Tranquility & Serenity--The most restful place on Ossipee Lake. What a beach!

Situated on one of the most picturesque spots in the Lakes Region, our home rests on the corner of Lovell River and Ossipee Lake, with Mount Washington & Chocorua in full view. A well appointed, gourmet kitchen offers a 5 burner commercial cooktop, 36” pizza oven, microwave, dishwasher and all the small appliances needed to cook up your dream meal. Or, if you are a grill master, try out the 55,000 btu grill. Morning started with a cup of coffee in hand, where do I enjoy this? The picnic table on the beach, sitting by the river’s edge, sitting in the lounge chairs on the sandy beach, or just at the end of the dock! After the coffee, do I jump into the outside shower with spray jets from a tree? or the jump into the lake? Water sports, kayaking, fishing or a day of golf are just minutes away. You can also enjoy meals made in your own kitchen, sitting at your own 12 foot picnic table for 14 people, or prepared meals at the local restaurants, or just do take out. End the evenings sitting by the campfire with the wood supplied, toasting marshmallows, and having a beverage. View the amazing sunsets and sharing moments of the day with friends and loved ones. As bed time approaches, bathe in the sunken 6 foot whirlpool tub or shower in the surround shower on the first floor. A second floor half bath is also there for your convenience. Ceiling fans and air conditioning allow total comfort.

Nestled on a lake and river front in the Ossipee woods, experience two vacations in one. Perfect one week getaway all in one location
We enjoyed one week the end of June, and without going anywhere, we had the best time taking advantage of all the property has to offer! We felt very at home and comfortable, which is not always easy with two toddlers. Jim (the owner) was very responsive and helpful throughout and he ensured we had all that was needed to just sit back and enjoy our vacation. We would definitely stay here again!

A slice of heaven
What a gem this place is! Tons of different spaces to unwind and relax and loved the location being right next to the river. Jim was an excellent host and was quick to answer back with any questions I had. Kitchen was fully equipped with whatever we needed, beds where comfy. Loved having the kayaks and the outdoor shower was great. We had a wonderful week.

I can't say enough good things about this home and owner. The house was even better than the pictures and description (it is very evident how much pride the owners have in their home), the location couldn't have been better (river and lake vacation all in one), and the entire process made us feeling like we were being welcomed like family. I could go on and on about all the amazing extras (firepit, outdoor dining area, perfect beach, dock, kayaks and boats, beds, and the most amazing indoor and outdoor showers). My family (husband, three young children, and parents) had the BEST week. Thank you Jim - we can't wait to book our next vacation with you!

Amazing location and home!
We were greeted by the wonderful owners of this beautiful home and they gave us a tour of all the great things we would enjoy. Great couple! They checked in on us to ensure we had everything we needed. The location was amazing with sunshine on the beach all day, beautiful views and nature at its best. We used everything..kayaks, corn hole, outside shower, fishing in the river, boating from the dock, the grill, the beautiful outside dining and the beach the beach the beach!. The house was so well equipped we had everything we could ever have needed. Truly a special place to spend a vacation. Thanks Jim and Susan!

Lovely home
I'm not very good at leaving reviews but I had to make sure I did for this property. This is an absolutely lovely property. We were a large family and there was plenty of room for everyone. It is everything is states it is and more. The owner really thought of everything when it comes to amenities. The lake was amazing with breathtaking views. There were kayaks on property to use. We had stayed here many years ago and it was just as memorable as the first time. It is the perfect place to relax and recharge. I would definitely recommend it.

Wonderful Week
My family and I had a wonderful week at Jim’s property. The house is beautiful and very clean. The architecture is so interesting and unique. Jim obviously takes a lot of pride in his home and it shows. The views are stunning. I could sit and look at the lake and mountains for hours. The water was clean and great for swimming. My 9 year old loved jumping off the dock. The sandy beach is perfect for kids of all ages. The beds were also really comfortable. Probably the best sleep I’ve ever gotten in a rental property! I also loved the ability to check in earlier in the day. Most properties make you wait until 3-4:00 pm and at that point, the entire day is gone. Overall I’d highly recommend this rental. We are considering staying again next year and maybe one day, purchasing our own home on this lake because we loved it so much!

