The kitchen is fully equipped with the basic necessities to eliminate the hassle of meal planning while on vacation. However, take advantage of this prime location and explore the fabulous cuisine nearby.

Enjoy the community amenities such as pool, gym, tennis, pickle ball & bocce courts. Our home is close to Northstar Ski Area, Bockway golf course, casinos, shops, restaurants & the nearby sandy beaches at Lake Tahoe.

The loft area is accessible through a spiral staircase and it has 2 twin beds. Please note that this mezzanine area is not a completely enclosed space due to the loft style of the unit. **THE LOFT IS NOT SUITABLE FOR SMALL CHILDREN**

*3 TVs (Living Room, Master and Guest Bedroom #1) with Apple TV and Amazon Fire Stick where you can access streaming apps. Guests have to log into their own streaming account. Please don’t forget to log out from your account at the end of your stay.

*Stereo, Games, Books, and Toys provided for additional guest entertainment .

**When you checkout please return the thermostat to 65F. During winter, always leave the property heated to at least 65 degrees Fahrenheit to prevent freezing the pipes.

PARKING:
*Maximum of 2 vehicles allowed
*Parking is open, no designated spot
*On street parking is not allowed; all vehicles are to be onsite in designated/allowed parking area.
*Please note, guests MUST move vehicles every 24 hours during a snowstorm to accommodate the city plows.
*In winter time we highly recommend a 4-wheel drive vehicle and to add sufficient travel time when planning your drive to the property.

Other things to note
The floors are squeaky and can be annoying in the downstairs bedrooms

Please note that, this home is located in the Tahoe Basin, Northstar Ski Resort in Truckee is located outside of the basin 10-12 min away.

Guests are NOT ALLOWED to use the Electric BBQ on the Living Room balcony per county's ordinance. Also, Guests shall not bring personal grills and barbecues to the short-term rental.

ATTENTION: Children and infants should never be left unattended next to the stairs and loft area. The railing is fairly wide and they are vertical railings so babies can potentially squeeze through. Also, guests should not leave children unattended on the balcony

NOISE: This is part of an HOA community so please be mindful and courteous of noise levels. Quiet hours are between the hours of 10 pm and 7 am. During
that time frame please keep noise to a minimum.

Trash Instructions:
-Please ensure the bear box is secured when putting trash inside.
-NEVER leave trash outside the bear box.

Please note that in winter weather & storm conditions such services as Internet and cable may be spotty and/or nonfunctional. Those are beyond our control and we do not provide refunds or credits in the event that services are out due to inclement weather conditions, which is the norm. Please book only if you are ok with the potential of not having cable or Internet during your stay during bad weather.

Please inquire before confirming your booking if you're not 100% sure about the space. The description and the pictures were meant to describe it as much as possible, but if you have any questions please don't hesitate to ask them.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times.
-Primary renter must be over the age of 25.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.

-Some spaces are shared - This is part of an HOA community and you will have access to the community amenities such as gym and pool - Availability is not guaranteed
-Potential for noise
-Must climb stairs - Spiral staircase inside the unit to access loft. Be cautious, especially with kids. And one flight of stairs (15-20 steps) to the lower level where bedrooms are located.
-Amenity limitations - Communal pool - only available during summer (usually Memorial Day to Labor Day)
-Pool/hot tub without a gate or lock
-Heights without rails or protection - The loft is open towards the living room (half-walls and no door). BE CAREFUL, especially with kids, on the loft. Kids should not be left unattended on the mezzanine/loft floor.
-May encounter potentially dangerous animal - Wild life may be seen (e.g. bears, coyotes)
-Nearby lake, river, other body of water
-Security camera/recording device - Our properties may have outdoor security cameras aimed on the exterior of the home, doorbell camera and/or an alarm system for the safety of the house and its occupants. Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.
