Cozy cottage nestled in the heart of the Village of Orchard Park, NY. Home has been renovated top to bottom but maintains it's original charm! Located in a very safe neighborhood on a quiet street. Walking distance to Village amenities (restaurants/bars/coffee shops) and minutes from Highmark Stadium (home of the Bills)! 15 minutes to downtown Buffalo, 20 minutes to Buffalo Niagara International Airport, and 40 minutes to Niagara Falls.

The home has two bedrooms with queen beds, full length mirrors, a dresser, and closet space. The bedrooms each contain a keypad safe. Bedrooms and living room have AC units to keep you cool! The home also has a first floor laundry and an office space/third bedroom with a desk and additional twin bed. There is a ramp to the front door for added accessibility and a large, private backyard.

Very quiet and safe location in the Village of Orchard Park. Family friendly street steps away from a playground. The Village of Orchard Park has a number of restaurants, bars, and shops within a 5-10 minute walk from the home. Highmark Stadium (home of the Buffalo Bills) is roughly a five minute drive from the house.

Great location in the village of Orchard Park. Property is updated and clean. Has some nice modern features like Alexa, charging stations, and white noise machines in the bedrooms. Would stay there again.

My mom and I had a wonderful stay at Ryan’s property. He was so attentive and friendly, the house was clean and very well stocked. The location was perfect to many shops and restaurants. We will definitely be back!

Quiet Little Spot

This is a nice little cottage, close to the Orchard Park lake area. It is also close to the grade school. It is nicely updated and really comfortable. I will definitely rent this location again when I come back to visit family.

Great Place

Check in and information on house was excellent. Host Ryan was very helpful and always available if needed. House was super clean, had everything you might need and was cozy and comfortable. Great location on a side street and easy to get to anywhere in the Southtowns.

Place was great for four of us staying there. A couple of nice touches were: Coffee station Individual bathroom accessories Overall updated look of the house The only downside, and we made it work so it was no problem, was that there was only one bathroom. This place was a great location - close to several places we went to. A big thumbs up!

Perfect Orchard Park Cottage

I can't say enough about Ryan- he is so great!! This home was very clean, fully stocked In the kitchen- anything you would need it was there. The beds were comfortable and again had all hygiene products available. Perfect location!! If you're looking for a home that will feel like home when you're away... this one is it!! We will be back again for sure!

Great quiet neighborhood. The house is compact and very well equipped. Extremely clean interior. The exterior needs some tender loving care but overall this house was an excellent experience. The only suggestion is for waste baskets on the 2nd floor.

Amazing host and cute property!

This was one of the best experiences I've had with a vacation rental property. The house was clean, fully stocked for anything we could have wanted, there were toiletry baskets and towels laid out on the beds as if we were checking into a luxury hotel. It was a very comfortable house to consider "home" for our visit. Communication with the host was easy, and they were quickly responsive to any needs or questions we had. Property is centrally located in Orchard Park and it was easy to get around to all the parks and hiking trails that we were visiting while up there. 10/10 recommend this property and this amazing host! We will definitely be back the next time we visit Orchard Park!

Excellent experience

We were staying at this property while in town for a Buffalo Bills game. Ryan was very communicable and answered all of our questions. The property was very close to the stadium and different restaurants in Orchard Park. The property had great amenities and was very comfortable. Couldn’t recommend this property enough for anyone looking to stay in Orchard Park or Buffalo.
