Enjoy peace, privacy, and views at this expansive ranch house (+Glamping Barn for groups of 7 or more) nestled between oak studded rolling hills and a lovely small lake. Alpacas roam the property. Perfect for family reunions, off-sites, and other small events, or a simple country getaway. Hiking + Mountain Bike Trails on Property. Located in a gorgeous rural wine country. Minutes from The Mercantile, Boatique, Cache Creek, and Loujour Estate Wineries. 45 min to Calistoga. 35 minutes to Harbin Hot Springs for yoga, massages, hiking and naturally fed hot spring pools

ALPACAS and COWS:

We have 4 friendly alpacas and 3 cows that free range the property. Please do not run or chase near the alpacas, or let dogs run or chase the alpacas. They are mostly decorative, although they may come up to the house for pets now and then.

EVENT RENTAL:

Property may be booked for parties, events, weddings and other gatherings on Peerspace.com. VRBO listing does not allow parties or events of any kind due to liability reasons. Please message me if you'd like more info about our Peerspace wedding/event package.

PROPERTY DESCRIPTION:

Overlooking a small placid lake, the home boasts a fabulous great room with floor to ceiling windows that capture the view. Property is comprised of a 3 bedroom, 2 bath main home (for up to 6 guests), and a separate 2 bedroom, 2 bath "Glamping Barn" that has been converted into 2 charmingly rustic guest suites. A large wrap- around deck features out door dining and lounging space and lake-fed hot tub. Perfect for gatherings of friends and family, this laid back country chic ranch welcomes you to relax and unwind in wine country. Outside, 4 friendly alpacas graze in the meadows and keep and eye on the property.

RANCH HOUSE:

If you have a group of 6 ppl or less, you will stay in the main home (if you have 6 or less guests but want the extra space, you can include the Glamping Barn Suites as well for an additional $200 cleaning fee. This helps keep the cleaning costs lower for smaller groups).

MAIN HOUSE BEDROOMS:

Master bedroom has walk-out access to the deck, fireplace, work desk and en-suite bath with a tub/shower and double sinks.

Bedroom 2 features comfortable Queen bed with memory foam and down duvet, and sliding doors to the deck.

Bedroom 3 features a comfortable Queen bed with memory foam and duvet, original stained glass artwork, and work desk with comfy seating and task lighting.

MAIN HOUSE BATHROOMS:

In addition to the master bathroom, there is a newly remodeled hall bathroom with walk in shower.

MAIN HOUSE KITCHEN:

The open concept kitchen is a fun gathering place to whip up some truly epic meals. We have a blender, Nespresso machine, hot water kettle, and toaster.

OUTDOOR:
Comfy outdoor lounge area on the deck beckons you for a sundowner! Enjoy al fresco dining at our outdoor tables (Seats 12 on the deck), with incredible views. Naturally Lake Fed Hot Tub on the deck. The land is a rugged, working ranch with fun places to explore, hills to climb, mountain biking spots, and of course the lake (we don't recommend swimming in the lake :-).

"GLAMPING BARN":

A short walk from the main house, our renovated barn suites are INCLUDED for groups of 6-10 guests. The Glamping Barn has 2 Queen bedrooms suites separated by a small breezeway. Each Suite has its own full bathroom with walk in shower, toilet, and sink. These are rustic chic style suites. Each room is stylishly decorated and has a mini-split AC unit and Queen bed with memory foam mattress, down duvet + pillows, and excellent sheets!


THINGS TO NOTE BEFORE BOOKING!!

WATER:

House is serviced by a natural well. We do not recommend drinking the water, all though its fine for bathing, washing, and brushing teeth. We provide 2 gallons of drinking water per reservation. If you need more, please bring with you or pick some up in Kelseyville.

HOT TUB:

Hot Tub is Lake Fed. The water is unfiltered and may have some discoloration and sediment. Think of it more like a natural hot spring experience than a maintained spa! We have it cleaned/serviced weekly by a professional hot tub company.

RANCH ANIMALS:

4 Alpacas and 3 cows live on site. They have free-range of our property and they like to visit the house, so you may find them hanging out under they shady portico or sometimes on the deck. Its very important to always (!!!) close the livestock gate after you drive through, so they don't escape and wander down the highway. We want to keep our alpacas safe! We also have an outdoor barn cat, though he makes himself scarce so you may not see him. (There is a bowl of cat food and water for him outside on the deck).

WILDLIFE:

"Our rural preserve is surrounded by wilderness area and as such is home to rattlesnakes. Please take care when hiking. Watch your footing and do not walk through tall grass. Be mindful of letting dogs run the property unattended during April- Nov when the snakes are out of hibernation. Although sightings are rare, we do want to make sure you take precautions"

DOGS:

We are a dog friendly ranch, however kindly understand that our alpacas are free-range. All dogs that come onto the ranch must be disclosed in advance (name, weight, and breed) and be under your control at all times. They must not be allowed to chase the alpacas. There is a pet fee and damage deposit required for dogs. Thank you!

