About this property

Bright, Breezy Condo on the Palmy Shore

This two-bed, two bath condo stands in a spacious, breezy five acre communal garden that leads right onto the ocean shore where the surf crashes and dawn breaks. You look down from the spacious balcony onto the nearby communal pool and out through palms and casuarinas trees to the sea. There is a large balcony where birds come to be fed and you can relax and read after swimming, golf or exploring. The centre of the garden has shady sitting areas and a barbecue where you can grill the catch of the day - or carry your coffee fifty yards to the gazebo overlooking the wide, wild, romantic beach.

The development is tranquil and, being over thirty years old, enjoys mature gardens and much more space than is often the case with newer properties. Our particular condo still has the original bathrooms and some other fittings, so it's not a luxurious or state of the art environment, but everything works and there is a conscientious maintenance team who attend promptly to fix any issues. The aircon units, TV (with Netflix), fridge and stove are all recently installed however, and there is a good wifi network.
Neighboring condos do not overlook you, but the inhabitants are friendly! The grounds are well maintained and there is an excellent, conscientious management team (office hours) to look after you. Laundry facilities are on site, are communal and coin-operated.

The condo itself consists of two double bedrooms with A/C and ceiling fan - though from Dec-March the sea breeze is often enough to keep you comfortable at night. Each bedroom has an en suite bathroom with bath, shower and loo, with vanity units in the bedrooms. The living space is over 30 feet long with dining area and sitting area separated by a kitchen with breakfast bar. That wonderful sun streams in every morning and the kingbirds twitter from the highest boughs, where monkeys sometimes chatter and hide.

Island Paradise

We had a wonderful stay at the Bright and Breezy Island Paradise rental unit. The unit was exactly as described-the kitchen was well appointed and the overall furnishings very comfortable for our weeks stay. We enjoyed the pool in the afternoon, sitting by the oceanfront gazebo and sitting out on the deck for our morning coffee. There are many eating establishments within walking distance. We would not hesitate to stay here again.

Great Location

The unit was just as described in the listing. You can't go wrong with this location and it will remain a top choice for me, when I visit St Kitts. The property manager and owner were both very responsive. I really enjoyed my stay and will be back again.

Great location could use some updates

The location and property are great. The unit is probably 75 yards from the ocean which has a nice seating area and gazebo right at the sea wall. The community pool is probably 25 yards. Most of the time we were the only ones at the pool or by the ocean so from that respect the location is unbeatable. There are really good restaurants a very short walk away and the on-site grocery store is surprisingly well-equipped. Unfortunately, one of the two AC units decided to quit on our second night (of 7) there and it wasn't fixed by the time we left. The twin beds that are in that same room were quite soft/springy and not really suitable for adults. I'm sure it's not the easiest thing to get a mattress there but it's probably time for them to be replaced. The property grounds were very nice and quiet so overall the stay was great.

Well appointed Condo on a quiet property.

Our group very much enjoyed the well appointed and decorated condo. You can tell that Sue cares about her unit and is trying to provide whatever you might need for your vacation. I appreciated the pretty curtains instead of the old, broken plastic blinds that are so common at Island Paradise. The grounds and gardens were in great shape considering they aren't allowed to water due to the current drought. The pool was also in great shape and a nice place to relax on a hot afternoon. We appreciated having an Indian, Thai, Sushi and a new Lebanese restaurant all within a 5 minute walk of the condo! We would highly recommend this property for your next vacation.

The perfect place for my stay

This condo was the perfect "home base" for everything I wanted to do in St. Kitts. It has excellent proximity to beaches, shopping, and restaurants. The condo unit is well managed, and had everything I needed. I cooked for myself, and found the kitchen well stocked with cookware and implements. Communication from both the owner and the on-site manager were excellent. The unit was clean and pleasant. I was very comfortable and enjoyed my time there.

