Amazing space and even better beach and pool

We stayed here for our second time because everything you need is inside and outside the condo. It’s spacious, comfortable, and convenient. Just steps from the beach and very close to bars and restaurants. We can’t wait to return! Jill and her property manager Gordon are great people and easy to communicate with.

Absolute Paradise!

From check-in to check-out the process was seamless. The property manager was super kind, helpful and easy to reach. The house keepers were lovely and did a great job keeping the apartment clean and lots of fresh towels. Being an end unit offered the right amount of privacy and the views from both levels were incredible. We can't wait to come back!

Vacation under the sun

Accommodations were really impressive - kitchen very well stocked with pots, pans, etc. NO TV in bedroom or downstairs, no beach chairs for what there is of a beach, and maid only showed up once and were told she be in twice during the week. Very nice of owners to open downstairs bathroom for my husband who walks with a walker. Would go back again - but price a little expensive considering the things we did not get. Jill stood in for Gordon and was not easy to get a hold of. Basically had the pool to ourselves! Thanks for a great week!

Paradise in the hood

This condo is beautiful with wonderful ocean views from both the upper and lower decks (if you rent both levels), but it is located literally across the street (really more of an alley) from third world living conditions including broken down shanties, aimlessly wandering individuals (presumed inhabitants) and a bevy of stray cats, dogs, chickens and roosters. The condo is located on Simpson bay road which is a one way (but not marked as such in a meaningful way) barely paved alley. We did not rent a car and walking on this alley in the evenings to and from dinner was a very uncomfortable experience (although we were not threatened in any way). If you do rent a car be careful of the road, because if you are going the wrong way on it and are caught, you are apparently subject to a 100$ cash fine payable on site to the policeman (so we were told). The condo was fairly well equipped except in the area of cooking utensils. The unit was cleaned very superficially however. The cooking utensils were crusted with dried food, and the pots and pans were all in a state of advanced wear (most should be discarded). The grill outside and the stove inside were also very dirty and looked like they have never been cleaned. There was also a constant stream of ants roaming through the kitchen 24/7. If you are not a smoker, and are put off by the smell of such, many people smoke out in the pool area which then can be smelled in the condo and on the decks. The pool area is very nice with chaise lounges provided, but there are no umbrellas present to shade you from the fierce tropical sun. The grounds are beautifully maintained, unfortunately the maintenance takes place daily right in front of your deck with raking and hedge clipping commencing 7:30-8:00 AM. The pool maintenance also apparently occurs during the day with the guests right there instead of off hours as one would expect. The beach is nice, clean and very narrow, although it widens away from the condo. The beach is only a mile long, not two miles as others had written. It is fairly quiet and definitely uncrowded. The majority of the beach is located along the runway of the airport, which is quiet busy with flights daily. If you don't rent a car you can easily walk to most restaurants and to the grocery store, but beware you must walk though unsettling areas, and there are little or no sidewalks anywhere in the vicinity of the condo or restaurants. If you do rent a car beware, there is literally no parking anywhere.

Great condo...terrific location.

Have stayed all over the island, both sides, this may be our favorite spot. So convenient to get anywhere, quick drive to Philipsburg or into Grand Case, walking distance to loads of shops and restaurants. Condo itself was just fabulous. Upstairs bedroom a real treat, sat out there every night. Great views in any direction. Pool was wonderful to have just steps from the unit, although we are beach people, so spent most of our days out and about. Beach right in front of unit was not good for swimming, but 3 minute walk opens up to lovely clear (no rocks!) beach/water. Spent two days there using chairs/umbrella/cooler from unit. 15 minute walk to Karakter or Mary Boons....great to not have to deal with parking at either of those places! Condo was clean...manager was quick on the site when we arrived. One issue that others have reported is the VERY poor wifi/internet reception. We actually enjoyed this as it was election week in the States, and we were just as happy to be unplugged!!!! BUT, if you rely on this for business or other needs, you should make alternate plans of some sort. (This is not the only condo on the island where we have had this issue, but it seemed worse than others.) After staying in so many other spots, this is the one we would come to back to in a second.

Beautiful setting/great property.

