rental agreement within 36 hours of this reservation request to Jim@ModMansions.com, Owners of this property.
4) Exterior music of any level and/or amplified exterior sound is prohibited 24/7 by the City of Palm Springs Vacation Rental
Ordinance and your signed rental agreement, resulting in immediate house closure.
5) Pool heating is optional and additional fees apply. (See "heating" in price and availability)
6) Our homes are for overnight accommodation only. Strictly No Parties or Events permitted.
7) 3rd Party Vendors such as Chefs, Masseuses, etc., will need to provide liability insurance certification. Please advise
ModMansions.
8) Pet(s) on property. 2 dogs maximum. A non-refundable cost of $500 per dog, will be billed to guest.


WITH GATED ENTRY, walled grounds, and tall hedges, it’s no wonder this private and lavish estate was the secret hideaway for movie stars throughout the 1950's and 1960's. Privately nestled in the most exclusive neighborhood of Old Las Palmas, Spanish Estate extends a warm welcome with rich woods and Spanish accents throughout the home. With a mini bar counter area, open-kitchen and a large living room with fireplace it is no wonder this house is perfect for easy entertaining and a chil-laxing vacation. BBQ Griddle for guests to use.

All 5 bedrooms offer en-suite baths which is for perfect for couples traveling together. The master suite boasts a Jacuzzi tub, glass-enclosed shower, fireplace, and private entry out to the pool area.

The private Casita also boasts an en-suite, fireplace, and pull out sofa that is separate from the bedroom so this space easily sleeps two couples, with privacy.

Finally, this property faces south and west which offers truly astonishing vistas – like “a room with a view” – sunrises, sunsets, sunny pool time and mountain views abound of the San Jacinto Mountain range.

Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.

Your Starter Kit:
Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook with and cleaning products to clean with.
However, there is only a starter kit in each respective bathroom & kitchen of the following supplies:
o Facial tissues
o Toilet paper
o Liquid Hand soap
o Vanity travel pack soap, shampoo & lotion
o Paper towels
o Dishwashing liquid
o Dishwasher tablets
o Trash bags
o Laundry soap
o Dryer sheets

Parking: All cars must be parked upon the interior circular driveway and within the garage of the property. Street parking is prohibited.

CANCELLATION POLICY:
60 days prior to scheduled arrival date, you will receive a refund of any advance payments minus a $300 cancellation fee and any processing fees ModMansions incurs.
Between 0 and 59 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.
However and provided the guest cancels reservation on the original booking platform and ModMansions is able to re-rent this property for the same rate and same dates, then ModMansions has the option and MAY refund the same amount.

If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $65 per night.
The Jacuzzi when selected will heat to 102°.

Policies & disclaimers
In order to keep our homes in beautiful condition, we have a few policies that ensure your next visit is just as wonderful as your first visit.

Age Requirement:
You must be 30+ years of age to reserve any home with ModMansions. Guest must provide a copy of a valid government issued photo id.

Rates:
Published rates are based on standard occupancy, do not include a combined 12.5% percent which includes a City of Palm Springs room tax and a TBID Tax Assessment.

Payment Schedule:
An Advance Deposit is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservation, payment arrangements may be made by contacting us directly.

Utilities - (stays of 28+ days)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $2,500.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. There is no markup by ModMansions on any utilities.

Cancellation Policy
60 days prior to scheduled arrival date, you will receive a full refund of any advance deposit(s) or pre-paid amounts less a $300 cancellation fee & any credit card or processing fees MM incurs.
Between 0 and 59 days prior to scheduled arrival, no refund is given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option of refunding the amount we were able to re-rent it for, up to the pre-paid amount, less a $300 cancellation fee & any credit card or processing fees incurred.

Special event weekends & holidays (Christmas/NY/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no refund will be given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option of refunding the amount we were able to re-rent it for, up to the pre-paid amount, less a $300 cancellation fee & any credit card or processing fees incurred.
No refund given for early departures.

Smoking
All homes are non-smoking; Smoking inside the properties is a violation of your rental agreement and subject to immediate forfeiture of your deposit.

Additional Fees/Terms:
• 3-day minimum stay required. (4, 5, 6 nights required depending on High Season holiday dates and events. Ask ModMansions for details)
• Cleaning fee of $325 is added to all rentals
• Optional spa/pool heating has a fixed rate of $65 per night. Please let us know 24 hours in advance of your stay. (Not all properties have a Jacuzzi)
• City of Palm Springs Transient Occupancy Tax is 11.5%.
• TBID Assessment is 1.0%
• Please note the difference between High Season and Low Season Rates:
o High Season: November 1 – May 31 Low Season: June 1 – October 31
o Higher rates apply during special holidays such as Thanksgiving, Christmas and New Years´. Please contact us about the date you have in mind.
• Lost keys, gate openers or garage door openers are charged $125 per item.
• Check-in is 4 pm to 6pm and check out is before 10 am.

Palm Springs Municipal Code on Vacation Rentals and the Palm Springs Municipal Code Noise Level Limits:

• The City of Palm Springs prohibits exterior music and amplified sound 24/7. As per your ModMansions rental agreement, 8:00 pm is "Quiet Time". So, in order to ensure a most wonderful and enjoyable stay for you and your guests, please share and familiarize yourself with the above links and your rental agreement.

Internet & Smart TV’s
The National provider of Internet to your home is Spectrum.
Smart TV’s are App based only. You are responsible for your own Usernames & Passwords.
Suggestion: Bring along your Apple tv, Google tv, plug & play programing entertainment.
(Internet outages are rare but it goes without saying that ModMansions is not responsible for any outages due to, the actions of the national provider or adverse weather conditions etc.)