Great Location

Sue was very helpful answering any questions I had and the on-site rep, Jackie, was very responsive. The location of the condo is the best! Close to the ocean and steps away from the pool. Close to restaurants, coffee shop, grocery store and liquor store. My concerns are with the description of the condo, as I feel it was somewhat misleading and not as informative as it should have been. After talking with other owners of the condos, I was informed they were built in the early 80's...over 35 years old! Almost everything in this condo is original: floors, cabinets, countertops, bathrooms. The wallpaper border is pulling away from the wall, the cabinet doors don't stay closed and there is a large crack in the tile floor running almost the full length of the condo. The description on VRBO was not adequate to make an informed decision. We were able to see another condo in the development that is also available to rent and has been completely renovated. The price to rent the renovated condo is comparable to this one. We will come back to St. Kitts, but we will not stay here.

A perfect apartment for a nice holiday

The apartment is located in a beautiful garden, in the middle of which is a swimming pool. The apartment itself is spacious, well furnished and the kitchen is perfectly equipped with everything you need. Various Reataurants are nearby and in the supermarkets you will find everything, all in a slightly upscale price range, but there are all international brands. We enjoyed our stay in St. Kitts and highly recommend this condominium.

Very nice well-equipped apartment

We really enjoyed our stay at Island Paradise. The apartment was very good and in a great location. It is right on the atlantic coast - and the strong breeze from the sea meant the apartment never got too hot. The atlantic is a bit rough for swimming but the nearby Caribbean beach was lovely (3 minute drive, maybe 10 to 15 to walk - and dead flat/ with verges to walk on))and the pool was just the thing after a hard day at the beach/exploring the island, It certainly wasn't too cold! As the advert recognises the appafitment fittings are functional but a bit dated in style. Our only issue was with the resort staff. The day before we left one of them came round to ask what time we would be leaving. We said we would leave by the time given in the details as we didn't want to check out too early as our flight wasn't until 6pm. We agreed to strip the beds in advance of our leaving. We were very surprised when someone came round at 8am the next morning expecting us to hand over the bedding then when we had only just got up! We hope very much to return to St Kitts before too long and we would certainly stay here again.

Breezy, well-appointed, well-located condo

Sue Limb’s condo has everything we needed for a weeks stay in St. Kitts: it’s close to both the Atlantic (100 yds) and the Caribbean beaches (15 minute walk), a lovely balcony near a fine pool, near restaurants, grocery Stores, the Marriott (for great smoothies), and it has all the amenities we needed, including kitchen supplies, basic spices, paper products, and good bedroom AC. We thoroughly enjoyed our stay in the 2 BR apt which , while not the Four Seasons was perfect for us at one fifth the price. Sue was extremely responsive and helpful and fun to work with, giving us extensive assistance in her house directions to help us get the lay of the land. We also strongly recommend Bullseye car rental, whose staff and owner, Winston, were extraordinarily helpful. Keith and Wendy, Feb. 2019

not luxury but very comfortable and clean

We stayed at Island Paradise in January 2019 while bringing our daughter to the university on St Kitts. We stayed for 10 days. The condo is equipped with just about everything you need including some items like toilet paper and trash bags to get you started. You will need to purchase more at the near by grocery store. While kitchen items are dated they were usable and we did not spend a whole lot of time cooking meals as we wanted to enjoy the local restaurants. A blender would be a nice thing to add and a mixer with beaters. Bathrooms were defiantly dated but the owner tells you that up front. But everything works and we were fine with it. While it was just my husband and I we did not use the second bedroom. The master identifies a queen bed. It does not appear to be a queen but I sleep in a King so I might just be spoiled. It was nice being on the second floor and comfortable leaving the bedroom window open at night to enjoy the ocean breeze. The bed was very firm but nothing we didn't adjust to after a few nights. Furniture in the condo is very Island chic therefore not very comfortable. That did not bother us as we were out and about most of the day/evening. If you are planning on spending lots of time indoors the furniture might not suit you. There are lots of books and games for your enjoyment. We added our books we finished to the collection before we left. There were lots of microscopic ants in the kitchen and bathroom. We learned very quickly that you can't leave dirty dishes in the sink or spills on the counter. They cleaned up easy with a paper towel (provided) so they did not bother us. We also enjoyed having our coffee on the balcony each morning. People were out and about and very friendly. We saw maintenance crews everyday doing something. It is obvious the property is well cared for. We lounged by the pool but did not swim. While the weather was in the upper 70s/80s the pool water was cold. Obviously not heated. The view to the ocean was amazing while it is not anywhere I would take a dip as the waters are rough but a quick walk up the road takes you to the Caribbean with calm waters. We felt very safe and secure in the condo even after my husband returned home and I remained for 4 additional days by myself. I took walks every morning and came in after dark and did not feel threatened or unsafe at anytime. We truly enjoyed our stay and will definitely stay again as long as our daughter is in school in St Kitts.

