1. Prior to check in you shall be required to sign a RELEASE AND INDEMNITY AGREEMENT before entry.

2. There is keyless entry to the home, a code will be provided to you after you book with us at 16:00 on the day of the booking.

3. Whilst you are enjoying the pool / grill area, be confident in knowing we have a fire extinguisher and first aid kit kept in the kitchen for health and safety. An adult must be present at all times when using the space. Guests must be 18 or over to operate the grill and monitor the pool, we accept no liability for any personal injury.

3. Extra guests: $25 fee per person, per night after the 5th guest.

4. Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

5. Profiles that are brand new with no prior reviews, or have less than 3 reviews total at a 4.5 rating or less out of 5 will be required to pay a $2000 damage deposit prior to a booking being confirmed and check in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.

6. Security cameras are located at the front and rear of property only. This is for your safety.

7. Please note that profiles with a lower review rating than 4 stars shall not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled without penalty. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.

8. This is a non-smoking property inside or outside. Please honor this. Any evidence found will lead to a $1000 base fine before damages and cleaning.

9. We will be happy to ship items with a flat shipping and handling rate of $75 UPS Ground. Any shipping fees charged by UPS that exceed $50 will be added to the $75 shipping and handling charge. Please notify the host within 4 hours of checkout that Items have been left behind. We’re happy to hold items for up to 24 hours.

10. Please note for people who are over 200lbs - Please do not use the bunk beds if you exceed this limit for your safety.