Whimsical and Sumptuous Home on Breathtaking Property
We had a beautiful week on Ossipee at this magical property. The owner is extremely responsive and supportive, every detail in the home is there to provide comfort and beauty, and the views... oh the views. It is so difficult to describe the beauty other than to say it was breathtaking everyday at every hour from every angle. In terms of activities and amenities, the river and lake provide two different swimming and paddling experiences - both enjoyable - with 100 yards of private beach for playing, toasting marshmallows and lounging. The indoor and outdoor showers offer spa-like comforts. The kitchen was a chef's delight. The beds were surprisingly comfortable. The kids appreciated the option for a movie when it rained and I appreciated the views from inside along with a good book. All-in-all it was our favorite lake escape yet. We cannot wait to go back.

I must say that this was one of the few properties we have rented in our lives that surpassed our expectations. The pictures of the house are very accurate except no picture quite captures the view. It was the most unexpected part of the property. The view is just amazing. I’ll start with a quick favorite things list and things to bring... -outdoor shower to die for -view is spectacular -kayaking on the river and lake -swimming, though try to find sandy spots -pizza oven -private little beach and river access. -the owner is a really nice guy -Fire pit -bald eagle who hangs everyday We brought plenty of bug spray and lotion. Almost anything you need is provided. Given this covid pandemic, the house and the lake felt so relaxing. It’s not crowded at all. Having the river on one side was a real treat, especially for kayaking. We ended up staying 12 days. We have 3 sons and had been basically in our house for 4 months before this trip. We specifically looked to rent a place that would not be crowded and this was perfect. The house is exactly as pictured, except for updated couches in living room. It was very livable and equipped well. Within a day I felt like I was at my own lake house... The owner clearly loves his home. There were so many little details, I’m sure we didn’t notice them all, but we noticed a lot. Birch wood used in so many of the details and finishing touches. Hand carved chairs in the outdoor dining area. Lounge chairs on the river and lake front. Plenty of firewood. Kayaks which we used 3-4 times a day. I truly can’t say anything negative about this property. My boys loved it. I hadn’t heard them laugh as much in months. Grocery shopping was close by. I suggest making pizza! We did three nights out of the 11 nights. I have incredible pictures I’m not sure I’m able to post on this review. But I will try. And again, the owner could not have been more welcoming and nice. I have since learned we asked the list questions before we rented than anyone before us, but he answered all of them...that I’ll blame on my husband. If you are looking for aloe for your soul, this is a good place to find it. Oh, did I mention the outdoor shower lol?

A week to remember at the absolute best property on Lake Ossipee!
We absolutely loved our stay at this home. The views were amazing and the location on the lake couldn't be beat. The outdoor shower was a huge hit, along with the massive private beach for lounging, playing games and eating outside (the owner recently built a beautiful outdoor table which seats 12-14 comfortably). My Mom commented she felt like we were on a TV show eating our family dinner in this setting! James left no detail undone. His love for this home was evident with everything you possibly needed to relax and enjoy your stay..every essential you could possibly need was provided. You will not be disappointed! I only wish we could have stayed all summer. He was also extremely responsive and proactive with communication. He was a very attentive host who ensured our stay was memorable. I hope we can return again next summer!

beautiful home and great location!
We really appreciated that everything was provided...towels, linen, firewood, etc. Home is in excellent shape with great details throughout. Though very shallow out front, it was deep enough to motor up to the dock in our boat and tie it up there for the week. Kitchen was well appointed and stocked. We saw the bald eagle and many loons through the day. Jim was very pleasant and we're looking forward to returning.

