Pros
The property was very clean.
Nice back porch sitting area on a warm afternoon
Good lighting and everything is up to date
I found that the owner communicated well, gave good directions. She provided fine China to use, and only a specific amount(the rest was locked in a cabinet so you couldnt get to it). Its a small 2 br town house. Location is great if you're interested in being close to the university.
Cons (some are personal preference)
It seems silly to offer a 2 br condo for rent but then tell you that each extra person(beyond 1) is $20 extra per night.
The beds were spacious but not my style (I like soft and fluffy, this was a firm mattress). I share that just so people know what type of bed is there.
Sitting furniture seemed more for show than comfort. If you wanted to watch something, it would be short lived (hard furniture with thin cushions).
Most other rentals I've stayed in had easy access kitchen items for every day use. Ie extra plates, silverware, coffee maker, toaster. I appreciated the minimalist style, but needs a little more creature comforts.
I would entertain in the future if some of these were added.

Weird
-Neighborhood is very rundown and unkempt.
-Landscaping is very overgrown.
-Living room should be called a bedroom since there were no couches to relax on. Two twin beds on the floor where couches would be. We spent quite a bit of down time at the condo and we were very uncomfortable.
-No dishes, utensils or cups but there were pots and pans. Very weird
-there was a 2’ round by about 1’ deep hole in the ground where I assume the koy fish were supposed to be. The water was so black so I guess there could have been fish in there
-the tub was dirty. One far corner had pink mildew. I have pictures if needed.
In conclusion, this was not a comfortable place to stay. It was not as described. After reading some comments while at the condo, we saw that someone else had similar feelings and the owner said there would be a change in the furniture coming. I think that was a few years ago.
We usually stay at other BNB’s and after our first VRBO stay, I’ll probably have to stick to them in the future. It actually was so ridiculous that we laughed so much about it. I guess thank you for all the laughs

It's a very quiet and safe community and very close to University of Buffalo North Campus(3 mins driving distance). 6 mins to Buffalo Niagara International Airport, 30 mins drive distance to Niagara Falls. Walking distance to a Park. Sometimes you will see deers walking through back yard.
What makes this property unique
Enjoy 100% cotton bedding and having an afternoon tea in my Japanese backyard. You will see the Cherry blooming in early spring, and water lily and many kind of English Rose blooming through July, August and September. My little high ending kitchen offers cooking-loving-travelers more options to make the food that they want during traveling.