Great Place and Location to stay!!!

We thoroughly enjoyed our stay!! A very comfortable condo perfectly located to restaurants, stores and to explore the island. We enjoyed having breakfast and an evening cocktail on the balcony. Frigate Bay is the area of the island that you want to stay in. I had originally thought about other locations. We were very happy with our choice. Sue was great and easy to deal with. We also rented from Bullseye car rental, as Sue suggested to get around. Owner was a very nice gentlemen and will provide a discount. Here's a restaurant review: Italian nearby (CIAO) - very mediocre Cathy's - very good and reasonably priced food - be prepared to wait Lobster Fest, nearby - good service and food (nice salad to start) Marriott for lunch. Thanks Sue, hope to visit again sometime. Rich and Joan

Just What You Need

Overall our stay was great. I would stay here again. This condo is in a perfect location. Nearby within walking distances, there are several restaurants (non-local food, i.e. pizza, sushi, Italian). There is also duty-free shops and a liquor store. Just a 10-15 min walk to Timothy Beach Caribbean side. The complex sits on the Atlantic as well. A short drive or cab ride to most other beaches and town. There is convenience store right nearby to get some general grocery items. Larger stores nearby. Rams have a really nice large store and the cooked food is really good the local folks line up for quite a bit to grab a bite. Pros: Location, location, location Close to both the Atlantic beach and the Caribbean oceans Taxi stand right next to property Has parking lot near unit (we never got a car) Pretty much everything you need in the home Quiet area Small Bar located in front of the property. Pretty view Nice large balcony area Cons: Older appliances and features (everything is functional). If you are looking for luxury this is not it. The air conditioner in the room with 2 twin beds dripped a bit, I think from condensation. But nothing distracting. The office manager was never in the office. We were there during Carnival and New Years. We attempted several times to get ahold of the manager to book a catamaran but never got a response. This is no fault of the property owner. The phone did not have funds on it as was expected but again we really didn't need it we used What's App which worked just fine to communicate. Tips: Book Catamaran early for Nevis all day tour. We didn't get a chance to go since they were booked. Get a ticket for Lobster Fest on Friday beforehand. They sold out while we were there. Lots of Cruise ships come in prepared to get to the beach early to get a good spot or wait till later. they tend to clear out around 3-4pm to head back to the ship. If you need housekeeping services you may want to schedule that ahead of time. There is a charge for it. It would have been nice maybe for a few more beach towels or someone to clean up 1-2 x while we were there but we never got in contact with the office manager. My friends and I really didn't need it for the week we were there. Since the big hurricane storms, Carambola beach is the best with the fewest rocks. Reggae Beach is my second place win they have a great drink called Reggae Colda yummy. Book your trip now

Wonderful Stay! Wonderful Place!

Loved this trip and am already eager to return. Sue was a pleasure to deal with. Her place was fantastic. And the location and the island, were too. Easy walking distances to beaches, coffee, and bars. What else do you need?! Can't wait to go back and will definitely choose Sue's place!

Can't wait to go back

This was the perfect spot to call home during our week in St. Kitts. Clean, safe, quiet, comfortable, and relaxing in every way. We spent our evenings on the deck overlooking the ground and the Atlantic, sipping Caribs and breathing in the warm ocean air - in shorts and sandals even at 10pm. Mornings were spent with the sliding glass doors wide open, having eggs cooked up in the well-equipped kitchen, or else coconut scones from a nearby bakery bought the night before. Exotic little birds hopped right up on to the coffee table to say hello - we identified these guys with the fun bird watching books available in the condo, but we won't spoil the surprise. The beds were comfortable, and the A/C worked great. The pool just outside was very refreshing the couple of times we dipped in, but we prefer the beach and floating in the warm Caribbean sea. You can get a few essentials at the walking-distance Ram's express market, but if you really like to cook you should make the trip to the much larger Ram's in Bird Rock, or ValuMart. It's great to pick up some snacks and basics, but don't eat in too much; you might miss out on some of the best food you'll ever have, like Lion Rock on Cockleshell Beach, Cathy's and Mr. X's on the Caribbean beach just a quick walk away, ShipWreck beach bar, Sprat Net (lobster!), and Bombay Blues (incredible Indian food, also just steps away). We rented a car from Avis (you get miles from American Airlines when you do, which will help to us return ASAP), and there is ample parking behind the unit. The owner, Sue, was friendly, quick to respond, and helped us to prepare for our trip. We had such a great time here that we already have our next stay booked.