Incredible house, location and wonderful caring owner!
I am so reluctant to write this review as I do not want to give away such a secret! We had the pleasure of renting this awesome house on one of the most amazing properties on the lake. I came to New Hampshire to hear the loons. Not only did we hear them during the day and night on most days, but we saw them too! We had a nice fire in the great fire pit every night. The family and I were so in tuned with nature's clocks i.e. beaver swims by at 7:30pm, mama duck calls for babies at 7pm, the shifting of winds etc . . that we were culture shocked coming back to the big suburban America after our vacation. Couple of highlights- kayaks were in very good shape - you will not need to bring any - paddles were in great as well. Beds were amazing. Showers both inside and outside were EXPERIENCES that need to be on your bucket list. Jim (owner) like us apparently LOVES to cook. The kitchen is for a FOODIE. Grill, pans, pizza oven, k cup, coffee maker (drip) - all nop notch. We were making great meals in rural NH! You can feel Jim's pride in discovering the wood working, windows, furnishing etc. It was an honor to be a guest. Jim and this house are first class! My daughter learned to fly fish off the property - perfect for this - she was catching all sort of sunfish (little) in the river. We miss the house already and are doing everything we can to get back to it next year! WIFI in the house works well too; however, do not bother to rent this house if you intend to work here! It is too precious to let it go to waste.

Spectacular Views and Home!!
Jim is a true visionary. The home is special to say the least. We have been staying on the lakes for 15 years plus. From A to Z this was the best home we have stayed at. That includes homes twice the price on Winnipesaukee. From the natural woodwork harvested from the woods to the greatest shower I have ever taken, this place is special. The view of the mountains is amazing. The river with a couple of deep swimming holes is right behind the house. There is a Bald Eagle who calls the river home. We were lucky enough to see him every day. Even though Jim is not a boater, the dock is first class. The home inside is incredibly well appointed with everything you could ever need. The beds and linens are high end. The appliances including the pizza oven are all top notch.The beach is about 300 feet of pure sand leading to a shallow waters edge. This is truly a special property and a labor of love for the owner. There is a golf course right behind the property and several full service marinas minutes away on the lake. If you rent this home you won't be disappointed.

An exceptional property
We couldn't be more thrilled with our week at Jim Lamm's immaculate lake house. Not only was the setting as peaceful and pleasant as advertised -- we enjoyed the stunning mountain views, private sandy beach (very fun for our one-year-old), crystal-clear water, and safe kayaking along the river -- but the house itself is impeccably clean (the owner runs a cleaning company, and it shows), bright, spacious, climate-controlled, charmingly decorated with rustic touches throughout, and luxuriously equipped. A typical day for us: wake up with the sun, have coffee on the covered patio, go out on the completely still water for an early-morning kayak; lunch in one of the nearby towns (check out the Tamworth Lyceum, 20 minutes away, or the shopper's paradise Wolfeboro); an afternoon of swimming and sunbathing; dinner in the gourmet kitchen (we made heavy use of the pizza oven); evenings watching the sun set behind the mountains, making a fire, playing cards on the patio, or just sleeping in the comfortable, air-conditioned bedrooms. (It was quiet enough there that our sensitive toddler could sleep through the night with no problems.) Special recognition has to go to the showers, both indoor and outdoor (!!), which boast insanely strong pressure, unlimited hot water, and multiple individually controlled heads at complementary angles; I'm not one to rave about plumbing but this was just incredible. All the infrastructural details of this house are fully thought-out, from dimmers on the overhead lights to foot-washing stations outside, with storage everywhere. It outclasses every other New England vacation house we've stayed at, by a mile. Jim was a courteous and friendly host who clearly goes out of his way to make his guests comfortable, and we appreciate it. Do yourself a favor and stay here!

