The house was cozy, clean, and truly felt like a home away from home. Its location was perfect, with easy access to both the town and the park. Dave and Ashley were fantastic hosts, ensuring we had everything we needed for a comfortable stay. We’d definitely stay here again if it’s available on our next visit!
Overall, the property was as advertised. It was a great place to stay, close to downtown, nice amenities, plenty of room, very clean. Glad we chose this property.
Beautiful house! Lovely quaint town. We came for a wedding nearby in Grand Junction. It was easy to get to everything. We walked to Farmer’s market down street. Hiked by the Colorado river. Very nice.

Great stay. Very comfortable king mattress. We were two couples and were comfortable- Larger crowd may be crowded. Kitchen was well stocked. Close proximity to downtown Fruita- we were lucky to be there for a festival.
All that we asked for as a stay in Fruita for a MTB trip. Walk to restaurants/breweries in Fruita after your time on the trails. Great place! Dave & Ashley we’re very accommodating w/ an early checkin.
Great location, really clean, was a perfect set up for us with a slightly disabled person. Our group was mostly to bike ride, so the shed was nice. We also really enjoyed the enclosed patio and the evenings spent there.
The house and property was well maintained. The house was well furnished with everything that we needed. Beautiful antiques! House is very old and the remodeling was very well done. Great place to stay.
Close walk to the town of Fruita. Cute coffee shop and a fun little brewery , plus other shops. Grocery store is also close. Short distance to Colorado National Monument. We also visited some wineries, about a half hour to Palisade.
Just a great experience all the way around. The owner was impressively on his game to address a couple of minor things. Great service and attention!
The location is terrific. Easy walking distance to downtown Fruita and all the restaurants and pubs there.
My wife and I owned a vacation rental for over 10 years and this one is a solid and sweet choice, IMO.
This was a great location. We could walk into town for shops, my kids loved that because it gave them some independence, but we loved it too because Fruita is such a great town. Restaurants and mountain biking trails were just a short drive away. We biked at Kokopelli, Lunch Loops, and 18 Road. We also spent an afternoon at Colorado National Monument. We loved being able to come back and relax. There was plenty of room for the 6 of us. My husband and I and 4 kids ages 10-19. We ate out a lot but used the kitchen too for making nachos, breakfast burritos, and cookies. We found everything we needed. The kids were glad to have TV, we even dipped into the DVD collection and introduced them to I-Robot. I appreciated how attentive Dave and Ashley were when we had a question about water. We also appreciated the bike storage in back. This allowed us to rest easy. We made lots of fun memories and look forward to coming back.
This house was very clean and had a great location. It was within walking distance of several great restaurants.

Ashley’s hometown is Grand Junction, CO, and Dave’s roots are in Minnesota. Our extended family owns Redlands Fruit, a local orchard with peaches and other fruit. Ashley works in investor relations for a Minnesota company, and Dave is enjoying retirement after a career in IT in Minnesota. Our daughters are school age and keep us busy.

What makes this property unique
Fruita gives small town a good name with its friendly faces and funky mountain town charm - and convenience of all the needed amenities. Walk from the Out West Nest to Fruita's summer activities, such as Thursday free outdoor concerts and Saturday farmers' markets. Outdoor adventures abound in Fruita: hiking and biking trails in the red rock desert country, rafting trips down the Colorado River, and ski / snowboard rental for a trip to nearby Powderhorn resort. Drive a couple miles to visit the local wineries and orchards of Palisade on the northeastern side of the Grand Junction valley. Spend an afternoon enjoying the shopping, dining and artwork in downtown Grand Junction, which is a couple miles away. Drive an hour and you are on top of the Grand Mesa at an altitude of 11,000 feet+, among pine forests and mountain lakes. Drive two hours west and you are in Moab and Arches National Park. Or drive two hours southeast and you are in Ouray with its famous hot springs situated in a stunning box canyon. The day trip options are endless!
