Camping Retreat on Pond 5 min from Fair Haven Beach

Our 36’ Camping trailer is a 2019 double bunk house. It features a large & modern feel. We are an off-grid camp site, yet we provide everything you need with a generator and battery powered items for a comfortable stay including heat/central air, hot shower, stove/oven. Your stay at this campsite will allow all guests use of our nearby pond for fishing or kayaking along with access anytime to a walking trail in woods. We provide many amenities along with entry pass for any NY state park during your stay.

✅cooling tub for 2-4 people. Not a hot tub but a place to cool off in the summer- plug in for bubbles. (Part of generator use) Available June-August

✅fire pit area with starter wood 🪵 can be used for cooking
✅steel gazebo for outside cooking/eating. Steel counter, family sized griddle with BBQ utensils, and 12-person picnic table

We provide starter supplies to help keep you a happy camper:
✅citronella starter for three torches
✅Thermacell lantern to keep the mosquitoes away which covers a 10ft diameter.

For every 2 nights of stay you will be provided.
✅fuel to run generator up to 3 hrs. per day. Which operates cooling tub bubbles, microwave, TVs
✅20 gallons of water to wash dishes/shower (not for drinking)
✅empty black/gray water tanks
✅RV batteries which provides power water pump, awning, radio, indoor lighting
✅We restock water and empty tanks every two days of stay

📱Verizon & AT&T get the best cell service here. Limited to no service with Sprint/T-Mobile.

Rules
❌NO smoking or vaping in camper.
❌No Parties at any time. If you plan on having guests, please get my approval.
❌No pets inside camper. A guest can bring a dog to visit.

Let’s be real 🥹 This is an OFF-Grid camping experience: we do not have municipal water/sewer/or electricity. If you are expecting abundant use of these modern amenities this may not be the place for you! This camping retreat requires intentionality for water conservation. We recommend you bring disposable dishes to preserve water and consider showering at the bath houses at the state park for abundance of hot water. Outdoor living and camping require a certain tolerance for combatting at various times: mosquitoes, flies, bees, spiders, stink bugs, etc. We regularly spray the camper against insects, and we have decon and traps in case a mouse wants to find a new home. You will not be compensated for experiencing any insect, mice or wildlife.

✍️You will be required to sign a liability waiver if there are children under the age of 18 staying at the RV. The waiver must be signed upon prior arrival to RV with photo sent to us that it was signed along with a copy of your driver's license to verify signature. We will not be responsible for how some amenities are used. Please use caution and take into consideration Our Safety tips:
*Zip line- there is risk to injury getting on, getting off or falling off. Use wisely- use handles- keep hair out of way. This is only at highest point up to 6ft off of ground. For guests up to 125lbs.
*trampoline- no somersaults, no forward or backward flipping. Even gently bouncing depending on the adult or child could pose a risk. Use at own risk. Zipper on trampoline is broken- use caution
*inflatable tub- do not use during a storm- do not use near electricity. Do not leave uncovered around small children. Do not leave young children unsupervised.
* fire pit -does not have flame guards. Please be mindful of small Children near fire.
*please use life jackets in Kayaks. This is monitored by camera. If you and your guests don’t use life jackets you will be restricted access to pond for remainder of stay.
*pond is not fenced and is up to 12-16 ft at center. Please guard young children at all times near pond edge as there are drop offs with a sludgy pond bottom

Closer to camping then "glamping"

We were comfortable sleeping and enjoyed being at this location, however we came across a number of issues: •Although the host was great with communication, we wish they had been more proactive in filling the water tank in anticipation of use for 3 adults. • In addition, we wish the owners had left a very detailed list of instructions on how to use the RV. I had stayed in an RV but have never had to operate one. • The scent of the water was very pungent, overpowering, and filled the small space. The smell slightly improved after the second tank filling but was repugnant the last morning of our stay. • The last night of our stay we realized the fridge and freezer had shut off while we were gone during the day. Fortunately we caught this before our perishables went bad. We moved those to a large cooler and had to reset those utilities. They did turn back on but we still almost lost a large amount of groceries. • The large generator that operated the AC and electrical outlets was very challenging to get going. Someone very strong needs to be able to be able to pull on the lever. • The RV did not have a lock on it, or if it did there was no instruction on how to do that.

Perfect glamp getaway

This place had everything we needed for a camp trip for my kids and I. Very clean, and fun activities for my little ones to do. A beautiful set up that was a step above the camping experience we are use to. The hosts are a great family and showed us the best fishing spot. We can’t wait to come back.

Great quick stop

We stayed for one night on our way to Niagara Falls. The camper was clean and very comfortable. We didn’t have time to enjoy the pond and explore the property, but enjoyed our time there. The only suggestion I would have is to maybe supply better instructions on how to set up the generator and plug the power into the trailer. I was farmiliar with the process, but many guests might not be.

We are a Glamping Camping Experience. Anyone can spend triple on a lake house but we try to hit the short-term rental market where most families and couples can afford to get away with loved ones and make memories.