We benefitted from previous reviews and for the most part everything that was said was spot on. First a few negatives; parking is very tight, pool deck had screws that were raised (I was told they would be taken care of, as well as the grille which hadn't been cleaned in some time) and the gate to the beach wasn't always working, the entry to the ocean in front of the condo is rocky--but 100 yards down is perfect, the journey to get to the condo saw the higher end beach side and the mostly run down opposite side of the street--some chickens and dogs, but never bothered us. Now for the rest of it nothing but positive!! Gorgeous views from both levels. All sorts of boats parked in front and very few jet skis zipping by. The beach is pristine. We were there over Easter and never felt crowded. In fact, the mile long stretch rarely had more than 20 or 30 people in the water at the same time. Water is crystal clear--snorkeling is okay. Pool was also nearly unoccupied--we often had it to ourselves and at 5 feet deep was great from our 8 and 11 year old. Sunsets came directly to the outside patio attached to the condo. Gorgeous! The unit is very well maintained and has everything you need to cook in. Second floor master with the balcony is stunning. The four of us spent many a night sitting out the oversized couch and enjoying the breeze and the night view of the area. We arrived and had the tour given by Gordon--very helpful. We also had 4 cold beers and 4 cold sodas waiting in the fridge for us!! While it is only a short hop from the airport and a 10 minute walk gets you to some good restaurants and a little grocery store, we had a car and were happy to have it. Simpson Bay Beach is great--we also went to the far more busy Orient Beach and found it touristy, but nice. If you want to relax with great views, ocean and beach--you don't have to move an inch it is all there!! Atlantic Bakery (walkable), Beruit restaurant (walkable) and Palms (walkable) were among our favorite spots. I'm sure the issues I mentioned above will be dealt with--so I would recommend this property without reservation.

Fantastic vacation!

We just returned from St. Maarten and Paradise Beach condominium! We couldn't have made a better choice! Paradise Beach was exactly as the pictures show. Spacious, well appointed kitchen, pool and beach steps off the patio. We had our 2 teens with us so we loved the 2 level design with 1 bedroom up and 1 bedroom down. The condo has a great location on Simpson Bay with many restaurants within 5 minutes. Our favorite was Cafe Atlantico every morning for fresh french croissants and crepes! Jill was excellent to book through and Gordon ( site manager) was fantastic! He was very helpful with any questions that we had. We rented a car so we could drive to different beaches each day and experience the whole island. We can't wait to return!!!!!

Outstanding

Paradise Beach was perfect for two couples. We had an outstanding experience. This was our first time actually staying on the island after visiting numerous times as a cruise port stop. The condominium is very well located. Choice of dining options are within walking distance however we did end up renting a car per Manager Gordon's suggestion. Paradise Beach was spacious, clean and absolutely beautiful. Very quiet and serene. Couldn't have asked for a more gorgeous view! Manager Gordon was welcoming and informative as to what to do and see around the entire island. We will definitely return!

Excellent view and location

We just returned from St. Marteen (3rd visit) but first time staying in Simpson Bay. We went with another couple and this was a perfect suite. Full upstairs master suite and balcony for their own space. We had the downstairs also king but no ensuite, however, bathroom is just out your door. The view is spectacular and you get a nice breeze off the ocean. All amenities were included and that was great. Gordon the manager gave us lots of tips when we arrived. Some of it was all about safety but I felt very comfortable in the area. Thanks so much for the memories and we hope to be back.

Great place Awsome location

This was by far our best rental on the island . It was better than description provided.it was great just opening up the sliding glass doors and allowing the breeze flow through while enjoying the passing of sail boats and Cruise-ships while enjoying a glass of wine while relaxing at the pool.the villa offered everything you might need as if you where at home.the only con that my wife an I had was at around 7am you knew the sun was out. Due too the master bedroom need a second set of dark shades over the windows over the king size bed. So during grocery shopping I picked up a few empty soda boxes and made sum cut-outs for those windows and it helped out greatly! But other than that it was perfect!and Gordon was very helpful explaining everything during check-in.rent a car to travel the island.

Felt like home

This is the second time I have rented from VBRO in St Maarten. This was a great until and a great value! Perfect and tons of privacy for 2 couples. I would stay here again in a heartbeat Pros Views- ground and second floor- Incredible! Beds- the most comfortable ever! Last place I rented was way more high end but the beds were uncomfortable. This bed and feather pillows made my trip Ocean- Some say you have to walk down a way to get into the water. Not true. Some parts look like rocks but are actually just plants and you can walk right in Hurricane shutters- We felt secure at night with these things closed. They also made the room fairly dark. I have realized that rentals on VBRO don't believe in block out shades. We stayed in Anguilla before we came here and no block out shades/shutters meant they room was unbelievably bright at 6am. People want to sleep in on vacation, right? Gordon- Great property mgr. Even left us some goodies at arrival (water and beer) Thanks Gordon! Phones- Free cell phone so people at home can call you at no charge, and the VOIP phone in the condo meant we could call home at no charge Cons The only, and I mean only con I had for this property was that the internet is really, really slow. If you need to be connected or have teenagers with you that need to be connected, you might want to chose another rental. We really struggled with this PS. Worst meal was Karataker (beach bar you can walk to) Last time I was in SXM I tried it out and it was the same. Don't go.....cool atmosphere but the food isn't good. Don't know why so many people recommend it Best restaurants - Pizza Galley- Simpson Bay. Best Pizza I have ever had - Izi- Great Italian in Simpson Bay- Try their mix and match pastas and sauces - Crave- Great gourmet food in Simpson bay. Casual but elegant - Best beach bars (Buccaneer in Simpson bay and Rainbow Cafe in Grand Case) - Best Bakery- Cafe Atlantico- You can walk to it. They also serve full breakfast and amazing and cheap sandwiches