Swimming Pools: Our pools are exclusively for humans, NEVER for dogs. Should any evidence be found or observed that your doggie was in the pool accidently or otherwise then ALL the associated costs of completely emptying the pool, install new filters, adding all the associated chemicals etc. and the labor hours involved plus pet deposits will be billed immediately to the card on file.

Optional additional billable Pool & Garden services available to guests:
Our pools & gardens have fixed dictated service days. For whatever reason that you may want to request an additional service when in residence, then you must email david@modMansions.com requesting your service. We will reach out to the service companies on your behalf and endeavor to secure services depending on their availability. These additional services will be billed to the credit card details held on file.

Wonderful
This home was amazing. Had everything we needed and more! The neighborhood was fantastic. Great gastropub right down the street, walking distance from house. Everything was seamless with our stay. A big thank you to James and the team for such a beautiful home and an easy check-in process. Can't wait for our stay next year!

Great Oasis!
Had a great Girls Trip with 9 ladies. There was plenty of room for all of us but was not too big. The house was very clean and comfortable. David Monoghan greeted upon our arrival and gave us the grand tour. David even accomodated us with extra lounge chairs by the pool. We would definitely stay at this house again!!

Beautiful and very spacious well stocked home, inside and out. Each couple having their own private bathroom was the best! It’s a definite desire now for any future reservations. Great location, close to everything.

Three generations for Thanksgiving
Perfect layout for our family. Everyone had privacy…and enjoyed coming together in the great room or out by the pool. Stellar views. Well-equipped kitchen. Loved the location!

Great property for groups in perfect location
We loved our stay in Old Las Palmas! It was a great property for groups as each bedroom has its own en suite bathroom. The casita allowed for us to feel like we had ample space for our baby as well. Note that quiet hours are enforced a little earlier on this property than overall Palm Springs laws so if you're a late night crew wanting to be outside on warm nights, I'd seek another property. Communication, cleanliness, and location were all great!

Great Place to Stay
We had a girls trip and had a great time at the house. It was awesome and had everything we needed. We loved that each room was built like a master suite and never felt crowded with 9 people. The location was perfect and was close to everything we wanted to do. We used the pool everyday and didn't have a problem being quite outdoors. The outdoor area was well kept and had a great photo op by the garage with the bright pink flower and greenery.

Fabulous house in a great neighborhood
We rented this property for a girls trip and were blown away. The photos do not do the house justice, this place is beautiful. Very updated, all bedrooms have en suite baths, more than enough room for our group of 9. The pool and yard were amazing. It is walking distance to shops/restaurants but the weekend we were there it was over 100 degrees so we had to uber. Normally in the spring I think you could definitely walk to downtown. Overall, very impressed and would definitely stay here again.

Fantastic property in a charming neighborhood
This is a perfect property for families or a series of couples: each of the bedrooms is equally-desirable with privacy and their own bathrooms. The neighborhood is very charming/ serene and remains in walking distance to great restaurants and coffee shops. We had some issues with the power outlets, but nothing that truly impacted the stay. The pool & front yard areas make for the perfect vacation getaway. The messaging on Palm Springs noise ordinances can be a bit heavy-handed if you've stayed in the area before, but is probably necessary for folks who have never been. Overall, strongly recommend this property. One of the best vacation rentals I've stayed at.

Great place for our group!
This house was beautiful, and perfect for our group trip to Palm Springs. The property was convenient for everything we wanted to do in the area, and located in a beautiful, quiet neighborhood. Our property rep, James, was incredibly responsive and friendly throughout the whole process and helped us with everything we needed. The property management company is very clear about this, and they probably don't have a lot of control, but it's worth reiterating that the neighborhood has incredibly strict rules about noise and activity outside. This seems like it might be the case for many properties in Palm Springs, but we weren't even allowed to listen to personal bluetooth speakers while sitting by the pool, which was slightly disappointing. Overall though, the house was wonderful and I'd highly recommend if you're in town for a group trip!

Birthday Girls Trip
This property exceeded our expectations. We were greeted by David who gave us a friendly and thorough run down of the property. Everyone was happy with their rooms. The kitchen had everything we needed, which was great because we cooked a lot of meals in. When we asked for pie pans for quiche, David left them by our front door. We all enjoyed walking through the neighborhood. The surrounding homes and mountains were beautiful. It was very easy to walk into town. David also provided us with some very good restaurant recommendations. Our last day we all took advantage of the pool. There were plenty of places to sit and enjoy the day. I would recommend this property to anyone who wants a relaxing Palm Springs vacation.

The location and house are both great. The heated pool even in January was a toasty 88 degrees so the kids loved it. House is very well cared for and well equipped in general, though if you love to cook, you may find some of the kitchen utensils rather utilitarian and may want to bring your own measuring spoons.

Nice home with lots of privacy
Mod mansions clearly has a strong property management team and they are professional and organized. Communication was great and they were very up front. The only downside of this property is that the communal space is a little limited. Totally not an issue if you have some great Palm Springs weather or plan to spend lots of time out at restaurants, but if you plan to cook lots or spend time with your group at the house the communal space may be a little limiting given how much private sleeping space it has and the number of adults it can sleep.

Very nice property
Very nice home in a great location. The only downside was the incredible emphasis on noise control. We felt like we were walking on pins and needles the entire stay and couldn't really relax for fear of making too much noise. Not the property owner's fault, but it made for a less than ideal stay. We'd probably opt to stay elsewhere next time.
