About this property

Classy Retro Suite "Preferred Partner of Rail Explorers" Pets OK

The Historic Goeppinger Building has been around since 1915. Built by the Goeppinger family to house the offices of their farming and saddlery businesses, they provided offices through the years for doctors, lawyers, realtors, dentists and teachers on first and second floors. The third floor, once a beautiful lodge with a dance floor, kitchen, bathrooms, a smoking room for the men and a cloakroom for the women, was converted to six upscale apartments in 1935. The apartments were leased out as rentals to private tenants from 1935 to 2019. We bought the building in 2007 and continued to operate the building as it had been operated since 1935. In 2019, we decided to restore the apartments and signed with VRBO as short term and long term hosts. It is our hope to someday become a boutique hotel.

The original marble staircase leads to the lobby area on 2nd floor. Several office suites are occupied on this floor and it is also the home of our Resident Manager. Another flight of stairs completes the journey to the third floor where you will find your charming apartment suite complete with RETRO decor. On display are televisions from the late 1950's complete with antenna's, old radios, an old Bell telephone, an old manual typewriter, a chrome kitchen table and lots of coca cola memorabilia.
The suite has a sleeping area, a relaxation area, a dressing room, a full bathroom with shower and tub and a fully furnished kitchen. The kitchen has a microwave, coffee pot, toaster and of course a stove and refrigerator. Dishes, pots and pans and utensils are all provided so guests can prepare their own meals and eat "in". Fortunately, there is a grocery store just one block East of the building.

The building and it is built like a fortress with 13" of concrete between the basement and the first floor, the first and second floors and the second and third floor. The brick walls are at least 18" thick. The second floor is somewhat of a showplace with lots or original wood, terrazzo floors and Florentine art glass windows. Don't be afraid to turn on some lights and go exploring while you are here and feel free to ask us if you can view whichever suites are unoccupied. We love showing off the restorations we have done over the years.

Yes, this is an amazing old building but it does not come without its quirks, due to its age. We think these quirks just add to the charm of the building. For instance, you may walk on squeaky old hardwood floors, the radiators may let you know when they are warming up your suite and, it may take some time for hot water to climb up to third floor. The building is across the street from the UP railroad so you may be lulled to sleep by the sound of trains passing through town during the night. Most guest comment that they enjoy the sounds of the trains but we do have a "WHITE NOISE" machine for guest use who don't find the sounds of trains pleasant.

We hope you enjoy your stay. If you need anything while you are here, all you have to do is send a message or give us a call. We are committed to being the best hosts that we can be.

Great Little spot in the heart of Boone

Property is as billed! Only slight thing - its across the street from a very active railroad. Sound is deadened but not completely eliminated. Renter went above and beyond to get us checked in! Definitely recommend!

Nice stay in Boone

Host, room, town all good. My only complaint is the hefty VRBO security deposit and there lackadaisical behavior on the return of it. It’s been 14 days since check out and it has not been returned. I have rented through other home rental platforms hundreds of times and not had to deal with this. This will be my one and only time using this platform.

Beautifully Renovated Historic Apartment This apartment is a perfect blend of historic charm and modern comfort. The recent renovations are beautifully done, with stunning floors that add character to every room. The bed is exceptionally comfortable, making for a restful stay, and all modern conveniences are provided, ensuring everything you need is right at hand. The apartment is also impeccably clean, which adds to the overall sense of comfort. The owner/manager was very kind and accommodating, going out of his way to make sure we felt welcome. Small touches like fluffy towels make it feel like a luxury experience. We would highly recommend this apartment to anyone looking for a cozy, stylish stay in a historic setting.

A retired teacher, school administrator and college professor, I enjoy people very much. My entire life has been spent serving people. Thus, I opened up The Historic Goeppinger Building to short term and long term guests in 2019. It was the most enjoyable thing I could do because it gave me an opportunity to continue to meet people from all over the planet.

The Historic Goeppinger Building itself is owned by Story Street Properties, LLC. The building maintains the Goeppinger name because it was built by the Goeppinger family in 1915. The 100th Anniversary of the Goeppinger Building was celebrated in 2015 with tours of the building, presentations by original Goeppinger family members and lots of good food. We continue to celebrate the Goeppinger building by striving to restore the building back to its' original grandeur.

When I am not in Boone, I am on the original family farm in South Dakota. It has been in my family since the early 1900's. My husband and I spend time in both places and enjoy collecting antiquities and furnishing our dwellings with our treasures. Our son is now the Resident Manager of the building. You may see him, busy with projects during your stay, and he will be here to keep your coffee supply filled or to help with anything else that you need..

Why they chose this property

We have always loved history and we are lovers of antiquities. So, in 2007, when I needed to find a place to relocate my linen store, my family bought the Goeppinger building. We moved my store from south Story Street into the building and in addition to the store, I opened a diner and a fine dining-by reservation only-restaurant.

The Goeoppinger family, who designed and built the building, has a long and interesting history in Boone. I used to go on walks through town and when I passed the Goeppinger Building, I would stop and peer through the windows. I was attracted to the wrought iron railings and banisters, the marble staircase, the terrazzo floors and the Florentine art glass windows on the doors. I was impressed by the businesses of longevity in the building. Belluci's Pizza House since 1965 and Kelly's Salon 908 for several years. A well known realtor held an office on second floor beginning in the 1950's and a psychologist was leasing several rooms on second floor for therapy rooms and offices. The third floor had six turn-of-the century apartments and several of them held leases. I was filled with intrigue, and when it came up for sale, I knew I wanted to buy it. Gratefully, my whole family pitched in and buying the building became a reality.

Located across the street from the Union Pacific railroad, the trains do rumble through town at all hours. But, we have taken measures to muffle the sound. Drapes and blinds adorn the windows which provide a dark sleeping space as well as quiet the sound of the trains. White noise machines are available on request, if you'd like one.

What makes this property unique

Unique? Yes! Our property stands out from the rest because each suite has a different theme and it's own personality. The Victorian Suite is....well, Victorian-like, with chandeliers, a canopy bed and a fireplace mantle. The Rock 'n Roll Suite is filled with rock and roll memorabilia and art. The Serenity Suite is done in calming, cool colors and provides an atmosphere of peacefulness. The Retro Suite is "retro everything" from the retro Murphy bed to the chrome table and chair, to the retro 1950's memorabilia. Whatever your mood-whatever your preference in lodging, we can meet your needs, based on availability.

There are so many things to do right here in Boone. Rail Explorers is a preferred partner of ours and a bike ride across the Des Moines River Valley is an exciting activity for the whole family. Mention that you are staying at the Historic Goeppinger Building when you "check in" for your rail ride and you will receive a complementary Travel Mug.

There are train rides, museums, parks, hiking trails, swimming, great restaurants, antique stores, women's clothing stores and thrift stores available. Located right outside Boone is Seven Oaks Recreation providing tubing and canoeing in the summer and skiing and snow boarding in the winter. Boone hosts the Super National Car Races, a great County Fair and Puffer-Billy Days (a celebration of the railroad with a carnival, train rides, craft fairs, music and tours).