The stay at Island Paradise was very good.

The condo met our expectations and needs. Comfortable and basically had what we needed. We were there with our son and granddaughter and the location to the pool from the condo #15C was excellent. Quite but could hear the waves coming in and being able to walk to restaurants and coffee shops along with the convenience store "Ram's" was great. We did have a car, but if not being able to walk was wonderful. Office personnel very helpful and having laundry facilities at the resort was nice. Our suggestion was to maybe get a floor fan for the living area to move the air - less costly then another ceiling fan. The air was great at night for sleeping as well. The grounds were kept up very well. Retaining wall is replaced and the gazebo by the ocean is very relaxing. We will be back and hopefully will be able to rent this on our next trip. Thank you Sue for the condo and info on it. Thank you

Loved it

The apartment was bright, colourful and very comfortable. It was so peaceful, quiet and had everything we needed and more. The pool and grounds were lovely and it was handy to everything. The Italian restaurant out the front was just like being in Italy, very enjoyable. Over all I would highly recommend it

Wonderful stay at the Island Paradise

We loved our stay at this Condo Complex and our unit, 15C was very comfortable. The condo had a functional kitchen and because we were there during some very warm weather the air conditioners were certainly used and worked well. The only thing we would suggest is some hooks in the bedroom and bathroom for hanging towels and other things. We did use the kitchen and made some meals and found most of everything we needed. We loved that the swimming pool was just steps away and very inviting everyday. The grounds were kept so nice and the view from our balcony was great! The beach area was hard to get to because of storms that washed part of the wall but was being repaired when we were there. Jackie the Manager and Jesse were so nice and helpful. A very convenient area with the coffee shop Rituals so close with great food and Ram's the grocery store just steps away. We did try the Italian restaurant but were not impressed and price too high for what you get. To get a taxi was also steps away and all our taxi drivers were so nice and informative. This was our first time to the island and my husband was working with a company in Basseterre. We loved this island with friendly people, fantastic food, and beautiful scenery! We experienced the Lobster fest at Cockle shell beach, enjoyed the capital of Basseterre and of course just loved the island of Nevis. Definitely have to experience Pinney beach on the island of Nevis right in front of the Sunshine Bar & Grill which was fantastic. We would definitely come back and stay at Island Paradise and we thank you Sue for your quick communication, providing great info and to share your home away from home condo! Hopefully next year!

Our Vacation at StKitts "Island Paradise"

We loved the "Island Paradise" Condo Complex" and enjoyed very much the stay at unit 15/C. The first moment we moved in it was like being at home. It is a friendly place, with excellent room arrangements, perfect fans and air condition; functional kitchen, great dining area and relaxing atmosphere. The swimming pool was spotless and inviting ...we enjoyed it every day. Colorful palms and flowers. Jackie the Manager and her daughter Jesse were ready to help in every situation. Few people living there permanently were friendly; time by time we enjoyed their company. The weather cooperated very well. One day only the skies were overcast but we loved the tropical rain. With sunshine returning the birds continued their lovely overtures. From the balcony we listened to calming sounds of the Atlantic Ocean waves. We intend to return in future.

