This spacious condo with 2 primary bedrooms & 2 bunks is adjacent to the pool/rec area. Outdoor seating gets sun in the morning and shade in the afternoon. With spices, condiments, and sundries, shopping is kept to a minimum. On site laundry and thoughtful touches make this a perfect space for your stay. A shared pool & hot tub, rec room, and RV parking make this complex very popular. Golf, hike, UTV, gamble, & hang with family in Mesquite. You will love it here. No Smoking/No pets.

* Unless you have made your reservation on Airbnb, there will be a security deposit HOLD of $300 during your stay. Your card should not be charged unless there are damages or extra cleaning found after checkout.

*Our condo has two primary bedrooms upstairs with adjoining bathrooms. The first has a king bed and the second, a queen and two bunk beds for smaller guests, sleeping a total of 6. With an open floor plan and lots of natural sunlight, the main floor offers room to spread out, play games and cook. Watch the news on the large screen TV with local cable or binge watch your show on Hulu with your account from home. An in-unit laundry with laundry soap is free for your use. The kitchen is stocked with everything you need or might need - pots and pans, cooking, serving, and dining ware. It is even stocked with spices, olive oil, and condiments so that your shopping list isn't as long. Our housekeepers are top notch and take great pride in providing you a comfortable "home away from home". All mattresses and pillows are covered with cooling/protective covers. We welcome you to use the deep garage and store your clubs in the extra space. A second vehicle can park in the driveway. RV parking is available in the condo community as well. Enjoy our pool, hot tub, and rec building all year long (pool is not heated during the coldest months of the year). These amenities are close to the condo, but not so close that you will have pool noise. It is our goal that you have a great stay in Mesquite!

*You will have the entire condo to yourself. The pool area, recreational facilities, charcoal grill, picnic area, and play equipment is yours to share with other guests at the condo complex.

*J and Amy, your hosts, live in town and are just 10 minutes away should you need them. Should you need them, please contact them through the Airbnb message feed.

*The Springs is a highly desired Mesquite vacation neighborhood amongst many local residents. It is quiet, friendly and folks look out for one another. Mesquite offers golf, Golf, GOLF....beautiful sunsets, hiking, miles of ATV/UTV trails, gambling, and sporting events. Centrally located, it is a 90 minute drive to the Vegas strip or Zion National Park. You can't be bored in Mesquite! This is a very friendly neighborhood, 1/2 mile from a great walking/biking trail and very close to fast-food eats and the Casablanca Resort and Golf Course.

*Mesquite is walking and bicycle friendly, but getting to and from the store we suggest a car. Shuttles from Lake to Vegas run year round. St. George Shuttle (and Salt Lake Express are easily found online.

* No Pets/No Smoking - $300 fine if evidence is found (animal hair, smoke/ashes/butts)

* Not wheel chair accessible as the bedrooms are upstairs.

* Please keep noise to a minimum in respect for our neighbors. Quiet hours are 10:00PM-6:00 AM. If management is called out for a complaint, there will be a fee of $100.

* If the pool key/rec room key is lost, there will be a $200 charge against the security deposit as this is what the HOA charges us for a replacement key.

* We ask that the posted HOA guidelines be adhered to in order to be respectful of our neighbors.

* Additional cleaning fee for 3 week stays and over. Inquire with hosts about longer stays for answers to your questions.

The TVs are controlled by remotes. Please leave remotes visible to housekeeping at checkout.

Pool/hot tub - The pool is located at the front of the condominium complex as you came in. Lost key fob for the pool or garage remote will result in $200 replacement fee from the security deposit. Please place it in the drawer at checkout. Thank you!

Please no glass in the pool area. Please observe all posted rules. The pool is heated except for the coldest months of the year, and the hot tub and rec area are open year round.

Laundry: please clear dryer vent screen as often as possible.

CHECKOUT: 10:00 AM
1. Please load dishwasher with all dishes and start.
2. Please start one load of laundry (towels OR sheets).
3. Please set temperature at 69 in winter and 79 in summer.
4. Please sign off personal TV APPS and place TV and garage
remote in appropriate rooms.
5. Please lock doors and windows.
6. Please send a quick note saying you have checked out. It is very
helpful for our housekeeping staff.