Better than All-Inclusive resort Suite

We stayed here from 04/04/15 to 04/11/15. This was my first Vacation Rental booking and one of the best vacation experiences I have had. We met up with Gordon for a quick property orientation with valuable recommendations. After the orientation, we immediately went to Le Grand Marche (Supermarket) in Cole Bay and bought groceries and essentials. There are grocery stores nearby but if you have a car and want to save money, Le Grand Marche in Cole Bay is your best bet. Liquor is very cheap in Le Grand Marche. I love the kitchen, fully stocked and with very sharp knives. Good blender for Piña Coladas or any frozen drinks. I’m a foodie and I love cooking; the kitchen was perfect for me. Place is very clean and neat. Very comfortable bed, my wife and I slept like babies. Waking up and walking out to the terrace and seeing the catamarans, sailboats and yachts docked was a bonus in terms of relaxation. We enjoy the beautiful sunset as well. We felt very safe and the people around the area are friendly. There are plenty of restaurants and shops nearby including a McDonalds. During the week we drove to The Rainbow Café in Grand Case for lunch, to Riu for a day pass in Anse Marcel, Maho Bay, Mullet Bay and Little Bay. Don’t Bother with RIU day pass, skip it and go to a nearby beach club instead. If you don’t mind cooking and love great accommodation then don’t waste money on All-inclusive resorts or over price hotels with mediocre accommodations. In fact, Paradise Beach was a much better place and deal than one of Sandals Resort I went to. And if you are planning to stay in the new Riu All-Inclusive resort in St. Martin, you will most likely spent more than double the amount for a week stay just because food and beverages are included, and the type of room will most likely be a tiny garden view. That’s double the amount plus tax. That’s insane! Just cook your own food, buy your own alcohol, make your drink, and once in a while dine out. The experience will be much better and cost effective. Please note Internet service in the island is slow and at times not reliable, both on the Dutch and French side. Good enough to browse, read and send emails. I highly recommend this place and definitely come back to this place in a heart beat! Thank you Jill for making our vacation perfect! Thank you, Gordon for the valuable recommendations.

Ideal location and clean

This was our second stay in the complex but our first at Paradise Beach. We liked the complex so much we came back a second year in a row. Gordon met us within minutes of arrival and was very informative. We reported 2 minor problems upon departure and we saw it immediately addressed and were impressed with the response and action taken. We took the beach chairs and umbrellas with us and used them often. Wifi was hit and miss when upstairs but the main level was fine. We liked the frequency of when the condo was cleaned. We had a compact car and the parking was tight with the big truck in the next parking spot. As long as the passenger got out first, we would back in without any problem. It is easy to get to know your 'neighbors' and walking to Karakter is an enjoyable stroll. I'd recommend this condo - going through the reservation process was easy.

Lovely Condo

We stayed here for one week from 12/9/14 to 12/16/14. The villa is exactly as pictured in the new pictures. Everything worked as it should and the house was well stocked. The beds were comfortable and the living room furniture was functional. The two TV's worked well and the internet service was adequate enough to get emails easily - surfing the web was slow though. It was very convenient to the new causeway which made getting to the French side a breeze. Access to the beach was easy and secure. There were several well stocked grocery stores close by - all great pluses. We had only two issues with the unit. First was parking. The designated spot for this unit is the end spot in front of the building. There is a concrete wall on one side and the spot next to it was occupied by a full time resident with a very large Ram pickup truck with a motorcycle parked in front of it. It stuck out very far making swinging into the spot from the one way street extremely difficult. It always took multiple back and forth swings with one person directing from the street especially if a local resident parked across the street from the parking spot. Our car was on the larger side for island rentals so it might not be as bad with a compact car but it really wasn't fun getting in and out of the spot. We often dreaded going out for that reason. The other issue was the lack of shade. Some might love this but we were hoping that the covered patio and balcony would have offered shade for more of the day. There was no shade after 10:30AM until sunset on either the ground floor patio or upstairs balcony. There are no umbrellas on the pool deck so if you cannot tolerate continuous sun you are out of luck. There are beach chairs and sand umbrellas available but there was no real beach in front of the unit the week we were there. That changes throughout the year but was not good when we were there. Despite our two issues we still had a lovely week at the condo. We might not stay there again but would recommend it to others as long as the parking and sun/shade were mentioned ahead of time and everyone was okay with it. The views of the boats on the bay overlooking Saba were tremendous and the sunsets awesome.

