in apartment living. His spaces are highly sought after and are an inspiring experience to see.

1) NO SMOKING OF ANY KIND inside unit or anywhere on premise. Includes vaping, incense, candles or anything that burns. $250 Fine
2) NO PARTIES OF ANY KIND. This include kids parties, bachelor/bachelorette etc. $250 Fine
3) STRICT QUIET HOURS 10:30pm-6:30am. $250
4) NO LATE CHECK OUT. Starting at 11:15am it is $40 every 30 minutes
5) PARKING in unassigned spaces is prohibited for anyone. Additional guest vehicles must park off premise on adjacent streets. $250 Fine. Towing Enforced
6) Maximum occupancy is must be observed. All guests names and phone numbers must be disclosed to host through Airbnb message app.
7) Extra Guest fee $40 per person per night. Extra guests must be approved by host.
8) From 10:30pm-6:30am guests cannot exceed the maximum occupancy stated on their booking.
9) Excessively dirty unit is additional cleaning fee of $75 i.e excessive trash or dirty cookware or dirty walls/floor or drink spills or stained linens/towels
10) Cannot book on behalf of someone else and must stay overnight at the unit
11) The guest who booked must be present at check-in or have management approval to authorize someone else
11) No Pets. $250 Fine. For pet friendly units please inquire with management.
12) No commercial uses without prior host approval i.e. photo shoots, videography. Approved on case by case basis. Subject to commercial booking fees
13) Must have a valid working phone number listed on the booking
14) Locals (Dallas county or any adjacent county) and guests with no reviews must contact host before booking
15) All guest must follow city and state laws i.e. public intoxication, pet waste clean up
15) Any complaint communicated to Airbnb or the host regarding the condition of the unit/contents is also deemed authorization by the guest to allow a host representative to enter the unit and remedy the problem

Any rules violation is grounds for immediate termination of the booking without refund.
Guests of a terminated booking must leave the property immediately and are considered trespassing.

I work closely with my co-host assistant Alex to make your trip the best it can be. She and I both live in the neighborhood and are available for simple questions and more serious concerns. We love helping guests but also have kids and busy lives. Most questions can be answered by reviewing the listing information and we are available to answer everything else.

Property was perfect, clean and very nice. We had our Valentines Day weekend in Dallas and had a great time in Bishop Arts. The property was close to everything, perfect for a great night out.

I arrived 15min after check-in time, place was open, dirty sheets and comforters on the floor. Bed was half made. Host took almost 20min to respond. Had to find cleaning lady on another unit and waited more than 45min for the place to be “ready”. She left wet sheets in washer and I didn’t notice until last day. Parking is a joke. You get an assigned spot but is super small, I could only park there 2 nights due to other cars blocking my spot. Host was not helpful and told me to park on disabled parking with the risk of getting towed. Every single night I had the fear of my car getting towed or getting damaged by the car parking next to me. Street parking was minimal and was super dark and not a safe area. Heard gunshots 2 nights, very closed, was scared to even look outside. Wifi didn’t work, had to use another property’s wifi. Will definitely not recommend, they are selling the looks (which actual things were cheap, down to the shampoo/soap and toilet paper). Host was not helpful at all and took forever to answer. Not worth your money. I would have left after the first night but it was New Years week and everything was booked.