Back for Round 2
If it ain't broke, don't fix it! We came back this year to Jim's terrific waterfront home, the outdoor shower is even more fabulous, so much to do locally to keep kids happy and a perfect place to relax. A new 2 man kayak got a real workout and the lake is as clean and sandy as ever. It's perfect for children as it stays shallow for quite a way out and you can sit on the beach and see the depth of the water, no scary sudden drop-offs to worry about. The local restaurants are good there's even decent pizza, we're from NY so you can take that to the bank. There's a decent sized supermarket not too far away and a small but decent market 2 minutes from the house. One of this year's highlights was watching our resident Bald Eagle in the back yard every evening. This property is amazing, you won't be disappointed!

Beautiful home, beautiful views
Our family spent the last week in July at Jim and Sue's beautiful cottage. the cottage location is private and perfect. It has the river on one side and a large expanse of private beach on the lake front. The view from the cottage and the beach, in our opinion is the best on the lake. You can't help but gaze out at the lake and mountains from the cottage or the beach and feel the stress of daily life dissipate. The water is shallow for a fair distance out which is great for floating or for kids to play. The bottom is sandy. To swim you need to wade out a bit, but this was not a problem for us. The cottage itself is well appointed. The message chair was a hit with all. The kitchen has all that one needs. The showers are amazing, especially the private outdoor shower with multiple shower heads coming from all directions. On our stay we enjoyed numerous visits to the back yard from a bald eagle. We saw a beaver, loons, a loon momma and her two babies and a fox. We loved our morning kayaking adventures. The motor traffic on the lake was very light and did not interfere with any chosen activities. We highly recommend this cottage for a stress free, fun and relaxing vacation. Amazing!!! 5 Stars
We just stayed at this beautiful lake house last week, and it was amazing! We found all the wonderful things mentioned by past reviewers were absolutely true. Jim was very helpful and friendly. His attention to detail has made this home a very unique place to stay. The location on the lake was perfect, and the home was very clean, comfortable, and well appointed. They provided linens/towels, beach chairs, a fire pit, the kitchen had everything you could ever need including high end appliances, and the beds were extremely comfortable. We very much enjoyed using the kayaks and the massage chair. The outdoor shower was amazing! We highly recommend this lake house. Thank you Jim and Sue!

Beyond our Expectations!
I wholeheartedly agree with all the previous reviewers, the home is so well appointed, unique, comfy and in the most amazing spot on the lake! In the past we've rented places requiring us to lug our own linens and towels, beach chairs etc. and eat off mismatched dinnerware and utensils so this home was such a fabulous treat! The only things I can add that I don't think were already mentioned is the complete lack of bugs which was a surprise considering the setting in the woods/on the water. Also, I was never really a "lake person" and I had many friends question me about going to a lake and not the ocean this year. I can assure you this spot has beautiful, clear water, no mysterious, slimy vegetation and you can see your feet! I hope Jim adds a photo of the new outdoor shower, it's out of this world!

Unique Home on Lake Ossipee
We rent a house in the Lakes Region every year. In the past, we got EITHER a great house at an okay location OR an average house at a great location. FINALLY, we got a beautiful, bright, comfortable house at a wonderful location. Jim and Sue have created a very special house with a lot of attention to detail (high end appliances, pizza oven, crisp linens, etc.). The views are beautiful. Kayaking, swimming, fishing are right out the door. We had a great stay and so will you.