Home away from home at St Kitts

I was travelling to St Kitts for the first time with my husband and our 2 young children. Primary on my mind were safety, well equipped kitchen (we have some dietary restrictions in the family), easy access to a grocery store, transportation, access to laundry, walking distance to get to a sea view in addition to the usual cleanliness etc. I have to say - this condo met all my criteria and it did not take us very long to get comfortable in our home base. It seemed very safe, I saw a police patrol many times along the road and we returned several times late at night after games and no issues. The house is secured with burglar bars and all windows close tightly, so felt good right on the first day. Ram's Express is a minute walk away to get any supplies forgotten or any supplies for a quick meal/breakfast/snacks etc. Nice restaurant options next door when you are too tired to go farther. I liked the fact it was a complex and well maintained (Jackie the manager is available round the clock if there are any issues). My kids loved the pool. We chose not to drive there (being from the US, we are not used to the right side drive) - having a taxi rank right opposite was great. The kitchen is very well equipped and I had no trouble getting some quick meals together. The A/C in the bedrooms was really nice on hot days when you just decided to stay home and not venture out. Lots of clean towels for daily use or the beach or pool came in handy. Community laundry room was clean and we used that once. What I did not expect - 1) Seaview - The views from the balcony was great! Beautiful seaviews and breeze. I would walk up the garden in the morning for viewing the Atlantic sunrise - one of the most breathtaking moments of my life. 2) Prepaid phone - a handy cellphone that is at the condo which I topped up at Rams and could use for local calls and even took it out in case I needed to call for a taxi. 3) Sue - very prompt with answers and did everything possible to make sure our stay was comfortable, even referring a friend to help me with my numerous local questions. All the information and pictures provided are absolutely accurate to the detail. 4) Wifi - a pretty nice wifi connection We had a lovely time at St Kitts, I can't think of anything on the negative. If you are looking for a fancy luxury accomodation (I was not) this is not the place for you. If you are looking for great value for money and comfortable functional home base, it would the best option.

The Perfect accomodations for your personal adventure on St. Kitts & Nevis

My wife and I had a terrific week-long holiday staying in this lovely 2 bedroom condo. Perfect location in Frigate Bay with many attractions within walking distance. We chose to rent a car from Bullseye car rental to fully explore the island on our own. The condo has plenty of free parking directly behind the unit. The second floor balcony overlooks the pool with just a short walk to the beach and ocean. The condo owner has done a brilliant job of equipping this rental unit with everything you could possibly need. All the appliances appeared new and worked perfectly. Both bedrooms have a/c units, though the beautiful sea breezes kept things comfortable. The other residents were polite and helpful with suggestions. The condo has a small library with books about the West Indies. As amateur ornithologists, we greatly appreciated the two books on local bird life. You could easily live in this place quite comfortably with periodic trips to Ram's grocery market for food. The unit's owner was polite, friendly and very helpful and we found the rental price to be very fair. I can recommend this place to anyone without reservation and I plan to return again in the near future.

Island Paradise lives up to its name

Our stay in the condo was fantastic - it was located in a wonderful area that felt safe and was near to various amenities (10 min drive from the airport, restaurants and a grocery store). Although the area was lovely, a car or alternate form of transport (ie a taxi) is needed to see the island outside of Frigate Bay. The surrounding scenery was gorgeous and provided a wonderful oasis for rest and relaxation. The owner was very timely with responses (leading up to our trip and during our stay). This was our first time to St. Kitt's but we will undoubtedly be back and look forward to returning to our second Island Paradise.

Why they chose this property

We fell in love with St Kitts because it's a wonderful, atmospheric, old-fashioned island where you can enjoy traditional Caribbean lifestyle in tranquil surroundings while the waves crash and the clouds sail majestically across the lush mountain tops. Education is valued here, and there are many historic sites to explore as well as fabulous beaches. The island's careful development plan has ensured that the integrity of the main part of the island has been unsullied by inappropriate building, and at the island's heart is a mountain range covered with rainforest.

What makes this property unique

The garden at Island Paradise is a huge plus - five acres of mature trees and flowers right on the ocean's shore. The friendly and helpful office staff always make sure we are comfortable. And the condo itself, all on one level, with two en-suite bathrooms and right next to the pool, is incredibly convenient. Our huge terrace is a great place to chill out. PJ's Italian restaurant is just a step away and right next to Island Paradise we have a mini supermarket, wine shop and internet cafe. Walking along the Atlantic beach (at the bottom of the garden) is always a thrill, and the Caribbean beach is only a ten minute stroll away. And if you like golf, well... we're almost on the green! There's a cab rank outside the property so you don't even need to rent a car. But if you do want that independence, we recommend Bullseye Auto Rental - service that second to none and with a really personal touch.