INTERNET :

WI-FI is provided by starlink, and while the Wi-Fi is very fast, it is not very stable as it is weather dependent satellite internet. It is great for email and browsing, but our Roku TV internet can be spotty at times. We do not recommend relying on our internet if you need to stream multiple devices for work from home

SECURITY CAMERAS:

Due to the remote nature of the property, we have exterior cameras on site to keep an eye on things when we are not there. The camera's monitor who comes and goes to the house, and allows us to check on the alpacas remotely. We also have wildlife cameras set up at various trails around the property to monitor for coyote and mountain lion activity.

RANCH HELPER

Our Ranch helper, Richard, may be on site to feed the alpacas, tend to the garden/landscape, and make small repairs. Generally, this happens mid-week, but occasionally he may need to arrive when we have guests.

RANCH LIFE

This is a working farm with greenhouses, so you may see ranch tools, equipment, etc. There are storage areas/containers with farm equipment that are locked off. The property is home to bobcats, occasional coyote, fox, wild turkeys etc, and animal noises may be heard day and night. Due to the indoor/outdoor nature (and many exterior doors!) of the home, the occasional spider or ant may find its way inside. We provide insect spray for your convenience.

PRICING:

If you have 6 or fewer guests, the pricing only includes the main house. The Glamping Barn will be locked off and inaccessible to keep the cleaning costs lower for your group. If you have 7 or more guests, the nightly price will include the Glamping Barn and you will get a separate entrance code for those rooms. If you have a small group, but want the extra space + bathrooms, we charge an extra $200 to cover the additional cleaning and laundering of those rooms (we send all of our sheets/towels off site for laundry, which gets expensive, so we do charge accordingly). Please Note: We do not rent the suites by themselves as it gets too complicated.

Amazing property

It was a great to stay in Nikki’s house. Really thoughtful, well decorated. Loved a huge patio, jacuzzi, and big dining table that can fit all 7 of us (which is quite rear to rent a house where all of us can sit comfortable like that).

Great family getaway

Family of 9 from all over came together. Main house was wide open and in a lovely location. Could’ve used a bit more comfy seating but was extremely impressed with the stocked kitchen. All the utensils and cookware you need. Alpacas were fun to watch and the cows were adorable. The real star was Turbo, the cat, who never left the porch and was so chill.

Amazing place off the beaten path!

We loved this property. There was plenty to do for my teenage boys from foosball to ping pong to just hanging out with Turbo the outdoor cat. The Alpacas were friendly and interesting to watch. The house was well equipped and has a good pay it forward atmosphere for the pantry. The communication from Nikki was great and she was always available for questions. We will definitely look to stay there again the next time we are in the area.

Nice and Comfortable Stay

My family and I had such a wonderful stay at Bottlerock farms during the Christmas holiday. Nikki and her assistant are such great hosts, checking in with me the first night to make sure everything was good. We were a group of seven and one dog so we had access to the glamping barns. The barns are really cute and are basically mini suites, each with their own bathroom. We were never bored even though we didn’t leave the property. We enjoyed seeing the alpaca up close and hanging out with Turbo the resident kitty. We all agreed that we would definitely stay again.

Lovely secluded retreat.

We thoroughly enjoyed our stay. We had two families who were desiring quality time together and having our teens “disconnected” from their electronics. Played games, kids jumped on trampoline and enjoyed hot tub. The alpacas were a hit. Nice short strolling/hiking paths. Owners communication was clear and accurate and when we had one question during stay they answered it within moments. Felt like your own private getaway.

what a great place

Absolutely loved our stay at this property! From the moment we arrived, we were greeted with a warm and inviting atmosphere. The home was tastefully decorated, and equipped with all the amenities we could possibly need. The kitchen was well-stocked, the beds were comfortable, and the living spaces were perfect for both relaxation and gathering with the friends and family. One of the highlights was the stunning view from the deck—waking up to that scenery every morning was simply breathtaking. The location was ideal, with easy access to local attractions, dining, and outdoor activities. A delightful and unique bonus was the presence of alpacas on the property. Our family enjoyed interacting with these gentle and friendly animals, adding a special touch to our stay. It was such a joy to watch them graze and even get a chance to pet them. The host was exceptionally accommodating and responsive, ensuring we had everything we needed for a perfect stay. We truly felt at home and appreciated all the thoughtful touches that made our visit extra special. We highly recommend this property to anyone looking for a comfortable, luxurious, and memorable vacation experience.

Amazing extended family getaway!

We were in awe of the property as we drove up the driveway to the ranch house. The alpacas were down by the pond when we arrived and we enjoyed watching them from the huge covered deck. The home was clean, cool and comfortable. The variety of rooms made the sleeping arrangements a breeze as there's not a bad room on site. All the beds were cozy and we slept great! Communication was excellent and extremely accommodating when our plans changed and we needed an extra night. TV and internet worked flawlessly when we needed a break from the heat. A lovely escape from the city where we could slow down, play board games and enjoy some local California wines.
