Clean but worn second floor condo in a 6 unit guesthouse at Sebago Lake Lodge and Cottages, not as cheery as the pictures indicate and the access to the lake is a short walk behind the building. Too small for 4 adults if you were to use the pullout couch, as bathroom is small. Convenient location to attractions and hiking.
The room was fantastic, the screened in porch ideal. Our travel around Maine was great but our afternoon in the lake outside the cabin was the best. We will be back!

We enjoyed our stay by the lake and found it to be very relaxing. The condo had everything we needed and the two of us had just enough room. We liked having the dock in the back where my son was able to fish and there were plenty of stores and restaurants that were less than a 10 minute drive.
The room had a lot of old spider webs on the ceiling and upper part of the walls and the blinds near the bed were rather dusty. The outside of the main house could use a good powerwashing too. Other than that, we were content with our stay and loved the location.

Cozy Lakeside studio w/private swimming area 661 Whites bridge road, Standish Maine
The room was filthy. Bedding not changed, etc. The room had been abandoned by maintenance/room service for the season. we spoke with property manager who reported that this listing was supposed to be removed LAST MONTH from the market for the season. We arrived too late to find other accommodations so we’re forced to sleep there on top of the bedspread. Left immediately the next morning. We would like a full refund!
The kids got to swim, jump off a floating platform, kayak & canoe, fish, roast marshmallows by the fire, and help me grill dinner. If any of these is your goal then this is a fantastic place to do it. There's also rentals for boats and jetskis nearby.
The swim area is shaded starting in the afternoon. Property also included paddles for the kayaks/canoe as well as the requisite life jackets you'd need to go out. It's shared space, but we didn't have a problem finding a kayak or sharing the fire pit, deck, etc. The fishing was very good for the kids and they caught at least a dozen fish.
Ashby was very responsive when we had an issue and got us a solution quickly.
As for the downsides: As mentioned in other reviews, it is a tight spot: a small room w/ bed and couch + tiny kitchen + small bathroom, with a really nice screened porch. They gave us very nice airbeds for the kids which worked well.
The bed itself was OK but mildly aggravated an existing back problem. Lots of bugs but that is too be expected, and we didn't see any ticks the entire week we were there.
Overall fantastic spot. Perfect for us but mileage will vary depending on for what you are looking.