Excellent location, amazing house!
The first impression of the property was with the great location; we loved that it was right on the river and had not only a huge beach, but a commanding view of the mountains (Chocura, Washington, etc.) to the north. The house itself was amazing, clearly a labor of love over years in the making. We loved the abundance of windows and the use of very natural wood (beams & boards still with the bark attached) throughout the house. The kitchen was VERY well appointed, from the huge copper vent hood to the 5-burner stovetop. A particular pleasure was the double-doored pantry with inset copper "windows" that reflected the mountains out over the lake. The king beds were AMAZING (as were the two pullouts upstairs)- so comfortable!, and the house easily fit our group (2 couples, plus a single with an 8-year old son in one of the pullouts). Especially appreciated was the massage chair; at least everyone in the group used it more than once! The downstairs bathroom was amazing; the "tree" holding toiletries & supplies, the soaking whirlpool tub, but most especially the shower. So many knobs & spouts; where to start?! Another particular pleasure was the outdoor shower. It was a real treat either starting or ending the day with a shower or rinse out there. The beach itself was just great, from the winding stone wall leading into the river around the house to the nice sandy beach extending out into the lake. One note however is that due to the river outflow there is a large sandbar extending out in front of the beach. In order to truly "swim" one needs to either go to the side into the river, or walk maybe 50 yards out the knee-deep water until the sandbar drops off. Honestly, it was extremely well-suited to families with children; there was TONS of shallow water to play in. It was deep enough that our rented jetski had no problem coming to the beach, as well as a family members' pontoon boat. The fire pit in front of the house was another thoroughly-enjoyed asset; with the exception of one or two nights we had a fire going pretty much every night! There were other thoughtful touches that helped it be a great stay, such as the hose near the door (to rinse sandy feet) and the complimentary pancake mix & maple syrup we received upon arrival. Having laundry on-site was much appreciated, as well as not having to worry about linens, towels, and the like. All in all this rental is HIGHLY recommended; my family had a great time staying the week!

Beautiful Home and location, infinitely peaceful
This home was more than I expected, from the gorgeous setting, to the completely facilitated interior. This is was a wonderful place to spend a relaxing week. The amenities included modern washer and dryer, modern kitchen with 5 burner gas range and pizza oven, microwave oven, and large stainless fridge. Further conveniences include, central a/c, HD TV, central vacuum, Bose radios, and all in a large, spacious living area. The interior consists of fine crafted wood walls, handrails, stairs. The multi-material flooring consists of an imaginative combination of wood, stone, and carpet. The bathroom contains a multi head shower, and a whirlpool tub. A special treat is the massage chair in the living room. It really works!!! And the view of Lake Ossipee is spectacular. Outside, the path to the beach is short, and private. No one shares your beach. The photo of the front of the home, is taken from the beach. You're surrounded by a river to the west, and beach to the north. Kayaks are provided, as well as many beach chairs and lounges. A fire pit makes evenings on the beach a great experience. When the night is clear, you can see all the starts in the sky. If you golf, the course is only several hundred yards from the home. There are various stores for groceries, fast food, pizza and subs, as well as driving range, mini golf, and go-karts, close by. There is a hardware store that sells camping and vacation related items less than a mile away. This has everything to meet the needs of the sophisticated adult, or the family with kids. It is clean, the owner is very helpful, professional, and works hard to make sure you enjoy your stay. I strongly recommend this rental. This place is simply GREAT!!!

Why they chose this property

Why this property is one of the easiest questions to answer. Just look outside. You literally are on the water, a beach that goes on an on. A grass deck with tree cover. And the magic of the full flowing river with all the wildlife that come with that experience. Then all you need to do is look up at the magnificent mountains and lake right in front on you. All that just steps around the property! Then take a look at the inside with the fit and finish of a full custom home. Custom tile, cabinets, wood work, carpet, furniture, and bedding. This is a family home, created and built with only one goal, a perfect retreat for anyone, or lifestyle. Every item placed in our home had only one question asked, "will this item make the vacation experience better." We believe it has.

What makes this property unique

Improving on the gifts of this setting is a real challenge. But using it as a canvas makes all of the custom work inside that much easier. Ranging from the hi end appliances, washer and dryer, 3 Kluft king sized mattresses, American Leather pull out beds. If we could add a unique feature we did. From the outside shower built into a tree, to the hand painted tiles, to the hand hammered copper hood. The sunken tub, surround shower, and peace and quiet of a mile into the woods. Nothing better.
