Newish listing with lots of potential
This was a difficult review because many things about this property were just right for our group (good use of space on first floor; several extra spaces made the overall feel quite expansive as long as steps are not an issue; interesting neighborhood; There was a small outside private courtyard and a roof top deck which provided unexpected spots for reading or calls which made the property feel even more spacious.) but there were needless issues and poor communication while were there esp about the included parking which was quite vital in this neighborhood. The house seemed to be pretty recently redone and had a need for a decent handyman to do a number of small repairs--towelbars, tp holders, leaking from shower causing damage, broken microwave, outer gate not closable or lockable, smelly area rug. And the kitchen was not fully appointed as far as decent pots and pans for cooking dinner tho it was a good layout and had a reasonable amount of dishes, glasses, etc.
The location was one that I enjoyed fully w/ a nice nearby park for dog walking and playing with kids; Rival Brothers coffee was an easy walk for excellent coffees; the independent grocer on the block turned out to be excellent for basics and the multi varied items needed by dietary restrictions in the family. The provided parking is a necessary amenity and worked surprisingly well despite a rotating array of cars; however, when we arrived there was a very tight fit to park in the provided garage and the night we left someone had parked into both spaces of the garage and we had to seek street parking at risk of tickets plus hindered loading up to depart. Unfortunately tho communication had been good before we got to Philly, but when on site, several easy questions were completely ignored and only the items that seemed to matter to the provider were answered in the course of the 6 days we were there. This property has potential and I hope these issues can be resolved.
PS the 4th bedroom is in the basement and it is nicely finished but has no windows and some sort of heat/venting is needed to keep it from getting hot as the heating system is right there and makes a good bit of noise. The listing strictly speaking did not count this bedroom but we needed it for the days we had a full house. It was a favorite spot for my granddaughter to play hide and seek and the space was appreciated.