Great winter vacation

We stayed here the first 2 weeks in February. The weather in St Maarten was fabulous while the weather in New Jersey was the snowiest 2 weeks of the winter. Great timing. The Condo was perfect, clean and spacious. The view from the second floor bedroom was terrific. Watching the yachts go in and out of the Marina from the bedroom balcony was one of the many highlights of the trip. Walking out the lower level directly onto the pool deck was also a plus. The beach was rocky in front of the Condo (as are many St Maarten Beaches), but you could walk further to the right and find swimmable beaches. The grill worked great, but the prices at the markets were quite high. It was almost the same price to eat out. We found very good restaurants in the Simpson Bay area, the best of which was The Palms, a very small family run semi open air restaurant that when you first look at it, you probably would not go into. However the food was the best on the Island. We went there 3 times during our stay. In summary, we would highly recommend this Condo for cleanliness, location, and an overall great experience.

Daughter's College Graduation Gift/Family Vacation

My family & I recently returned from SXM & Paradise Beach Villa. This villa is so beautiful & offer every amenity of being at home. The villa is in walking distance to restaurants & bars we rented a car to see the island. Everyone that I came in contact with at SXM Vacation Rentals was so nice Jill, Gordon, Aubrey & even the owner. If your thinking about renting this condo you won't be disappointed. We are already planning our next vacation to SXM The Mills

Changed our Latitude, Changed our Attitudes

To sum it up- we don't want to go back to Mainland USA. This unit is "paradise." The mornings are pristine, waking up with coffee on the patio while breathing in fresh air and listening to the waves crash over the azure blue ocean just yards away. The pool is warm and inviting all day long. This condo is close to everything- Maho Bay (make sure to try "jet"- or "fence-surfing" while you're at Sunset Bay drinking guavaberry coladas); take the ferry from Marigot to Anguilla and bask in the warmth and beauty of Shoal Bay; enjoy the spicy chimichurri on grilled red snapper at SkipJacks. No matter what you do, you will love this condo, Simpson Bay, and this amazing little gem of an Island in the Caribbean. Now if only we could find jobs here..... See you on our next visit, hopefully SOON!

Great Location on a Great Island!

We traveled from April 28 - May 5 as a couple in their 20's & 30's. We have traveled extensively throughout the Caribbean, and St. Maarten is by far one of our favourite islands. This unit was in a superb location, and had all the amenities inside that you could ever ask for. Maid service was twice during the week which was a great bonus, which made it rival any hotel you could find. Everything is within walking distance of the unit including grocery, restaurants, movie theatres, rental car locations, convenience stores, banks ... pretty much anything you would need you could walk to. The pool and beach were great. You have to walk about 150 feet to the right of the complex to get good water for swimming, but that was no problem. Once you get there, its some of the best azure water you can find. The beach was very quiet, only people staying on the beach come to the beach. Never a person trying to sell you anything. Lots of boats in the bay make for a great view and ambiance. Grocery stores are more expensive than back home, but that was expected. The low prices of alcohol balanced the costs of groceries. Just don't expect many cheap options. We ate out half the time and ate in the other half. The unit has all the needs for cooking your own meals, including a BBQ, which we thoroughly enjoyed using. The Wifi was a great bonus. It reached out to the end of the deck on the ipad, but did not work upstairs for the most part. Cable TV was great, and was even able to watch the hockey playoffs when we were there. Free phone to call home was a nice touch. Used it once to try and out and it worked great. Cell phone was given to use on the island to call Gordon the property manager or call for reservations etc. Note that you are only given a few minutes on the phone, so you will have to buy more minutes if you plan on using the phone extensively. Overall a great stay. Can't complain about anything really. Would recommend this unit to anyone interested in St. Maarten. We thought it was the best location and best unit on the entire islands for location and amenities. Also this specific unit of the complex was by far in the best location compared to the other units in the complex. Being able to walk out to the pool was great, but being on the end made it so that people were not looking into you unit, which is the case with some of the other ground floor units. Rental car not needed unless you want to explore. $1.50 bus to Phillipsburg was easy as well. Thanks!

Excellent vacation spot!

We had a pleasure renting the Paradise Beach condo during the Spring Break/Easter week. It was very nice, upscale, well equipped and well managed property. Not only that. What we enjoyed the most was the privacy and fantastic views from the patio and the bedroom suite. Simpson Beach was quite secluded and private. We enjoyed watching the ships and the sunset from our balcony. This was a true tropical paradise on a beach. We would definitely return to Paradise Beach without any reservations. We would highly recommend it to our friends and family. Thank you for the hospitality, courtesy and consideration. It was easy to work with the booking and management staff. Good job, guys!

Spring Break Get Away - 2013

We were so very pleased with our selection of this condo. The description and all of the other reviews are right on target. The condo's location is great, the cleaniness and access to the pool and beach were fantastic. As a family of 3, with a teenage daughter, she enjoyed having her own bedroom and bath (privacy). We enjoyed the wonderful master bedroom and terrace overlooking the pool and ocean. Location is close to grocery, restaurants and activities. We did have a rental car, and used it almost every day as we did a number of excursions and some of those were on the French side of the island. One item I did want to point out that I don't believe has been mentioned in other reviews. If technology is important to you...there is WiFi available (our daughter appreciated this so she could stay connected with her US friends), and the television has a very good selection of channels as compared to others we talked to on the island. We didn't watch a lot of TV, but it was nice to have when we wanted to stay connected to the USA. We did have one minor concern while staying at this condo, but we believe Gordon is in the process of fixing a bit of an odor from the master bath. It was one of those odors you get use to after awhile, but it did bother us whenever we re-entered the master bedroom. Overall, we would certainly recommend this condo to our friends and family, and we are also considering coming back in the future! Thank you!

Blown away in St, Maarten

Wow, what a spot. 4 of us, 2 couples arrived (thanks for allowing us to arrive a couple of hours early) and were blown away by the condo unit and the location. The pictures and the description of the property are 100% accurate, we were not disappointed. Shrotly after arrival we met Gordon who gave us the low down on the place, very friendly with suggestions of what to do in the area - one suggestion was a walk down the beach to Karacters for dinner - excellent suggestion - thanks Gordon. My wife and I took the upstairs bedroom, beautiful, comnfortable bed, and even better, a deck with an outdoor lounger made the deck oh so inviting. Our friends took the downsairs bedroom and it was great also, although without the view. The condo was spotless when we arrived. We opened up the massive doors to the deck and looked out to the pool, 10 feet away, and 5 feet beyond the pool the beach. Awesome. The condo had everything we needed, internet, VOIP phone for free calling back home, and a cell phone for local calls. Everything you need is within walking distance, restauarnts, activities (we did the Rhino Safari - excellent) grocery (although one of the other occupants in the condo gave us a ride one day - thank you) and the bus which we rode into Philipsburg for $ 2. There was a securtity guard on premisses at night, however not required, we felt safe at all times. There are 4 or 6 condos in the building so we were a little nervous about sharing the pool, however it was never crowded, there was always a longe chair to sit on. Looking out onto the bay, the yachts accumulate during the day to move into the lagoon when the draw bridge opens, great to watch how the other half lives. The harbour and the yachts in the background also makes some great sunset pictures. There is a journal of days at the condo from other occupants, good reading with good suggestions. Lucky is a dog who often roams down the beach. We fed him a couple of times (sorry, now he will be back). Lucky was very well behaved, never once trying to get into the condo, he was simply looking for a hand out, and a little attention. The beach out front has beautiful sand, although right in front of the condo there are a few rocks in the water. We walked down the beach a hundred yards either direction and it was beautiful sand for swimming. Not sure we could have found a better place to stay in terms of proximety of things to do, location and condition of the property. We will return!

Look no further! St. Maarten at it's best!

Every expectation met! This luxury property just as described and depicted; walk out your patio door directly to a semi-private pool or to the beach. Imagine: grilling your own steak in bare feet while you watch the Caribbean sunset. The glass doors slide completely open to merge indoors & outdoors during the day, and reliable controlled air-con while you sleep on good beds. We felt safe & secure. The "extras" really add to the package -- like a local cell phone for guest use, free internet, and a phone to make free US/Canada calls. A dedicated parking spot -- or if you don't have a rental you can walk a short distance to services/restaurants. Professional, friendly and responsive, guest are sure to be impressed with the local property manager, Gordon. In a heartbeat, we would rent this piece of paradise again.
